Sitting room, kitchen and dining room on the second floor and a gallery sitting room on the third floor. Also a garage and secure enclosed garden.
The house has a balcony off the sitting room (2nd floor) and a veranda leading to the garden on the ground floor.

Having heard some dreadful stories from other people who do short term lets and having now experienced a couple of difficult situations ourselves we feel we need to include the following information.
The house is on a quiet street next to Holyrood Park. Please keep any noise to a minimum, especially at night.
This is strictly a No Smoking house including e-cigarettes and vapping. The policy extends to the grounds including the Balcony, Terrace and Garden. It will be necessary to impose an extra cleaning charge if this guidance is overlooked.
Pets are not allowed unless discussed and agreed at the time of booking. It will be necessary to impose an extra cleaning charge if this guidance is overlooked. We charge a one off £20 for an approved pet to stay.
You will arrive to a clean and tidy house. We would be grateful if you could leave the house in a similar condition when you depart. In order to keep costs down for guests, the house rental covers a cleaning contract on changeover of dusting, wiping down, vacuuming, bathrooms and kitchen cleaning and changing the linen & towels.
It does not include emptying of bins, emptying and cleaning the fridge, removing marks and stains from furniture and carpets nor undue cleaning of pots, pans or cooker. However, if you prefer just to walk out and leave it to us, we can organise the extra cleaning, which will be charged at a rate of £20/hour.
Soiled mattresses, bedding, linen and towels along with breakages and items missing on check-out will be charged for.
Missing keys/alarm fobs render the house insecure therefore will be charged at the cost of a locksmith to replace lock barrels, cutting keys and the alarm company to replace and programme a new alarm fob - be aware this is very costly!

My wife and I lived in Edinburgh when we were first married but left over 20 years ago because work took us down to England.
We love and miss Edinburgh and fell in love with this house as soon as we saw the stunning views.
We use it whenever we can between short term lets and trust you will enjoy its beautiful location in the heart of Edinburgh and all that Edinburgh has to offer as much as we do every time we visit.
