Our 1830s rustic and comfortable farmhouse, Blue Flyer Farm is available for rent through the seasons. The summer months are filled with blueberries and rhubarb, with swims in the pond and hikes around the meadows. Fall is full of foliage, hot chocolate, starry nights and toasty fires. Winter is abundant with skiing, snow, sledding and skating, in close proximity to some of the best ski mountains in Southern Vermont. X-Country trails are just around the corner and the warm fireplace is perfect for recovering from your day's adventures.

Conveniently located near major destination spots: historic Chester, Weston, Grafton, Londonderry, and Manchester; skiing nearby at Magic, Bromley, Stratton, and Okemo; two-minute drive to Okemo's Tater Hill Golf Club.

Reservation acceptance includes the following terms and conditions, which is in addition to the AirBnB rules:
RENT: Based on agreed amount per reservation agreement.
UTILITIES: Owner will provide water, heat, electricity, trash removal, internet TV, and telephone usage, and WiFi. Owner is not responsible for loss of these services in the event of interruption of service due to weather, utility company activities, or other factors beyond Owner's control.
RESTRICTIONS: No pets, unless prior written arrangement made with Owner. No Smoking. No use of illegal drugs. If evidence of smoking inside the house is discovered, Tenant shall forfeit entire security deposit. Use of any conveyance powered by a motor of any kind (e.g. motor boat, Jet Ski, snowmobile etc.) on the premises' ponds is prohibited.
ACCOMMODATIONS: The house is fully furnished. Sleeping arrangements include two queen beds, one full bed, and three twin beds. Owner supplies linens for bed and bath, dishes, silverware, and cookware. Also provided for Tenant's use are cookstove, microwave oven, toaster, coffee maker, TV, washer, dryer, and stereo and refrigerator.
MAXIMUM NUMBER OF OCCUPANTS: The house is to be occupied by no more than TEN (10) persons at a maximum.
CONDITION OF HOUSE AND PROPERTY: Tenant shall not make any alterations to the house nor in any way change the appearance of the interior, exterior, or property without the Owner's prior written approval. Tenant shall not allow the house to suffer any waste or damage and shall deliver up the house in as good a condition as when initially rented, reasonable wear and tear excepted.
Prior to vacating, Tenant shall assure that all household items and furniture (indoors and out) are put back in their original places, that dishes are washed, and that all trash is placed in trash cans outside.
Heating will be turned to away, and electric heater and propane heaters will be unplugged or turned to low. Failure to observe these conditions may result in additional cleaning fees charged against security deposit.
VIOLATION OF TERMS: Tenant assures Owner that any member of Tenant's party, including guests of Tenant, who violates any terms of this lease shall be immediately denied occupancy and that Tenant shall remedy any damages or other expenses which are caused by the Tenant and/or the Tenant's guest(s).
SECURITY: The security deposit will be returned by AirBnB to Tenant after the termination date of the lease or when the property is vacated, whichever is later, less any amount deducted for damage or failure to vacate. The property will be inspected just prior to Tenant's arrival and again immediately after the property is vacated. Anything found damaged or missing will be charged against the security deposit.
ATTORNEYS FEES/INDEMNIFICATION: In the event of a breach of this Lease by Tenant, Tenant agrees to pay Owner, in addition to any rent and/or damage due, all reasonable attorneys fees and expenses. Tenant agrees to indemnify and hold Owner harmless from and against any claim, damage or expense arising out of any injury, death, or loss/damage to personal property of the Tenant or any of their guests occurring any time during the term of this Lease. Without limiting such obligation to indemnify, Tenant understands and acknowledges that there are inherent risks involved in water sports and outdoor activities (e.g. swimming, boating, skating, sledding, etc.), including injury and death, and agrees to hold Owner harmless from all liability resulting from such activity.
SUBLETTING: Tenant may not let, sublet or assign this lease for all or any part of the premises without prior written consent of the Owner.
ACCESS: Tenant shall make premises available to Owner or its agents for inspection or repairs with 24 hours notice. In the event of an emergency, Owner or its agents may enter the premises without securing Tenant's permission.
CANCELLATION: If Tenant for any reason decides not to occupy the cottage for the lease term, then Tenant may request Owner to use reasonable efforts to rent the premises to a party satisfactory to Owner. If Owner is successful in re-renting the premises on behalf of the Tenant, then Owner shall return to Tenant the advanced rental deposit less a fee equal to 10% of the total rent due hereunder. If Owner is unable to find a suitable replacement tenant, then no payments shall be returned.
RESPONSIBILITY: Tenant assumes full responsibility for fulfilling the terms of the lease for the period stated and assures the Owner full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the Tenant.
COMPLETE AGREEMENT: This agreement contains the sole and entire understanding of the parties and supersedes all prior understandings, agreements and communications whether written or oral. No amendment, change or addition to this lease shall be binding unless reduced to writing and signed by the parties hereto.
