There shall be no smoking inside the house. Smoking is permitted outside the house as long as smoke does not enter the house.
No animals or pets of any kind will be brought onto the property.
The property is located in the Desert Falls Villas I homeowner's association. The Rules & Regulations of the association apply to the tenant also. A copy will be on hand at the property.
The Tenants shall have no more than 6 (six) persons reside or sleep on the property as per HOA and Palm Desert City ordinance. Any violations of this limit will result in the immediate eviction from the premises and forfeiture of the security deposit. No rental refund will be given.
The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the property regardless of the nature of the accident, injury or loss.
Tenant agrees that doors and windows shall be closed when Air Conditioner or Heaters are in operation. Tenant will be responsible for paying excess utility bills > $150 per month.
The Landlord has the right to inspect the property without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately and deposit forfeited.
The Tenants waive all rights to process if they fail to vacate the property upon termination of, or end to, the rental period.
