Come and enjoy the true Palm Springs in this beautifully decorated, and very private, officially 4 bedroom, 3 bathroom, 2000 square-foot home (there are 2 additional bonus rooms!). Less than a three minute drive to downtown Palm Springs with it's many restaurants and shops.

This home has an large private back yard perfect for entertaining. It features an over-sized swimming pool, and above the ground spa. There is a large covered patio that wraps around the entire back of the house with plenty of room for outdoor dining and more. There is also a separate outdoor relaxation area which offers spectacular mountain views.
The home features (officially) four bedrooms and three bathrooms, of which the master bathroom with a tub/shower combo. The bedrooms include an attached Casita with indoor access to the main living area. The Casita has a full kitchen, as well as a gas fireplace and small dinning area. The main wing of the house features large windows with mountain views, a bright sun room (with curtains) which can sleep two people on a queen sleeper sofa.
This beautifully and contemporary furnished house could sleep up to twelve people, but officially we are only allowed to have eight overnight guests. The large living room with gas fireplace also features a wet bar with a window to pass the drinks right outside! The dining room area has a beautiful concrete and steel table which can seat up to 10 people. The open kitchen with large open windows looks out over the pool area. The kitchen has stainless steel appliances and granite counter tops.
The large master bedroom has a king size bed, en suite bathroom, with walk- in cedar wood closet. The second bedroom has a California king bed with a large closet. This bedroom shares a bathroom across the hall, which is connected to the sunroom.
On the other side of the house there are (officially) two more bedrooms. One with a standard king bed, and casita/bedroom with a queen bed.Then there is also a small bonus room with a twin over full bunk bed These three rooms share a third full bathroom.
The casita is at the end of the house, has a queen bed, and has its own entrance with french doors opening up to the poolside.
All of the bedrooms except the bunk bed bonus room have flat screen TV's and also features high-speed Internet. The front yard is also private and enclosed with large grassy areas for fun and games for the whole family.

PARTIES AND NOISE: As per Palm Springs City ordinance, amplified music is not allowed outside the unit. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. Parties and/or events of any kind are strictly prohibited at the unit. No party or event may take place without prior written permission. For the purposes of this rental agreement, all parts will consider that there is a party inside the unit whenever the number of daytime occupants in the unit exceeds the maximum number of daytime occupants for this unit as specified below in section D. Notwithstanding the former prevision, even if the maximum number of daytime occupants is not exceeded, all other common definitions of a party will be accepted, whenever the noise level inside the unit is beyond what is reasonable accepted as normal. In the event that a non-authorized party or event takes place at the unit, Tenant risks forfeiting the entire security deposit in addition to any costs associated with legal remedies that may be necessary. Tenant agrees to keep the noise level inside the unit under respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the unit. Tenant agrees to conform to all provisions and city ordinances per the relevant Municipal Code. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Tenant's credit card in file for up to $1,500 per incident, should any complaint about the noise level inside the unit arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount.
ADDITIONAL OCCUPANTS: If more than the agreed number of overnight occupants as described in the Reservation Summary spend the night at the Unit, or more than double the maximum number of overnight occupants as described in the Units website are at any given time inside the unit, Tenant risks forfeiting part or all of the security deposit.
SMOKING: Smoking inside any of our units is strictly prohibited. Smoking within 25 feet of multi-unit dwellings is strictly prohibited by California law. Our non-smoking policy includes all common areas, patios and balconies. Tenant risks forfeiting their security deposit in addition to any associated cleaning costs. A minimum charge of $250 will apply per reported incident.
FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture.
PETS: Our pet policy varies per property. Pets over 25 pounds are not allowed in any of our properties. If Tenant brings a pet over 25 pounds to the property, Tenant risks forfeiting part or all of the security deposit. Pets weighing less than 25 pounds are allowed only with prior consent and written approval. Applicable pet fees are included in "Reservation Summary" section of this agreement. An additional pet deposit within the security deposit may be required.
SECURITY DEPOSIT: The security deposit is in addition to the rental amount. The amount returned is also conditional upon all terms of this agreement being met (examples include but are not limited to: violations of our non smoking policy, violations of our no party policy). Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear and will be taken from their deposit.
CHECK IN: Unless agreed differently by the Manager in writing, check-in is any time after 4:00 PM. Manager will send Tenant the instructions for a self check-in in advance, or keys or and entry-code will be provided at property location upon check-in. Keys will not be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession. Once Tenant has checked into the unit or he/she has been granted access, Tenant accepts the condition, size and configuration of the Rental Premises in as/is where/is condition and accepts full financial responsibility per this agreement. If for any reason Tenant considers the Unit as not acceptable, Tenant must notify the Manager immediately, so Manager can attempt to remedy the situation to Tenant's satisfaction.
CHECK OUT: By 11:00 am. A later check-out may be exceptionally granted at an extra cost but only if these two conditions are met: 1. there is no new arrival checking into the property on the day of tenant's departure and 2. the request for a late check-out is made within twenty-four hours prior to the check-out date stated on the agreement. Charges for a late check-out not timely requested will be made against your security deposit for a minimum of the total cleaning fee charge stated on your agreement and a maximum of the nightly rental fee. Please leave all keys, garage openers and such at the location. A $50 per item fee will be charged for each lost key and remote control and a $150 per parking permit fee will be charged for each permit not returned.
CLEANING: Each property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25 per hour
WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. Since we provide a limited supply of toilet paper, paper towels, and other dispensable items to get you started on your first day of vacation, you should plan on making a trip to the grocery store to replenish these items as you need them.
TENANT'S LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse owners for costs incurred to repair/replace damaged items.
HOLD HARMLESS: Owner(s) / Manager(s) do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, phone, internet, cable or satellite TV, or electricity services or plumbing. Nor will Owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. The foregoing notwithstanding, Owner(s)/Manager(s) will use good faith efforts to remedy any deficient condition following notice.
POOLS, JACUZZIS, WALKWAYS AND BALCONIES (SELECTED UNITS): The undersigned is fully aware that these can be dangerous, that the walkways/balcony and areas around the pools and Jacuzzis can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the walkways/balcony.
ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from, provided however, that Owner(s)/Manager(s) shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner(s)/Manager(s) negligence. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container and any packing materials will be deducted from the security deposit along with a handling fee.
TENANT AS SUBJECT OF THE LAW: Tenant acknowledges that during the length of the rental period, Tenant and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the Unit is located. Owner(s) and/or Manager(s) are neither responsible to inform Tenant of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Tenant(s) and/or Tenant's guests commit a crime, misdemeanor, felony or infraction (including parking infractions).
3) UTILITIES: On stays of 25 nights or greater, Tenant is responsible for actual gas and electric consumption charges, including those resulting from pool/spa heating where applicable. The amount to be charged will be calculated based on the reading of the meters upon check-in and check-out. Should an actual meter reading not be possible, Manager reserves the right to estimate the charges based in historical records. Utility charges will be discounted from the security deposit unless otherwise agreed. If at any time during the Tenant's stay the amount to be charged for utilities exceeds the amount held as security deposit, Tenant agrees to pay the amount immediately as requested or have the amount held as security deposit increased accordingly. For units with Air Conditioning equipment, during the months of May through October, consumption of gas and electric up to $25.00 / day is included. Where applicable and whenever pool/spa heating is requested, this service will be charged separately at$75/night or the rate indicated in the reservation summary.

This home was great for our large bachelorette group! The pool was large and the furniture outside was comfortable and plentiful for everyone to have a place to sit or lay out. The location was perfect, super central to downtown Palm Springs and really easy to uber to and from all the restaurants and bars we had planned to go to. The rooms were clean and spacious with comfy beds. The house was huge and there was enough space for us to all spread out and be comfortable. There was a small issue with the plumbing but it was quickly resolved on the same day as the issue occurred. The kitchen was fully stocked with everything needed to cook and serve food with. The shared living spaces in the living room and large outside table were perfect and spacious. Overall a really great stay!

Let me start off by saying, this house was ABSOLUTELY amazing !! To make things better, the hosts were incredibly helpful and accommodating. Overall, my family and I had such a wonderful stay. Between my siblings and I, we're already planning trips just so we can come back here. The backyard was so lovely and fun. We used the grill which was great. The layout of the house was super cool; there were 3 or more doors that lead to outside... it was like a maze ! Tina and Michael were awesome. They made it so easy for us. The amenities were great, location was great, they heated the pool in advance for us, allowed us to checkout a little later than planned.. it's always nice to feel like you are home when you are not actually in your own home. We will definitely be back !

This is a great place, spacious and the layout is great as there are so many doors leading outside, that no one has to really disturb anyone else. We slept 10 very easily, including 3 children. Very clean place and comfy beds, the place was also very cool when we arrived and stayed that way the entire time. Great outdoor chairs and tables. We loved this house. We did have a little problem with the pool but it was addressed right away and remedied. Highly recommend.

Loved this home - it is all you can expect from the pictures. We had so much room in this house - very private. Loved the pool and the patio! We look forward to staying in this lovely home again!

This house was the perfect fit for our group of 10 women - very clean, spacious, comfortable. Everyone had enough space to themselves and more than enough room to enjoy the pool and outdoor space. Check-in and check-out were super simple and the staff was extremely helpful. I wouldn't hesitate to stay here again!
