Tucked in amongst the trees on the edge of woodland at the back of our semi-rural property, the cabin has a private deck area with views across the neighbour's field where sheep and horses graze. You may also see deer and rabbits and be serenaded by tawny owls in the evening. Good WiFi. Comfy and cosy hut in stunning private location

The shepherd's hut is located in a private and peaceful spot on our smallholding, on the outskirts of the South Downs National Park. The hut has great amenities and is heated. It has great access to footpaths and local shops and pubs. We are fortunate enough to have some wonderful wildlife here, including deer, birds of prey and woodpeckers. As well as our rare breed sheep and pigs. Issy is a land agent and Geoff is a tree surgeon, so we have a keen interest in nature and the environment.

Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

This newly renovated stylish Annexe is attached to our home in the hamlet of Ansty, a stones throw to the picturesque village of Cuckfield with its four pubs, independent boutiques and award winning Ockenden Manor and Spa. The location provides a perfect base to enjoy the many NT properties such as Nymans and Sheffield Park as well as Wakehurst Place and the Prairie Gardens. There are also many vineyards in the surrounding area particulary Ridgeview and Bolney Estate.

Snuggle up with a blanket around the fire pit, or relax inside by the wood-burner with a good book. WiFi is also available. The area is fully fenced around the Bothy for your dog’s safety should you wish to bring your four legged friend.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
