This little gem was built in 1890 and is a survivor of the 1900 hurricane. It was a shabby mess when purchased and now transformed into a cozy, beachy cottage, ready for your family to hang out in and enjoy a slice of island life.
Beachy Keen has an open kitchen/living room--perfect for chilling out and relaxing. There is an open deck with a Gulf view and table/chairs/umbrella and grill for fun evenings listening to the waves. The Seawall is just 4 blocks away and an easy 5 minute walk. The kitchen is fully equipped and there is TV/DVD/Cable available, The bathroom has a double vanity, bathtub/shower combo and stack washer/dryer. All linens and bedding provided.
The property is fully fenced with a generous side yard offering plenty of room for kids and dogs to play. (Please keep a watchful eye on children at all times.) Dogs are allowed but please--no loud barkers--and must be on leash when off property. Please remember to poop and scoop.

MINIMUM RENTAL AGE: We rent only to responsible adults over the age of 25. At check-in, the renter must present a valid photo ID. The renter must be present at check-in, at check-out and reside at the property during the entire stay. We do not rent to prom groups.
MAXIMUM OCCUPANCY: Strict city ordinances regarding occupancy apply to the property. Occupancy at our propertie is limited to a maximum of: 4 guests. This includes infants and children. No exceptions. Your deposit will be subject to forfeiture if you exceed maximum occupancy on the property.
MINIMUM STAY: The minimum stay is two nights. Minimum stays on Bike Rally and Memorial Day Weekends are three nights.
RESERVATION CONFIRMATION: Non AirBnB renters; once a reservation request has been received, the dates will be temporarily held for five days. Reservations will be considered confirmed upon receipt of an email stating that the renter has read and agreed to the rental terms and the security deposit. Reservations not confirmed within five days will be cancelled. AirBnB renters: Reservations will be considered confirmed once we have accepted your reservation request on AirBnB.
SECURITY DEPOSIT: The security deposit is equal to one night's rent. An inspection will be conducted before renter's arrival and upon renter's departure. Security deposit is returned provided there has not been damage to the property, missing items, violations of the rental terms nor has the home been left excessively dirty. Non AirBnB renters: Security deposit shall be made via personal check drawn from the renter's bank account. The security deposit check will be returned, uncashed, at check-out provided the above conditions are met. AirBnB renters: Security deposit shall be paid via the AirBnB reservation system. Renter's credit card is authorized, but not charged. The credit card authorization by AirBnB is released 48 hours after check-out provided the above conditions are met.
PAYMENT: Non-AirBnB renters; The full rent, plus applicable cleaning fee, is due at the time of check-in, payable in cash only. We do not accept checks or credit cards for payment of rent or cleaning fee. AirBnB renters; the full rent, plus applicable cleaning fee, is due at the time of reservation, by credit card only.
PETS: With prior approval, renters may keep dogs at the property. No animals other than approved dogs are allowed on the property. Please clean-up after your dog. You are liable for any damage or messes your dog causes. Your rental deposit will be held to cover any expenses associated with pet damage or messes.
CHECK-IN/CHECK-OUT: Check-in time is 4:00 p.m. If you are going to be later than 4:00 p.m. please let us know ahead of time, so that arrangements can be made. Please call (phone number hidden) or (phone number hidden) when you are driving over the causeway/bridge/ferry so that we can meet you at the property for check-in. Check-out is 11:00 am. If you need a different check-out time, please let us know at check-in and we will attempt to accommodate your needs. If you check out late, you will be charged an additional night's rent.
BE A GOOD NEIGHBOR: Please be respectful of the neighbors in the area, most of whom are full-time residents. Read and adhere to the guidelines spelled out in the Good Neighbor Brochure. This is not a party house. We don't allow any loud parties, loud music or violations of ordinances and laws. If the police are called to the property during your stay, renter and guests are subject to immediate ejection from the property, at the discretion of the property manager, 24 hours a day. Violations of any of the rental terms may subject renter and guests to immediate ejection from the property. If this occurs, no refunds will be issued, all payments will be forfeited.
CLEANING: We charge a cleaning fee of: $65 . Please leave the property in the same condition you found it in at check-in.
PARKING: Parking is limited to street parking only. We allow two cars per rental unit, no exceptions.
SMOKING/ILLEGAL SUBSTANCES: Smoking is STRICTLY prohibited anywhere on the property. Deposits will not be refunded if there is any evidence of smoking. Any use or evidence of illegal substances anywhere on the property is strictly prohibited, and will result in loss of your deposit and immediate ejection from the property.
CANCELLATIONS: Cancellations made more than 30 days prior to your check-in date will receive a full refund of any monies paid. Non AirBnB renters: Cancellations must be made by an email to (email hidden) There will be no refunds for reservations canceled less than 30 days prior to check-in date. Air BnB renters: Cancellations made more than seven but less than 30 days prior to your check-in date will receive a 50% refund of any monies paid. Cancellations must be made through the AirBnB system. There will be refunds for reservations canceled less than seven days prior to check-in date.
For all renters: While we will work hard to address any problems in a timely manner, there will be no refund for problems related to appliances, plumbing, electricity, mechanical failure, utility failure or circumstances which are beyond our control. We do not refund for any inclement weather, unless there is an official evacuation order by the City of Galveston or Galveston County. In the event of an evacuation order, there will be a refund for 1) the specific days the order is in effect and 2) any subsequent days where storm damage prevents occupancy.
PROPERTY DAMAGE AND LOSS: We are not responsible for losses, damages, or injuries incurred by renters, their guests or their property or pets. Renters are responsible for loss, injuries or damage resulting from intentional acts, gross negligence, accidents by renters or their guests, or damage or injuries caused by any approved or unapproved animals on the property. We are not responsible for any personal items left by renters or their guests.
