The home is a modern net-zero energy home built on our 6.5 acre property. It has 3 bedrooms, 2.5 baths, and an open floor plan with lots of windows. It is the perfect location for a great vacation. Cherries, plumbs, peaches, apples, apricots and pears are all available to pick in season. Great views of the Mountains and of the train on the way to Silverton. Hot springs, restaurants, grocery, liquor store, etc. are all close.
When our family travels we generally stay in vacation homes and we do our best to make ours everything we would want in a vacation home. We hope you love it and have a great stay. We live on the property and will stop by and say hi when you check in. We are always happy to discuss ideas for things to do, places to eat, etc. in the area.
Originally rural farmland, this area is developing with more homes and neighborhoods but still retains a rural feel with open fields, national forest, wildlife and orchards. The house sits in a fruit orchard near the original farmhouse. The house has beautiful red cliff and orchard views and plenty of space for the adults to relax and the kids to run around. It has a large covered porch looking into the orchard and the Durango and Silverton Narrow Gage train can be seen on it's daily run in the distance.
It is a newly furnished smoke free/pet free house. The master bedroom has a luxurious king size bed and master bath. Down the hall and past the second bathroom are two rooms; a queen bed in one, and the “kids” room that can sleep up to five comfortably. The kitchen boasts granite counter tops and is fully equipped with everything you might need. We have a large gas grill on the covered porch for the outdoor cook. Down stairs the open floor plan has abundant south facing windows and includes the kitchen, dining, and living room areas. A TV room sits just off the living area. We offer Wi-Fi Internet and a large library of classic movies.
We are in the perfect location for outdoor fun and just short drive to Durango for “city’ activities. Minutes from the Cider House are hot springs, hiking and biking trails in the San Juan National forest and skiing at Durango Mountain Ski Resort. Just up the road you will find a grocery store, pizza place, and liquor store.
Natural beauty abounds. High mountain peaks and ghost towns to the north, Anasazi ruins and the desert sand stone canyons to the west. This is a perfect base location to enjoy everything the South West has to offer.
In the Fall (October) you are welcome to join us as we pick the apple orchard and make fresh apple cider on weekends. July brings fresh cherries and August plumbs and apricots you can eat right off the trees surrounding the house.
Our boys are 12,12, and 14 and love making new friends and playing outdoor games.
Guests are welcome pick fruit in season. We do have a couple mountain bikes you can use.

We love meeting new people and enjoy hanging out with guests. We have lived here 20 years so if you have questions about what to see and do, where to eat, etc. we are just a few house away and always happy to help you plan according to what your interests are. Terms of the Agreement:
1.The Landlord shall have the right to inspect the premises without prior notice to enforce the terms of this agreement. The Tenants shall vacate the premises at the expiration time and date of this agreement.
2.People other than those in the Tenant’s party set forth above may not stay overnight in the property.
3.The Tenants shall maintain the premises in a clean condition and use the premises only in a careful and lawful manner. The Tenants shall use appliances only for their intended uses. The non-refundable cleaning fee covers the cost of cleaning the home after normal use. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.
4.Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The Tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings. The security deposit shall be refunded within 14 days of the Checkout Date provided no deductions are made due to damage to the property or furnishings; dirt or other mess requiring excessive cleaning; or any other cost incurred by Landlord as a result of Tenant’s stay.
5.The Tenants shall dispose of all waste material generated during the rental period in the outside trashcan. Tuesday the garbage is picked up early morning and the can needs to be placed at the end of the driveway on County Road 203. Tenant is cautioned not to leave the trashcan on County Road 203 overnight because it attracts bears and other animals.
6.No animals or pets of any kind shall be brought onto the premises.
7.The Tenants shall not sublet the property.
8.The Tenants shall have no more than 9 (nine) persons reside or sleep on the premises.
9.The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM and outdoor noise should be kept to a minimum.
10.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Landlord is not responsible for the loss of personal belongings or valuables of the Tenants. By accepting this reservation, it is agreed that all Tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
11.There shall be no smoking inside the premises. Smoking is permitted outside the home, but not on the covered porch. If Tenants have been smoking in the hose the deposit will be forfeited.
12.Parking is limited to two vehicles. Vehicles are to be parked in the parking area to the west of the house. Additional parking needs can be arranged with the Landlord.
13.There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. There is a washer and dryer in the house tenants may use if needed. We do not permit towels or linens to be taken from the units to use elsewhere. Towels can be rented at Trimble Hot Springs for use there.
14.Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used. Toilet paper, paper towels, dish detergent, and laundry soap is also provided. Shampoos, bath soap and other consumables are to be purchased by the Tennant. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives, the Tenant is free to use them.
15.The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss, which the Landlord may maintain on the property, does not cover the personal property of Tenants and that Tenants should purchase their own insurance for Tenants and guests if such coverage is desired.
16.Rental amount is fully refundable up to 30 days prior to the beginning of the rental period minus a $150 cancelation fee. In the event the Tenant cancels within 30 days prior to the rental period the Landlord shall have the right to retain the full rental amount at the Landlord' discretion. If the Landlord is able to refill the reservation, a refund will be given for those dates the reservation is refilled.
17.Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord in enforcing this agreement.
18.Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence.
19.We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages. There shall be no refunds of rents due to shortened stays, ruined expectations because of weather conditions or ruined expectations due to work and family emergencies or other personal commitments.
20.Only legally owned and permitted firearms shall be allowed on the premises in accordance with State and Federal laws.
21.Tenant agrees that fireworks and other hazardous materials shall not be used in or around the property.
22.Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, shall cause termination of this agreement with no refund of rents or deposits.
23.Tenant is advised that the property contains a gas stove and cook top, gas heating, gas grill, and gas dryer and will seek help from management if the proper operation of such items is not fully understood.
24.The property has fire extinguishers installed near the kitchen area and in the utility room off the kitchen. The fire extinguishers were fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies.
25.The property has fire alarms and carbon monoxide detectors installed and they are believed to function properly at the time of rental. Tennant will notify management without delay if a fire alarm “chirps” or has a low battery condition.
26.Tenants shall see to their own security while in the property by locking doors and windows when it’s prudent to do so.
27.Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 3 months they shall become the property of the Landlord. The Landlord shall not be help liable for condition of said items.
28.Cable TV is provided and the service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.
29.Wireless internet is provided as a convince only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

I grew up in the Durango area and love it here. I have 3 boys ages 14 and 12 (twins). We spend a lot of time in the outdoors rafting, biking, hiking, camping, skiing, etc. We know the area and are happy to provide information on all the outdoor attractions here. The house is stocked with maps and guidebooks.
