DO NOT STAY HERE!!! It's my first time using AirBnB and it was very discouraging. Not only was the apartment filthy, but Jane was extremely disrespectful to me and my family. It has a great view but it doesn't make up for the way Jane treated us. The only thing that was just like the pictures is the view and the apartment's structure. We arrived earlier than the check-in time which was my mistake because I hadn't noticed. However, Tony (administrator) let us in so we could drop off our things and continue with our day. ONE, the master room had dead roaches even after it was cleaned. The pictures show a big mirror in the room, but they actually took a rear view mirror from car and taped it to the wall. TWO, the bathroom had towels as curtains apparently because the ones before broke. The windows were broken which could easily let rats in as we saw there traps. THREE, the shower head had exposed electric cables, right where you take a shower. Great combo I'd say if you want to get electrocuted. FOUR, pots and pans had droppings. FIVE, ACs were so dusty my son couldn't breathe well. This is just to mention a couple of things but theres so much more. We called Jane to let her know that we were not satisfied at all, but no response. After we communicated with AirBnB (several hours later), she came up to us asking " where's the filth?" Since my daughter in law helped me make the reservation and is familiar with the process, she showed Jane into the room explaining what had happened. Jane was VERY rude cutting her off and not letting her talk. I showed her the dead roach in the AC and she responded with a sarcastic tone gasping as if we were making a big deal. My daughter in law continued trying to explain the other things we had found, since Jane asked, but again interrupted her and started raising her voice. My daughter in law was surprised the way Jane was acting and called her out saying that she was being disrespectful and to allow us to speak. My son intervened and asked Jane to calm down and that she had to understand that the place was nothing like the pictures and we needed to leave for health and security concerns. She said she hoped we were able to find a place so we didn't have to sleep at the beach again being sarcastic. Her excuse was "what place doesn't have roaches?" and that we were in front of the beach. I lived many years in front of the beach, even in front of a forest, and we were responsible enough to keep our place clean and roachless. She was so sarcastic that she couldn't believe that there's a forest in San Juan, PR. We could have gotten to a better understanding had Jane let us communicate our concerns before we contacted...

Rodents, bugs, lack of privacy, expensive, not walkable location as described, I cannot recommend this place. This is not rustic, this is camping in a cabin with a separate outdoor bathroom. I feel I need to give the full disclosure about the "Sunset Studio": First, communication with the property manager Tony was challenging at best, beginning with trying to get directions to the property from the ferry terminal. Jane is the "owner" but she directed me to correspond with this person instead. Several of my first text messages were not responded to, until I finally asked, Do you get text messages? Then I got a reply. Directions to a property should be provided right after booking is completed. Reception and internet service is spotty in PR, and most folks need to get plans ready before leaving home. Second, the listing is not as described. There is an outdoor "kitchen" with a burner and microwave, but no way to cook! We had to request propane and wait a day for it.. unable to cook the food bought. We also had to request a coffee maker. The microwave is very beat up and difficult to turn on, this should be replaced, you can get a new one for a mere $40. These are some details overlooked, and a vacationer does not want to hold an owner accountable for providing what they paid for! Third, location is 5-10 min walk to the ferry port, but even if you are in amazing shape you will not want to walk this more than once /day on a hot PR day. It is a huge steep hill. You will be away from restaurants, the well known beaches, the museum, the grocery store (don't think about walking to this one!!). You will have to rent a vehicle to get the most of your stay and be able to see the island. This adds about $50 a day to your stay. Fourth, the bathroom is not connected to the bedroom or even indoors. One wall of the bathroom is completely open. We had a soap go "missing" one night, and the next two night it was half eaten. Yes, bit marks on it! On the fourth night there were rodent droppings around the sink of the bathroom, and they looked larger than a mouse. Mystery solved! Just be aware there are rodents and mosquitoes everywhere here and no attempt to keep them out. Just like with camping, keep all food inside the fridge or in a cooler. Fifth, we had to extend our stay and did not get any refill on toiletries or towels, again an oversight by management. With Rats stealing our soap we were running low! Sixth, the instant hot water shower head is not installed to code and is NOT safe. We had it spark on us, very dangerous to happen when you are in water. It will also sporadically stop working and you are left in a cold shower. We found this was due...

Jane's place exceeded our expectations. The location couldn't be better, and we loved how rustic it was, yet very clean and comfortable. Lemuel was on-site enough of the time to be helpful, and it was nice to be able to rent snorkel gear from him right at the villa so we could take it around with us to the many beautiful beaches on Culebra all day. I would definitely stay here again. One tip - the villa is definitely walking distance from the ferry, but up a few moderately steep hills so keep that in mind if you have a lot of luggage - you can always get a taxi or rent a golf cart.
