Tenant/Renter’s rights
a)Any tenant/renter shall be entitled to enforce the rules.
b)b) May apply to the person concerned adequate attention to their requirements, proper care and maintenance of the building and also the proper functioning of existing common services.
c)c) Are also entitled to use the services and facilities of the building with the exception of the SUM (multipurpose room

Tenant/Renter´s obligations
Any tenant, visitor or guest is obliged to strictly enforce the safety provisions of the rules
Is strictly prohibited
1)Failure to comply with the strictest standards of morality and good manners all the times.
2)Enter the building any kind of explosive or inflammable material involving choking hazard to general or particular security or to cause nuisance fumes.
3)Placing merchandise, materials, furniture or objects in random locations in or around the building that may impair normal flow of people or vehicles, the category and aesthetics of the building or cause damage, inconvenience, or interfere with the use of common areas.
4)Place or hang any banners, posters, flyers, signs or advertisements that may affect ideology, religion and customs of the inhabitants of the building.
5)Cause or permit to take place noise that threatens the peace of the building. In that sense the tenants/renters are obliged to extremely moderate use of radios, television or musical instruments after 1 pm until 4 pm, and from 11 pm to 9 am the following day.
The Fridays, Saturdays and public holiday’s eve the night hours will be extended until 1 am.
6)Littering, papers, cigarette butts or any other in common areas of the building.
7)Shaking or hang rugs, clothing, or other similar element from balconies.
8)Throw in the bath chair waste, cotton, or anything that may obstruct it´s normal operation or mains building.
9)Inserting or removing furniture or large objects from departments without prior authorization of building´s concierge.
10)It is absolutely forbidden to access any type of animal to pools, solarium, meeting room, changing rooms, sauna or gardens. Animals should always be moved by stairs or elevator 3.
11)Smoking in storage spaces, elevators, hallways, locker rooms, fitness center, pools or SUM sector.
12)To make a barbecue or have a barbecue grill on the balcony

About the use of the swimming pool and solarium
1)Each tenant/renter may invite two (2) persons per apartment and per week. On Saturdays, Sundays and holidays tenants/renters are not allowed to bring guests to the pool.
2)The pool will remain enabled at times from 9 am to 9 pm; these hours may be changed each season.
3)Tenants /renters will be responsible for themselves and their guests for any accidents that may occur from the use of facilities.
4)Personal swimming teachers will be able to attend only at the swimming pool downstairs Monday through Friday, not Saturday, Sunday or holidays.
5)It is always mandatory to take a shower before entering the swimming pool.
6)People in the swimming pool area must keep appropriate behavior and dress appropriately at all times.
7)Not allowed to use inflatable mattresses, play with balls or paddles. Crying also should be avoided as much as the use of radios or musical equipment that might disturb other people in the pool area or apartments near this.
8)Access to the swimming pool area with groceries, alcoholic beverages, drinks in glass bottles or drinking mate is not allowed.
9)the sun roof will remain enabled from 9 am to 8pm.
10)Not allowed under any circumstances book sun chairs that are unused.
11)Access for people under 18, to the 26 floor’s swimming pool is not permitted.
12)The entrance to the swimming pool for children under 6 is not aloud, and they must be accompanied by an adult at all times.
13)Failure to follow the rules by the guest will cause immediate expulsion from the premises, and the host tenant must take responsibility for it against the consortium.
About the use of the gym
1)The gym works throughout the year, from 7 am until 11 pm.
2)The access or use of the gym by guests or people under 15 it´s not aloud.
3)Those using the gym must leave weighs and other items in place when finished, and will be responsible for breakage or loss of equipment.
4)The gym is a non-smoking area
5)Personal trainers cannot use machines or free weights at the gym. They can only show the exercise execution.
6)Shall be kept the torso covered at all times.
About the use of SUM (multipurpose room)
1)The multipurpose room is for the exclusive use of owners
About the use of storage space.
a)It is strictly forbidden to users
1)Save any item that exceeds the size of the storage.
2)Save explosives, flammable, asphyxiating elements and any object that represents a danger to the general safety.
3)Place items in the hallways or traffic areas, which would interfere with the opening of the neighboring storage.
b)The user take responsibility for keeping your storage with closed padlock or lock. As the user will be the only responsible in case of missing.
About the use of lobbies, lifts, meal delivery and other
1)On the ground floor halls cannot enter or remain barefoot, shirtless, or with wet clothes.
2)Delivery of food and/or grocery stores or supermarkets will not be able to enter the building.
3)No motorcycle may go up by elevator.
4)Any guest or person outside the building must submit their documentation and data to be recorded admission and discharge.
Tenants/Renters MUST complete this ordinance to joining the apartments.
About sanctions
About Tenants/Renters
1)Tenants/Renters must submit a photocopy of your passport or identity card at the desk downstairs.
2)If any tenant/ renters destroy building’s property must pay the amount of compensation multiplied by two (2).
3)Tenants/Renters who make noises due to parties, shouting, or bad habits, will receive economic sanctions, and the owners also will be informed of such behavior.
4)Tenants may only invite persons from Monday to Friday. Tenants/Renters are not allowed to do so on weekends.
5)As of September 1, 2012 is not allowed to bring pets to any new tenant.

Paula e Martin são muito solicitos! O apartamento é lindo, bem organizado e clean. Todas as coisas que precisamos, eles resolvem rapidamente. O condominio é grande e a vizinhança é agradavel. O bairro é bem bohemio.

The apartment is located in the Palermo area, where many nice restaurants and bars are located. Metro is at walking distance, and it is about a 15 minute metro ride to the city center. The aparment looks like on the pictures. It is very spacious with the bedroom on a separate floor. I loved the swimming pools, and the view from the top floor. The flat is very secure and has a doorman. Communication with Paula and Sandra went smooth. I had a great time and would definitely stay here again.

We had a wonderful stay at Paula's apartment! It was exactly as described, and a perfect place for a couple to stay for an extended period of time (we were there for almost 10 days). The location is terrific: it is very close to many excellent restaurants and bars, and a short walk from Palermo SoHo. The apartment itself is clean, well-maintained, and spacious. It was very nice having a sleeping loft as it made the space feel like a real 1-bedroom apartment. Check-in and check-out were both very easy: Paula's assistant met us on time, was very helpful and gave us great information about the apartment, the building, and the neighborhood. The only thing we wish we had known ahead of time is that the bed upstairs is actually two twin beds connected in the center--so for a couple this wasn't quite as comfortable as a real queen mattress. But we were very happy nevertheless. We only wish we could have stayed longer!

This condo is fantastic! You are located right in the middle of some of the best dining options we found in BA. A Nice bed, good air conditioning and strong pressure in the shower. The rooftop pool was really nice with a great view of the city. We would stay here next time we visit.

The listing description was 100% accurate and Paula was extremely attentive and always available. Her team is equally as amazing. I had an incredible experience in this apartment, not only was it centrally located in the best neighborhood, the building was also one of the most beautiful. It was extremely hard saying goodbye. I would highly recommend everyone to book through Paula - all her listings are beautiful and you can't put a price on the amazing service she provides. Thank you Paula for making my first trip to Buenos Aires a very memorable one. I do hope to stay with you again very soon!!

La situacion economica argentina a partir del 2001 ayudo a que los extranjeros vinieran a buenos aires a conocer, estudiar, pasear y hasta querer radicarse ...
Me encanta el barrio de Palermo, donde naci y me crie, naturalmente a traves de los años fui creciendo en la cantidad de departamentos que tengo x Palermo Soho, Palermo Hollywood, Palermo viejo. Es el barrio donde tengo mi casa y donde recomiendo para cualquier extranjero que llega para vivir , disfrutar y desde alli conocer toda la ciudad.
Conoci a Martin hace un par de años quien se sumo a mi proyecto de alquileres, aportando sus cualidades de buen gusto y relaciones publicas, a partir de alli crecimos juntos en el barrio de Palermo Hollywood con muchas propiedades en edificios modernos , con amenities, casi enteros para alquiler, lo que nos abrio las puertas a no solo a particulares , sino tambien a productoras , empresas internacionales, universidades que querian estar en propiedades independientes pero en el mismo edificio.
Hoy tenemos propiedades que se adaptan a todos los estilos. Nos dedicamos personalmente en seleccionar las propiedades, darles el toque de distincion y confort que se necesita para que uds puedan disfrutar a pleno de los departamentos, asi como tambien de ayudar al extranjero que viene a Buenos aires a encontrar la propiedad mas indicada para sus necesidades.
Siempre damos lo mejor de nosotros , asi como nos gusta recibir lo mejor de quien nos visita. Estamos atentos a todos los detalles, tanto para recibirlos , como todo lo que haya que ajustar , resolver o solucionar , que puedan naturalmente ocurrir durante durante su estadia.
