TERMS AND CONDITIONS: The rights and obligations of the parties to this agreement are defined by law. Your signature on this agreement, payment of money to secure the reservation or taking possession of the rental property is evidence of your acceptance of the agreement, and your intent to use the property for a vacation rental. Belloise Realty, Inc., the management firm, on behalf of the owner of the property, rents the subject property to the tenant, subject to the provisions of the rental agreement.

FINAL PAYMENT Final payment for your rental is due 60 days prior to your scheduled arrival date via cashier's check, money order, MasterCard, Visa, American Express or Discover. Late checkout, trash left or vacation rental or grounds needing more than reasonable cleaning will result in an additional cleaning charges based. Late checkout charge $36.00 per additional hour.

ACCIDENTAL RENTERS DAMAGE PROTECTION: ARDI (Accidental Renters Damage Protection) is a one-time fee of $69. ARDI (Accidental Rental Damage Protection) provides coverage for accidental damage during your stay. A charge of $69 (provides up to $1500 in accidental damage) is required for most units. If damage exceeds the amount of coverage guest hereby authorizes Belloise Realty to charge guest credit card for the cost of repairs, replacement, services, telephone charges or extra cleaning for all damage, breakage and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture, or carpeting, Guest shall be responsible for damage costs exceeding amount covered by damage protection fee, including collection costs and attorney's fees. Documentation detailing damages and charges will be provided to the guest.

KEY PROCEDURES: DAY OF ARRIVAL: Most of our beach rentals have a KEYLESS ENTRY CODE. Please call Property Management Office prior to arrival for instructions. ((PHONE NUMBER HIDDEN) or ((PHONE NUMBER HIDDEN) Check in time is: 4:00 PM. Check out time is promptly at 11:00 AM.

WHAT TO BRING ALONG To assist you in deciding what to bring with you on your vacation, please note the following: All residences are furnished with: air conditioning and heating microwave, toaster, coffee maker, television, glassware, cookware, and flatware, iron and ironing board, pillows, blankets, and sheets, towels (For Indoor Use Only) One roll of toilet paper in each bathroom and paper towel roll in the kitchen is provided. Many residences are furnished with: Dishwasher Washing Machine and Dryer. FEW or NO residences are furnished with: Hairdryers, Beach chairs, beach towels, umbrellas, and bicycles, food of any kind, (including condiments), laundry soap, bath soap, dishwashing detergent, bath soap, cribs, highchairs, or air mattresses. In order to make traveling with children easier for you, we can arrange to have a crib, highchair, or rollaway bed pre-delivered to your vacation residence. Additional rental charges will apply.

CANCELLATION POLICY: There are NO REFUNDS. We understand there can be unforeseen emergencies that could cause a cancellation to a reservation therefore Travel Insurance is highly recommended. Should cancellation be necessary, advance deposits, rents or other fees will not be returned. NO refunds for early departure and/or eviction.

AGE REQUIREMENTS: We will not rent to vacationing students or singles under 25 years of age, unless accompanied by a parent(s). Any reservation made under false pretenses will be subject to eviction and forfeiture of advance payment of rent and deposits.

MANDATORY EVACUATION Cancellation or early departure due to inclement weather including hurricanes, mandatory evacuations or states of emergency, does not warrant a refund for rent or deposit. Purchase of Trip Cancellation and Interruption Insurance is highly recommended.

SUBSTITUTIONS: Management strives to comply with all reservation requests for a specific vacation residence, however due to unforeseen mechanical problems, or other unforeseen circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice should a residence become unavailable.

TERMINATION BY OWNER: Management strives to comply with all reservation requests for specific vacation properties. However, due to ownership changes, properties being removed from rental use, mechanical problems or other unforeseen circumstances, we cannot absolutely guarantee a specific rental property. We reserve the right to change assignments without notice or liability should the unit or property become unavailable. When comparable accommodations are not available, guest will have the option of selecting from available properties at the published rate or receiving a complete refund of their reservation deposit.

PROPERTY CONDITION: Please note that we have checked the unit before your arrival. If you have any remarks please give us written notice within 24 hours after your arrival. This will be your evidence at move out.
PETS: Where permited. if you are bringing a pet, you are completely responsible for any pet damage including cost of pet feces not picked up. Also all dogs must be leashed at all times (per City of Clearwater) when outside and must be supervised by owner.

REPAIRS: From time to time, it may be necessary for us to enter the vacation property during reasonable hours for any purpose connected with the repair, care or management of the property. Every effort is made to keep items in each property in good working order. Please notify your check-in office of any difficulty you have during your stay so repairs can be made as soon as possible. No rebates or reduction in rent will be made for mechanical failures or malfunctions, interruption of utilities or other maintenance problems such as air conditioners, heaters, dishwashers, washers, dryers, TVs, VCR's, swimming pools or appliances. Renter will be held responsible for any and all damages that occur during said rental dates.

MOVING FURNITURE Do not move the furniture. Moving furniture could result in a fine of $250.00.

HOUSEKEEPING Your accommodations will have been cleaned before you arrive and after you depart. Guests are responsible for laundry needs during their stay. Please strip beds of sheets when checking out. A load of laundry should be washed and placed in dryer prior to your departure. Please do not overload the washer. All dirty dishes must be placed in dishwasher and dishwasher started. Housekeeping will put dishes back in cabinets. All trash to be placed in trash container outside upon your departure. Please do not leave trash in house. All food should be removed from refrigerator and freezer. Please do not leave any sugary items as this attracts ants. Trash to be placed in wheeled trash containers and moved to street on the appropriate days as stated in your info book at the residence if staying in a home.

NO SMOKING: Smoking inside is strictly prohibited and will result in a $500.00 fine.

LOST AND FOUND: Management is not responsible for accident or injury to guests or for loss of money, jewelry or valuables of any kind. Although we are not responsible for items left behind, unclaimed items will be donated to local charities.

CRIBS, HIGH CHAIRS and PORT-A-CRIBS: In order to make traveling with children easier for you, feel free to contact (URL HIDDEN)

BOATS, HAULING TRAILERS, MOTOR HOMES: NO motor homes, boats or hauling trailers allowed without owner's permission. Please call before bringing any of these items as there is limited parking and some trailers are not permited in accordance with our City Ordinance.

BARBECUE GRILLS: Guests are responsible for charcoal and or propane gas for grill. Please use caution when grilling. Do not grill in screened in porches. Do not place HOT ASHES in any trash container. Do remove ashes only after they are completely COLD.

POOLS AND HOT TUBS: (if applicable) Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. Pools are for guests use only. Please remember you are in a residential area; please keep the noise level down. We do not wish to receive complaints from the neighbors or the police. Excess noise complaints will be subject to eviction with no refund of monies.

OWNERS SET SPECIFIC RULES: regarding the maximum number of occupants, pets, smoking, etc. As the vacation rental management we enforce these rules, and may evict renters or their guests when they are exceeded. If pets are not allowed at the vacation rental, that includes pets belonging to your guests. Large gatherings, house parties, etc., are absolutely not allowed unless approved when your booking is made. Sub-letting is not permitted. Any disturbance resulting in neighborhood complaints or police action, or other illegal activities, damage to the vacation rental, or violation of this agreement or of rules and regulations governing the vacation rental, will be considered sufficient cause for immediate termination of your stay, and all monies paid will be forfeited. This agreement does not create a tenancy for the vacation rental; you can be removed from the vacation rental without process of law if you do not depart at the appropriate time.

THE OWNERS, HOMEOWNERS ASSOCIATION, AND AGENT ARE NOT RESPONSIBLE for any injury to any tenants or tenants' guests, or for loss, theft or damage to any tenants' or tenants' guests' property your belongings whether associated with the rented unit, or the common property areas.

LONG DISTANCE CALLS: Not all vacation rentals have landlines however for those that do you are responsible for all your long-distance charges. You can receive incoming calls except for collect ones, and make outgoing local calls, however you cannot make outgoing long-distance calls except Collect or with a charge card.

YOU AGREE TO NOTIFY US IMMEDIATELY if a maintenance problem develops at your vacation rental so we can have it remedied as quickly as possible. Owners and Agent reserve the right to make repairs as necessary, and to enter the vacation rental with reasonable notice, or without notice if you cannot be reached.

WiFi INFORMATION: Wifi information will be sent by email or text message. Guests can also call our office for the Username & Password.

PROPERTIES FOR SALE: Occasionally, vacation residences are listed for sale. We reserve the right to show these properties to potential buyers. Every effort will be made to schedule showings so as not to interrupt your vacation.
RATES: All rates are subject to change.

YOU ARE RESPONSIBLE FOR YOUR CHOICE. This vacation rental is individually owned. We have described our vacation rental in detail to the best of our ability, but we cannot make the decision for you and will not be responsible if you are not happy with your choice on arrival. The rent will not be refunded and cannot be transferred to another location.

BY SIGNING THIS AGREEMENT THE TENANT AGREES TO "HOLD HARMLESS THE FLORIDA VACATION RENTAL COMPANY IN ALL CLAIMS AND LEGAL MATTERS INCLUDING BUT NOT LIMITED TO: DOUBLE BOOKINGS, DEPOSIT MONIES, HURRICANES, FLOODS OR OTHER ACTS OF NATURE, DAMAGED PROPERTIES, FIRE, THEFT, LOST OR STOLEN PROPERTY, PEST INFESTATION AND CHANGES IN ZONING LAWS AFFECTING RENTALS, INJURY OR DEATH. THE TENANT UNDERSTANDS THAT THIS AGREEMENT IS BETWEEN TENANT AND HOMEOWNER [LANDLORD] AND ALL DEPOSIT MONIES BECOME PROPERTY OF LANDLORD.

The house was beautiful, clean, and right on the water! Patty and her team were good communicators regarding getting the key and check-in instructions to other members of my party who arrived first. They were also very receptive to our comments and made the check-out process easy as well. We appreciated their flexibility and organization. Overall, it was a pretty seamless experience, perfect for relaxing, and because of that we loved our time in Clearwater!

I have mixed feelings about this place, but most of it comes from my mixed feelings about Clearwater in general, so I'll list my pros and cons to stay objective. Pros: Beautiful interior, just as pictured. Very close to the beach and Clearwater shopping and dining areas - you can easily walk to both. Quiet neighborhood with lots of other seasonal rentals. Off-street reserved parking. Nice waterway view from a large private balcony. Beds were comfortable. Quality linens. The place was clean and modern. Lots of master closet space and clothes storage. If you plan on staying in Clearwater, this is a great choice. Cons: This rental is managed by a real estate company, so keep in mind that you will not get a 'friendly-welcoming-owner' experience. If you like hands-off, no communication, this is the type of rental you would do well with. This should be obvious when booking given the legalese. The amenities provided were very skimpy. For ~250/night, I shouldn't have to buy toilet paper or garbage bags. I know every Airbnb varies in what is provided, but I don't think toilet paper is one of those things that should be negotiable. There was one roll per bathroom (2) provided. This place sleeps six people, so if you are staying more than a couple days, you are going to have to buy your own toilet paper. We also had to buy our own garbage bags. I think those should have been provided as well. There were some dishwasher tablets provided, but I think that's reasonable given that the house manual requires dishes to be done before checkout. Of course, it also requires that a load of laundry be done as well, but no laundry detergent was provided - we purchased our own. The balcony, while nice, is in direct sunlight most of the day (this may be a 'pro' for you, but I would have preferred more shade. This is obviously something that can't be changed, but it's worth mentioning in case balcony use is a deal-breaker for you). The pool is either older and in need of refurbishing or slightly dirty. I didn't actually use it, so I can't say for sure, but it didn't look great. Something to keep in mind if a pool is a big deal for you.

The apartment was exactly as described. It had access to a private dock and was 10 mins walk to the beach. Exactly what I was looking for.
