Less than two and a half hours from NYC, ten minutes from Belleayre Ski Center, and 40 minutes from historic Woodstock, this is the perfect mountain retreat. Buy local eggs, milk and maple syrup from the farmers on the road to this house and make the freshest country breakfast imaginable. Hit the local farm stands, stock up so you never have to leave, or try out some of the award-winning farm to table restaurants in the area.
On 31 private acres, this two-story house has three bedrooms and two full bathrooms, a large wraparound deck and spacious open floor plan perfect for entertaining. Downstairs there's a bedroom with king bed and bathroom with jacuzzi tub. There are two bedrooms upstairs, one with a king bed and the other with a queen bed, as well as an additional full bathroom with tub.
The house also features high cathedral ceilings, a wood-burning fireplace in the great room, 50' Plasma TV with DishTV in the entertainment loft, and WiFi.
Sliding glass doors lead to the outside wraparound deck with a large gas grill and firepit, which can also be used for grilling. Floor to ceiling windows offer stunning and magical views of the surrounding Catskill mountains.
Two couches (not pull-out) and an aero mattresses provide additional sleeping accommodations, if needed.
The owner is an amateur chef and the fully-stocked kitchen includes everything from a KitchenAid Mixer and Cuisinart to appliances such as a dishwasher, and washer/dryer.
This house is a short drive from Phoenicia, Woodstock, Andes, and Margaretville for shopping, dining, antiquing, skiing and river tubing. Trailways bus stop to/from NYC is located in nearby Fleischmanns (five miles away). Taxi service is available.
For skiing, the house is centrally located and close to Belleayre, Hunter Mountain, Windham, and Plattekill.
Note: In the winter, you should have a four-wheel drive or AWD vehicle or chains to access the property.

NO HUNTING, SNOWMOBILES OR ATVs ALLOWED
The negotiated rental rate is based on occupancy, and any additional guests and/or pets are subject to Owner approval IN ADVANCE and a fee of $50/night per guest ($25/pet). If Renter falsely represents the total guest occupancy, Renter and guests will be asked to immediately vacate the premises, and will not be refunded.
ALL GUESTS RENT AT THEIR OWN RISK:
Owner is in no way responsible for any health, physical or emotional damage or hardship resulting from rental or residency of the property. Primary renter permanently releases Owner of any and all liability for the entire rental party. Swim at your own risk. Use the floating dock at your own risk. No glass on the dock. Never walk on the frozen pond. Renters caught doing so will be asked to vacate the property.
Renter is fully responsible for the legal and proper behavior and actions of all guests. Renter may not act in any way which may increase Owner's insurance premiums. If Renter does so, it will be deducted from security deposit.
This house is not child-proofed in any way. Children must be watched at all times. Renter must bring baby-proofing devices if needed. Do not flush diapers. Dispose of diapers properly in the garbage.
This is a non-smoking rental. Smoking in the house automatically forfeits entire security deposit. Outside smokers must collect cigarette butts and ashes and dispose of them properly. Cigarette butts left in outdoor planters or on the lawn will result in a forfeit of your security deposit.
Renter is responsible for their pets. Dog droppings left on the lawn will forfeit security deposit. Pets must be kept off all furniture and never left alone and unattended in the house, unless crated or otherwise confined. Dogs are not allowed in the garden beds. Evidence of damage will be deducted from the security deposit.
SEPTIC SYSTEM & KITCHEN:
Only toilet paper may be flushed down the toilets. No sanitary napkins, dental floss, or anything else that is not toilet paper may be flushed or the septic system will be compromised. In the kitchen, food scraps do not go down the drain. They must be disposed of in the garbage. Scrape and rinse all food from plates before loading them into the dishwasher or the filter will get clogged. NEVER DUMP COFFEE GROUNDS, OILS OR GREASE (BACON FAT, ETC) DOWN THE KITCHEN SINK. Do not put stemware glasses in the dishwasher. Please hand wash.
GARBAGE AND RECYCLING:
Renter must separate and RINSE CLEAN all recyclables from regular garbage (plastic, glass, metal, cardboard, paper, egg cartons, cereal boxes, etc). NEVER PLACE OR LEAVE ANY GARBAGE OUTSIDE…IT ATTRACTS WILD ANIMALS!
Renter agrees to leave the house in the general condition it was in at the beginning of the rental period or an additional $100 will be deducted from the security deposit. Furniture must not be moved from its original location.
This house is built with green methods, with the utmost respect for the environment. Renters must remember to turn off lights, appliances, fans, etc. whenever they leave the house.
WINTER HEAT POLICY:
For conservation purposes, heat may never be set higher than 72 degrees. Please wear a sweater if you tend to get cold easily.
Basic cable is provided, with some premium channels. Renter may rent pay-per-view movies at Renter's expense.
GAS GRILL: Do not move gas grill from its location. Always scrape food off grill after cooking. Food left on the grill will attract bears and other wild animals.
Renter may not make any international or fee based calls (such as 411). Renter may make ONLY local, regional and regional toll calls, at no extra charge. Phone books are provided. Any calls made that result in additional charges will be deducted from security deposit.
If the house requires any maintenance or attention whatsoever, Renter will inform Owner immediately, so that a proper repair may be executed. Malfunctions of infrastructure, equipment or need for extermination requests do not warrant any type of refund.
Owner, his assigns or agents, reserves the right to inspect the property at any time during rental with 24-hour notice. Rental may be terminated immediately for improper care of property, and penalties will be assessed. Damage to any contents of the house will incur replacement fees at current market value. Renter may not hang decorations nor rearrange rooms. Nothing may be nailed, taped or hooked into the walls, cabinets or floors. Doing so forfeits security deposit.
Only burn Duraflame logs in the fireplace, NOT FIREWOOD. Always make sure damper is open before starting a fire. The damper is temperamental and requires a delicate touch when opening and closing. Do not force it open past the notches on the handle.
-Always keep fireplace screen closed.
-Never use fire accelerants.
-Never burn cardboard -- doing so risks starting a CHIMNEY FIRE.
-Never leave a fire unattended.
-Ashes must be disposed of properly: scooped into metal bucket and doused with water (ashes and coals remain hot and dangerous long after they appear cold).
-NEVER DUMP ASHES INTO THE GARBAGE or you will start a fire!
-Always close the damper when a fire is not burning, to prevent heat loss from the house.
HUNTING is STRICTLY FORBIDDEN on this property. Snowmobiles and ATVs are also STRICTLY FORBIDDEN. If Renter is caught engaging in any of these activities, Renter will be forced to vacate the premises, without a refund and forfeiting security deposit.
