'Pebbles' is the guest cottage on a 7 acre estate, enjoying total privacy. Wonderful views looking north up the coast of Eleuthera and out to sea. The beach is miles long and offers all sorts of different places to swim.

Total Rent (U.S. Dollars only): $ (plus 20% refundable security deposit).
The deposit of $ will be paid herewith by wire, or by credit card with the credit card processing fee paid by Renter, or by (website hidden)/(website hidden) e-check (US bank accounts only) with no fee.
The second installment of $ will be paid by wire no later than 60 days before check in, or by credit card with the credit card processing fee paid by Renter, or by (website hidden)/(website hidden) e-check (US bank accounts only) with no fee.
The $ security deposit will be paid 30 days from check-in via (or credit card) for easy refundability. Owner will send an email invoice for the security deposit.

Electricity - Owner will pay for electricity charges up to $150/week. Renter will pay for any electricity charges in excess of $150. Owner will read meter before and after stay.
Payment and Cancellations - Cancellation of or changes to your reservation must be made in writing (e-mail or fax is acceptable). If you cancel more than 90 days before your scheduled arrival, 20 percent of your total rental fee will be retained by Owner and the remainder refunded to you. If you cancel 45 to 90 days before your arrival, 50% of your total rental fee will be retained by Owner and the remainder returned to you. If your cancellation occurs less than 45 days before your arrival, 100% of your rental fee will be retained by Owner. No-shows, late arrivals, decrease in number of persons, or early departure for any reason, including but not limited to inclement weather or illness, are non-refundable. Owner recommends trip insurance to protect Renter against loss from such events. This contract becomes binding when the rent is paid. Failure to make any rental payment when due will subject your reservation to cancellation.

Damage Security Deposit - Damage deposits are fully refundable within 21 days of your departure, pending there is no breakage, damage, missing items, long distance calls charged to the house phone, electricity use in excess of the allowance, or additional clean-up necessary due to your leaving the property excessively dirty. You hereby agree to pay the owners the cleaning or replacement costs for any and all damages to the entire property which may occur as a result of you or your guest’s occupancy, excluding normal wear and tear.

The property is fully furnished, including a complete supply of bed linens and towels. Beach towels are provided. Bath towels are not to be taken to the beach. Beach chairs are provided. Patio furniture is not to be taken to the beach. Locked closets and pantries are not included in this rental. You as the Renter, agree to take all reasonable steps to ensure that your family and other guests in your party follow the rules and regulations outlined in this document.

Disclaimer - The owner accepts no responsibility for injury or illness to any renters or their guests nor responsibility for loss or damage to any of their belongings while on the premises.

Capacity of House – The total number of persons allowed in the house at any one time is restricted to the number of persons scheduled and paid for in the reservation. If you wish to bring additional guests, please request this in writing and we will revise this agreement. Additional charges may apply.

Drugs and Hazardous Materials – The renter and members of his/her group are prohibited to use or bring onto the property any illegal substances, flammable fluids, explosives or items deemed hazardous to life, limb or property.

Complaints and Maintenance - The owner will make every effort to keep the premises and inventories in good working order. In the event, there is a maintenance problem; they will strive to repair the problem as soon as possible after being notified. No refund or rate adjustment will be made for unforeseen mechanical failures such as the supply of electricity, water, air conditioning, telephone, television/cable service, appliances, etc. It is the Renter’s responsibility to report any problems or damage immediately to the local property manager.

No Pets – No pets of any kind are allowed in or around the premises without written consent of the owner being granted before arrival. A pet or evidence of a pet found on the premises will cause immediate eviction, and forfeiture of Guest’s entire rent and deposit.

No Smoking – Smoking is prohibited in all interior areas of the house. Please ensure that all smoking materials are extinguished and disposed of in proper manner when smoking outdoors. Any evidence of smoking inside of the house will cause immediate eviction, and forfeiture of Guest’s entire rent and deposit.

This document becomes a binding agreement when your rental deposit is received. Please sign and return this document with all the information requested below included. Thank you.

I will send you complete information about activities, restaurants, getting around the island, etc. Every house we represent has a local owner, property manager, caretaker who will meet you upon arrival and get you settled in.
