High speed optical-fiber internet connection.
This is a quiet, residential building. Peace and quiet expected and appreciated (especially during evening hours!). Please do not ask building staff or security for assistance; it's not their job and don't speak English anyway. Please be quiet and discreet - very important to respect your neighbors in Japan, as everyone lives close together! :)
-Keep the place clean.
-Please TURN OFF the air conditioner/heater when you are NOT here. VERY Important as utilities are very expensive in Japan! Please remember to do this.
-As with all homes in Japan, please be sure to take off your shoes when you or your guests enter.
-Absolutely NO SMOKING inside the apartment. Please smoke outside on the balcony and dispose of your buds. Smoking inside will result in loss of your deposit completely.
-TOILET PAPER ONLY in the toilet.
-We review all AIRBNB guests, so please treat the place with respect. If you damage, break, or stain something, please email us. Depending on what it is there may be no charge, but we would like to know.
-Occasional guests ok, but no house parties!
-No pets (sorry - we love our pets too, but it's a building management rule!)
-To comply with Japan's tenancy laws, guests are required to sign a separate Japan rental agreement (can be signed and sent via PDF), along with copies of passports and visas for all tenants. This can be organised directly with my Japan registered real estate agent, who will be in touch shortly after the reservation is confirmed.

We are an expat American and Japanese couple with two kids, ages 9 and 12 (don't worry, they're quiet, well-behaved kids - for the most part anyway!), currently living in Hong Kong after 20 years+ between Tokyo, Shanghai and Hong Kong, but still consider Japan as our long term "home". Last year, we took some time off, put our kids in an international home schooling program and traveled around the world for nearly a year, and recently returned to our current home in Hong Kong.
When traveling, for longer stays, we prefer to book AirBNB properties - a welcome change from the usual SPG/intl hotel scene.
5 things we can't live without? (some of these are for the kids - you can probably guess which ones....)
-Good security - as we'll be traveling as a family, this is #1 on our list for accommodations
-Fast and reliable internet connections (for our kids school and business)
-Good company / convenient locations
Favorite travel destinations (besides our homes, Hong Kong and Japan) - Thailand (especially the islands!), Vietnam, Cambodia, and many areas of Asia, South France, Austria, Prague, and many other areas of Europe, road trips across the U.S. (and dropping by American diners with waitresses wearing old-fashioned diner uniforms full of smiles and serving coffee), Canadian Rocky Mountains.... really too many to count.
