Our house is located across the street from the lake in beautiful Lake Mont Pines. It sits alone on three of four sides and hovers above the east shore of the lake. A large wrap around deck offers private and comfortable lakeside living. Guests will have complete use of the lake and all the amenities that this private lake has to offer. Sandy beach, swimming, fishing, lake side trail, snack shack, beach toys and boats, picnic tables, BBQ, basketball, shuffle board, ping pong, horse shoes, etc.
Built in 1985, this house has always been a vacation home for only one family and is meticulously maintained. It is mostly original with rich redwood and cedar accent walls, a wood stove with stone surround, large great room with kitchen and peninsula seating. There is an additional kitchenette downstairs. There is a large open feel upstairs and plenty of hide-a-ways for privacy elsewhere.
The house is two stories with three bedrooms, 2.5 baths and a bonus room w/a futon and couch downstairs. The upstairs is the great room, kitchen, master bedroom and one full bathroom. Guests may use the entire house. There is a pull out sofa-sleeper in the great room and a full size futon in the bonus room if needed. Also available is an inflatable twin mattress and electric pump located in the master bedroom closet.

Arnold and especially Lake Mont Pines offers guests many activities close by, while also being able to "get away from it all".
Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Occupancy restricted to the maximum occupancy as set forth in this lease. Violation of any of these terms shall give right to immediate eviction and termination. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises in such a fashion that materially disturbs or offends neighbors or residents shall be deemed grounds for immediate termination and eviction with no refunds of Rent, Tax, Booking and Security Deposit, and Cleaning Fee. QUIET HOURS: are from 10:00pm - 7:00am. EVENTS or PARTIES: are not allowed.
PETS: limit it to two only. There will be an additional fee of $10 per night for each pet. 2 pets = $20. SMOKING is NOT permitted inside the Property. Violation is grounds for immediate termination and eviction with no refunds of Rent, Tax, Booking and Security Deposit, and Cleaning Fee. Please properly dispose cigarette butts. FURNISHINGS: The property is equipped and furnished to the Owner’s taste and are set up for light housekeeping. Mattress pads, pillows, blankets, linens, bedspreads, and towels are provided. Rearranging of furniture (other than chairs) is not permitted. PAPER GOODS: a limited supply of paper goods, including toilet paper are provided. If paper goods run out during Tenant’s lease term, Tenant must supply additional paper goods at their own expense. EXTRAS: (APPLIANCES): Televisions, VCR, DVD, Washer, Dryer, Etc., herein called "extras", are supplied at no extra charge as a convenience for tenant use. Movies (DVD's or VHS) are NOT provided. Tenant can bring movies or rent locally. In the event of a malfunction or breakdown of "extras", Owner or Owner's Representative will have the "extra" repaired as
quickly as practical. There is NO Wi-Fi connection. Verizon 3G service is great, AT&T service is not so good. Tenant agrees that there will be no refund for malfunction or breakdown of "extras". In the event of malfunction of any other appliance or feature, Tenant must notify Owner or Owner's Representative so repair of malfunction can be made. We will expedite repair, but no refund of rent will be made. Don’t re-wire, unplug, change settings, re-program, or reset/modify any of the Appliances/Water Heaters. If you can’t figure something out CALL ME at (PHONE NUMBER HIDDEN). WATER SUPPLY AND QUALITY: Please conserve and be careful in water usage to help us practice responsible conservation. The water is supplied by Calaveras County Water District and is not additionally filtered. By the way people generally think the water tastes great! USE OF THE LAKE is at Tenant’s own risk. Guests must use the lake tags and parking passes. All tags must be returned to 2849 Lakewood. Each tag not returned will result in a $10.00 fee. The fee(s) will be taken out of the security deposit. LAKE SHORE OR BOAT FISHING: Fishing is available to the tenants during the Term of this Agreement. Note: there is NO fishing permitted from the dock or beach area. The Tenant agrees to comply with all regulations in accordance with the California State Department of Fish and Wildlife. A fishing license is required. The fishing policy is CATCH AND RELEASE ONLY! UTILITIES: Water and electricity costs are included in the rental cost. PG&E (electricity and baseboard heaters) expenses over $100 per week will be considered excessive and will be charged to the tenant. Please make efforts to conserve energy by turning off unused lights, turning off outside lights during the day, turning down or off the baseboard heaters. TRASH: One large trash can and one large recycling container are located under the lower stairs next to the driveway. During Tenant’s lease, all trash and recycling must be removed from the house in a timely manner. All trash and recycling must be removed from the house at check-out and put into the large trash and recycle cans outside. Please make every effort to separate trash from the recycling. TELEPHONES are provided, and Tenant may make unlimited calls within the local 209 area code ONLY. Calls outside of the local area or information request calls are additional and Tenant is expected to use their calling card. All long distance calls from the Property phones must be collect or credit card. Extra phone charges will be charged to the tenant. PARKING: The driveway and carport usually provide for plenty of parking for Tenants. No more than three (3) cars are allowed to park at any time on the Property.
Street parking on Lakewood Drive is permitted. Cars MUST be parked completely off the road and in the direction of travel. Owner assumes no liability for damage, dirt, tree sap or other tree droppings, to any vehicles or any other personal property situated on the property. GRILLING: is permitted using only the supplied propane gas grill on the deck. Use of Charcoal expressly prohibited. FIREWORKS: Use of fireworks is prohibited! Fireworks are illegal in the Stanislaus National Forest (Arnold and surrounding area). Violation of this clause shall be deemed grounds for immediate termination and eviction with no refunds of rent, tax, cleaning or deposit. If you are staying on the Fourth of July there is a fireworks display from the pier across the lake. EXTRA FOOD: Please discard extra food or beverages which you have brought; do not leave left-over food in the fridge. WOOD BURNING STOVE: Use only the supplied firewood. Do NOT empty the ashes! Prior to starting a fire in the wood stove, please read the wood burning stove instructions. OUTSIDE USE OF THE HOSE: Do not wash cars or wash down the driveway. Outside use of the hose is limited to “sand removal” of beach toys or sandy feet. WILDLIFE: Please do not capture or kill any wildlife. OWNERS AREAS: Areas such as Owner's personal storage areas are exempt from this lease and are off limits to the Tenant. Entry into these areas is cause for immediate eviction and Tenant will be responsible for any damages or missing items. CARE OF PROPERTY: Tenant is expected to care for the property as if it were their own. All doors and windows closed and locked. House key and lake tags returned to the kitchen counter. All breakage reported to the Owner. Property must be left the same as you found it. Failure to comply will give the Owner the right to deduct appropriate sums from the Security deposit prior to returning the balance to Tenant. Use of the Property which is in the opinion of owner as fraudulent, dangerous, illegal, or in gross negligence, shall be deemed grounds for immediate termination and eviction with no refunds of rent, tax, cleaning or deposit. If you break something just tell us, it might not be your fault, and we’ll be a lot less upset about it if we are prepared to fix it before the next tenant arrives. Thank You. POWER OUTAGE/WEATHER: No representations or warranties are made with respect to any power outage or weather conditions at all including any natural disaster conditions. Tenant agrees to comply with instructions from Owner and any advisory statement from any local emergency authorities in a natural disaster situation. No refunds are given for any power outage, weather or natural disaster condition. OWNER PROPERTY ACCESS: Owner may access property inside or out for any purpose including repairs, inspection, verification of Tenant status, monitoring of proper use of property, or access to Owner’s area, with one hours notice to Tenant. Tenant will be contacted on property telephone or posted note and if supplied by Tenant, email or cell phone, before Owner seeks property access. If for any reason Tenant prevents full and unencumbered Owner property access the Calaveras County Sheriff will be contacted immediately and it shall be deemed grounds for immediate termination and eviction with no refunds of rent, tax, cleaning or deposit. LOST, STOLEN OR ABANDONED ARTICLES: Owner is not responsible for lost, stolen or abandoned items. There will be a $25.00 fee plus shipping for any returned items. County occupancy taxes are included in the per night fee.
