Built in 1930, this home has been updated while preserving some of the historic charm such as original hardwood floors throughout and subway tile in the bathroom. Comfortably sleeps up to 6 people. Free high speed, wireless internet is available throughout the entire house and there are TVs on the 1st first floor and master bedroom with local channels. A full size front loading washer and dryer is located in the basement and free for you to use. During the warm months, enjoy a seat on the patio and use the charcoal barbecue grill. All bed linens, towels, and kitchen cookware and utensils are provided. This is not a neighborhood where you can walk to things, therefore, a car is recommended. This property borders a fairly busy street, and you will hear street noise.
PUBLIC TRANSIT: Fort Totten Metro Station is 1 mile away where you can catch the Red, Green, and Yellow lines. There is parking, but it tends to fill up quickly. There is a bus stop near the rental that will take you to Fort Totten Metro. I advise my guests to use DC's main train hub, Union Station (Amtrak, Metro, MARC) which is 5 miles away. It has a large parking lot, shops, and restaurants. Other alternatives nearby are Takoma Metro Station which is 2 miles away, has a small parking lot, and is on the Red line; and Georgia Ave Petworth Station which is 2 miles away, has no parking, and is on the Green and Yellow Line.
NEARBY SIGHTSEEING/ATTRACTIONS- Smithsonian National Zoo is 3.5 miles (5.6 km) away. The closest entrance to Rock Creek Park which has trails, golf, tennis, canoeing and more is only 1.5 miles (2.4 km) away. Howard University is 3 miles (4.8 km) away. Catholic University is 2 miles (3.2 km) away. The Basilica of the National Shrine is 2.5 (4 km) miles away.

COOLING/HEATING: During the warm months, there are several in-window air conditioning units that keep the entire house cool. There is also a portable fan. When the weather is cold, the house is heated by radiators throughout the house and controlled on a central thermostat located on the first floor. Be forewarned, for your comfort you will likely need to set the thermostat higher than 70F, especially when upstairs at night.
GROCERY STORE: There are 2 Walmarts that are each 1 mile (1.6 km) away and a Safeway that is about 1.5 miles (2.4 km) away

I started renting this property in 2013 and it has been a pleasure to meet so many people from around the world. I love decorating and am constantly making updates to the house as I learn more about the needs of variety of guests. About a week prior to your arrival, I will send you a document that I've created detailing more information about the rental, where to buy groceries, getting around DC, and more.
SHORT TERM RENTAL AGREEMENT
This short term rental agreement (the “Agreement”) is made by and between the Property Manager as identified on the booking profile (“Property Manager”) and the Tenant named in this Airbnb reservation for the Rented Property. All additional tenants staying at the Rented Property during this reservation must also adhere to the terms of this Agreement. The reservation is for the duration specified on Airbnb after which time the Agreement is terminated.
1.) CHECK IN/CHECK OUT TIME
a.) Check in time is at 4:00 PM or later on the arrival date of the reservation.
b.) Check out time is 12:00 PM or earlier on the end date of the reservation.
c.) Any exceptions to arrival or check out time are subject to availability and must be approved in writing by the Property Manager.
a.) The Tenant agrees that no more than 6 persons shall be permitted on the property at any time during this Agreement, all of whom shall comply with the terms and conditions imposed upon the Tenant under this Agreement.
b.) Any exception to the maximum persons permitted shall be requested in writing by the Tenant prior to arrival and subsequently approved in writing by the Property Manager.
3.) PAYMENT TERMS
a.) The Tenant has pre-paid in full via Airbnb prior to their arrival per the terms set forth on Airbnb.
Please note Airbnb’s policy regarding security deposits. Per Airbnb, “When a reservation is accepted, the security deposit details and guest's payment information is stored. No charges or authorizations will be made to the guest's payment method unless the host needs to make a claim. A host has 48 hours after the check out date to make a claim on the security deposit.”
b.) Any amendments to the dates of the reservation are subject to availability and require written consent from the Property Manager via Airbnb. If additional time is added while at the Rental Property, additional fees must be paid in full prior to departure. If dates are amended prior to arrival, all fees must be paid prior to arrival.
c.) Payment may only be made directly through Airbnb.
d.) Cancellations are subject to the terms as described on Airbnb. Any taxes and fees assessed by Airbnb are nonrefundable.
4. SECURITY DEPOSIT
a.) The Tenant agrees to the security deposit policy as stated by Airbnb. (See also Section 2)
b.) The Tenant agrees that this security deposit policy is intended to secure the faithful performance by the Tenant of all terms, covenants, and conditions of this Agreement including but not limited to the cost of damage beyond normal wear and tear and any other amount due and legally allowable under the terms of this Agreement and in accordance with state and local laws and regulations.
c.) The Rented Property must be left in good, clean condition with all Tenant’s personal property removed. The Rented Property shall be left with all appliances and equipment in working order.
d.) The Property Manager’s recovery of damages shall not be limited to the amount of the Security Deposit.
e.) Claims for all or part of the security deposit are handled via Airbnb.
5. FEE FOR UNRETURNED KEYS
a.) The Tenant agrees to pay $100 per set of unreturned keys at the end of the Agreement period.
6. CONDITION OF PROPERTY
a.) The Rented Property is provided in “as is” condition. The Property Manager shall use its best efforts to ensure the operation of all amenities in the Rented Property, such as but not limited to internet access, satellite or cable TV, heat, air conditioning, and appliances. The Property Manager shall not be held responsible for such items failure to work, but will make every effort to correct any issues once reported.
b.) The Tenant acknowledges that amenities such as barbecue grills may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children. Use of such amenities is at the Tenants own risk.
c.) The Tenant agrees to return the Rented Property to the Property Manager in the same condition it was at the beginning of the Agreement.
a.) No pets of any kind are allowed on the Rented Property at any time. This includes on the outside perimeter of the property.
8. SMOKE-FREE RESIDENCE
a.) The Rented Property is a smoke free. This includes both inside and the outside perimeter. Smoking of any tobacco products, marijuana, or any other substance is strictly prohibited. The Tenant agrees not to smoke anywhere on the Leased Premises. A fee of $200 will be assessed for non-compliance and the Tenant may be subject to additional cleaning fees over and above the $200.
9. CRIME FREE/DRUG FREE PROPERTY
a.) The Tenant or any person on the Rented Property shall not engage in illegal activity, including drug related illegal activity, on the Rented Property. “Drug-related illegal activity” means the illegal manufacture, sale, distribution, purchase, use or possession with intent to manufacture, sell, distribute, or use of a controlled substance or possession of drug paraphernalia.
b.) The Tenant or anyone on the Rented Property shall not engage in acts of violence or threats of violence, including but not limited to the unlawful discharge of firearms, prostitution, criminal street gang activity. intimidation, or any other breach of the Agreement that otherwise jeopardizes the health, safety, or welfare of the Tenants or Property Manager.
c.) Any violation is grounds for the Tenants removal from the property with no refund and arrest. A fee of a minimum of $500 will be assessed
10. HOUSE RULES
Not adhering to any of the house rules is just cause for withholding the security deposit.
a.) The Tenant(s) may not interfere with the peaceful enjoyment of the neighbors.
b.) No parties of any kind are allowed on the premises during the rental period.
c.) Quiet hours are from 10:00 PM to 8:00 AM daily. During that time Tenant(s) agree to refrain from excessive noise that would disturb neighbors.
d.) The Tenant(s) shall be abide by all Federal, State, and Local laws.
e.) Under no circumstance may a stove, oven or range be used as a source for heat.
f.) Charcoal and gas barbecue grills may not be used inside the Leased Premises.
g.) Absolutely no hazardous materials are permitted to be in or around the Leased Premises at any time.
h.) All windows and doors must remained closed during inclement weather.
i.) The Tenant(s) shall notify the Property Manager of any pest control problems.
j.) The Tenant(s) may not store or park a recreational vehicle, commercial vehicle, or watercraft on Leased Premises.
k.) The Tenant(s) may not use windows, decks, or balconies for the purpose of drying laundry.
l.) Pledging or hazing activities of any kind is strictly forbidden.
m.) Smoking of any kind is not permitted. Use, manufacture, and distribution of recreational drugs of any kind is not permitted.
11. ASSIGNMENT AND SUBLETTING
a.) The Tenant shall not assign or sublease the Rented Property or permit use of any portion of the Rented Property by other persons who are not family members or goes of the Tenant and included within the number of and as permitted occupants under this Agreement. See also Section 2.
a.) Should the Tenant lock themselves out of the Rented Property and be unable to gain access through their own resources; they may call a professional locksmith or the Property Manager to let them in. The Tenant shall be responsible for damages, if any. The Tenant shall be responsible for the cost of the locksmith.
b.) Under no circumstances shall the Tenant change the locks to any of the doors at the Rented Property.
13. SECURITY NOT PROMISED, RISK OF LOSS AND INDEMNIFICATION
a.) The Tenant has inspected and acknowledges that all door and window locks, fire extinguishers, security alarm systems, smoke detectors and/or carbon monoxide detectors are in sound working order. Tenant further understands and acknowledges that although the Property Manager makes every effort to make the Leased Premises safe and secure, this in no way creates a promise of security.
b.) The Tenant agrees that all personal property, personal affects, and other items brought into the Rented Property shall be at the sole risk of the Tenant with regard to any theft, damage, destruction, or other loss. The Property Manager shall be responsible or liable for any reason whatsoever.
c.) The Property Manager shall not be responsible or liable for any loss, theft or damage to the Tenants motor vehicle(s) or its contents for any reason whatsoever. The Tenant agrees to lock their vehicle(s) at all times while parked at the rental property.
d.) The Tenant hereby covenants and agrees to indemnify and hold harmless the Property Manager, Property Owner, and their employees and contractors from and against any costs, damages, liabilities, claims, legal fees, and other actions for any damages costs, attorneys fees incurred by the Tenant, permitted guests, visitors or agents, representatives or successors of the Tenant due to any claims relating to destruction of property or injury to persons or loss of life sustained by the Tenant or family and visitors of the Tenant in or about the Rented Property and the Tenant expressly agrees to save and hold the Property Manager harmless in all such cases.
14. ENTRY AND INSPECTION
a.) The Property Manager reserves the right to enter the Rented Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Rented Property or to allow contractors in for repairs, service, or maintenance.
b.) If the Property Manager has a reasonable belief that there is imminent danger to any person on the property, the Property Manager, Property Owner, or employee thereof may enter the Rented Property without advanced notice.
a.) If any information provided by the Tenant in the reservation or within this Agreement are found to be knowingly incorrect, untruthful and/or misleading, this is a breach of the Agreement.
16. BINDING OF HEIRS AND ASSIGNS
a.) All provisions, terms, and conditions of this Agreement shall be binding to all Tenant(s), Property Manager, their Heirs, Assignees, and Legal Successors.
17. ENTIRE AGREEMENT
a.) Property Manager and Tenant agree that this Agreement and, if applicable, any attached addenda, Rules and Regulations, and/or Special Terms and Conditions accurately represent all terms and agreements between the Property Manager and Tenant regarding the Rented Property.
By completing this reservation, the Tenant certifies that they have read, understood, and agree to comply with all of the terms, conditions, rules, and regulations of this Agreement and, if applicable, any addenda, Rules and Regulations, and/or Special Terms and Conditions.
