This is a fully furnished executive downtown Salt Lake City condo that offers all the comforts of a home-away stay.
The condo is located in downtown Salt Lake City's Capitol Hill neighborhood (approximate cross streets 300 West 700 North 84103) with close access to freeway, which makes getting around town a breeze. The condo is only 5 minutes away from Salt Lake City International Airport; 30 min from world class ski resorts, 15 min to University of Utah, within walking distance to the outdoor Gateway Mall, 5 minutes to hotel/business district. There is a bus stop right outside of the condo which will take you closer into town or drop you off at the lightrail station (TRAX).

PREMISES: The Owner hereby rents to the Tenant(s) the dwelling unit located at 315 West 700 North #6, Salt Lake City, UT 84103.
MONTHLY RENTAL: If Tenant decides to stay longer than the agreement, then the contract automatically continues month to month with a 30 day notice to vacate by either party.
DEFAULT OR BREACH OF CONTRACT: In the event of default by Tenant, Tenant shall remain liable for all rent due or to become due during the term of this lease. Tenant authorizes Owner to charge the credit card on file for the total amount due or otherwise collect funds. Owner or his agents shall have the obligation to relet the premises in the Owner's name for the balance of the term, or longer, and will apply proceeds of such reletting toward the reduction of Tenant's obligations enumerated herein. Definition of default may include but is not limited to: non-payment of rent; early termination; insufficient credit card funds; credit card denial; violation of noise ordinance; violation of confidentiality agreement; violation of section RULES AND REGULATIONS; violation of number of occupants in unit; violation of pet policy; damage to property, premises, furnishings. This list is not all inclusive, the Owner holds the rights to define default or breach of contract.
CHARGEBACKS: We take charge-backs very seriously because they affect our standing with our merchant processor. As a result, should you break the terms and issue an illegal chargeback against us through your credit card company, you will be assessed a $200 fine and we will seek compensation through an authorized collection agency. It is important to note that this can have long-lasting effects on your credit score, so we urge you to resolve any conflicts with us directly and be aware of our cancellation and refund policy before you commit.
COLLECTIONS: Tenant agrees to pay any collection expenses incurred by Owner in attempting to collect such amounts from the Tenant up to 40% with or without suit, in addition to the aforementioned attorney's fees and costs. We use Express Recovery Services for credit collection, tel (phone number hidden).
MOVE-OUT CLEANING FEE: Tenant will be charged a non-refundable cleaning fee, included in the total price.
CHECK-IN/CHECK-OUT: Check-in time is 3:00 PM MST on the date of arrival; check-out time is 11:00 AM MST on the date of departure. Absolutely NO early check-ins and late check-outs, unless arranged prior with a written notice. Tenant will be fined $50 for late check-out and/or early check-in.
KEYS: Please be advised if you are given sets of keys with key fobs, if lost we will charge $100 per set.
UTILITIES: Owner shall furnish internet, electricity, gas, cable or satellite TV, water, sewer, and garbage to the premises. These utilities are included in the total nightly, weekly, monthly rent price. No upgrades are available on any services.
FURNITURE: The unit is leased furnished. Tenant agrees to take good care of the furniture, carpets, draperies, appliances and other household goods, and the personal effects of Owner, and further agrees that he will deliver up furnishes to Owner in like condition at the end of the term of this lease, normal wear and tear expected. Any damage done to furnishings due to Tenant's, Tenant's guests or invitees negligence will be subtracted at full-cost in following order: from security deposit , credit card on file, if those funds are not sufficient then Tenant agrees to pay the full balance within 10 days of written notice.
OCCUPANCY: Tenant shall use the leased premises exclusively for a private residence for occupancy by no more than 2 person for unit #204/#512 and no more than 6 persons for unit #6.
PETS: No pets are allowed on the premises.
RULES AND REGLATIONS: This is a non-smoking unit, if violated a $3,000 charge will be deducted from the credit card on file. Smoking is not permitted within 25 feet of the building. Tenant is not allowed to dispose of cigarette butts on the condominium premises. Upon vacancy of the unit, the Tenant must dispose of all perishable food in the fridge, take out trash, wash the dishes, and leave the unit in a generally clean state. If not completed, an extra $150 of cleaning fee (in addition to move-out cleaning fee of $150) will apply, subject to MOVE OUT CLEANING FEE and RULES AND REGULATIONS as outlined in this agreement. The Tenant agrees to keep the premises of the condominium generally clean and non-cluttered, such as not leave garbage bags outside of the condo; in addition Tenant agrees not to leave skis, snowboards and other gear outside of the condo. Tenant will be given two parking gate passes, if missing Tenant will be charged $100/each. Tenant agrees to 10 pm noise ordinance. Tenant agrees to use condo premises and amenities in accordance with association policies. Tenant is responsible upon move-in to provide Owner with list of items that are damaged or broken; otherwise Tenant assumes responsibility for those items.
SHIPPIN(website hidden): if Tenant requires shipping of items to the unit before their arrival date, we recommend that they use the closest UPS Store at 32 West 200 South, SLC, UT 84101 tel. (phone number hidden)ant may ship items to him/herself while in the unit, agreeing that Tenant is the responsible party for signing and picking up the items. Owner is not responsible for any items or parcels lost in transaction. Owner shall not hold or forward any items. No mail key is provided.
CONFIDENTIALITY: Tenant agrees to keep the terms (length of stay, amount, etc.) of this lease agreement confidential.
LOST & FOUND ITEMS: Owner is not responsible for any items left behind. If such occurs, items can be shipped to Tenant for a convenience fee of $30 plus shipping and handling. Tenant agrees to submit a written request via email. Owner not responsible for items lost during this shipping transaction.
LIABILITY: Owner shall not be liable for any damages or losses to person or property caused by other residents or other persons. Owner shall not be liable for personal injury or damage or loss to Tenant's personal property (furniture, jewelry, clothing, etc.) due to theft, vandalism, fire, water, rain, hail, smoke, explosions, or any other causes whatsoever. Owner strongly recommends that Tenant secure insurance to protect himself against such occurrences.
REPAIRS: It is Tenant's responsibility to give prompt written notice to Owner within 24 hours of discovering of any broken, dangerous, defective, unsafe or emergency condition in or on the leased premises. Owner shall repair and correct said conditions within a reasonable time upon receiving the written notice thereof from Tenant. If notice is not given but items are found damaged, Tenant assumes all liability for and payment of damaged (website hidden)'S FEES AND COURT COSTS: Resident agrees to pay all court costs and Attorney's fees incurred by the Owner in enforcing legal action or any of the Owner's other rights under this agreement or any state law. In the event any portion of this Agreement shall be found to be unsupportable under the law, the remaining provisions shall continue to be valid and subject to enforcement in the courts without exception.
