A modern house built in classic style and finished to a high standard - huge sitting room for up to 14 and a separate snug/TV room with sofa bed, large live in/eat in kitchen.
Ground Floor double bed shower ensuite with level access wet room.
1st floor two super king doubles with showers ensuite and one double with shower ensuite.
Bed 5/6 is a 'rumpus' room that is split in two sections with a curtained archway - there are 2 single beds in the 1st section and walk through the curtained arch to 4 single beds in the 2nd section - served by one family bathroom with large bath with hand shower.
CCTV covers the house outside plus there is 24 hour security.
Security and key details will be sent week before arrival.

WHEELCHAIR ACCESS - via low short ramp to side of house and through rear glass kitchen doors to level ground floor. Hard floors throughout with double bedroom & level access wet room on ground floor, no grab rails.
Part gravel and tarmac drive.
Garage/shed not included.
Swimming pool has electric safety cover and is opened with a key lock and costs £250 per week extra to heat from June to September and is winterised September to June.

Parking for 6 cars on the property but none on the road.
Bedroom 1 & 2 are super king beds.
West Wittering for butcher, convenience store, pub, cafes, beach shop.
Larger supermarkets 5 minute drive or 15 minute cycle at East Wittering. Cafe at West Wittering beach serving food, treats and refreshments.
o Lead booker must be 25+ and all guests to be named on booking
o No more than 14 guests without prior permission of host
o No tents or alternative accommodation to be erected on the premises
o The host reserves the right to decline a booking without explanation
o No hens/stags/events/parties - legal action will be taken if this rule is broken
o This is a family holiday home which should be treated with respect
o Respect the neighbours in this quiet location
o All damages inside and out to be paid for in full
o No smoking indoors
o Put all your rubbish into wheelie bins and on vacating put red and black bins outside gate
o 1 dog permitted with permission of host and on ground floor only - stair gate fitted for this purpose, clear up dog poop
o No stair gate at first floor, not suitable for anyone unable to use stairs unsupervised
o No naked flames indoors, the log burner must be shut when lit
o Be aware of thatched properties locally so no fireworks, lanterns etc
o The host or their representatives have a right to access the property in an emergency without notice
o The hot tub and pool are used at the guests own risk, the host or their representatives accept no responsibility for injury, death or loss however caused - do not use under the influence of alcohol or drugs or while pregnant - guests should satisfy themselves regarding guidance for use by children or minors
o Clear up your dog's poop
o There is no guarantee of the hot tub and pool being available for use
o Pool £250 per week to heat June-Sept
o Outside natural surfaces and steps are slippery when wet
o Test the carbon monoxide monitor when you arrive - on shelf above phone in kitchen
o Read the instructions on the fire extinguisher and fire blanket by cooker in kitchen
o First Aid kit in kitchen.
o The host accepts no responsibility for guests possessions or vehicles
o Complaints won't be accepted after departure
