The LANDLORD offers a special service to the TENANT to assist you in all your questions , requests and / or any kind of clarification . In case of any emergency situation in the house during your stay , where it is necessary to visit our local representative, the TENANT should contact us to arrange a visit as soon as possible.
REGARDING THE RENTAL
•The minimum period for rental is five (5) days.
•The CHECK-IN and CHECK-OUT times are:
-Check-in: 3:00 PM(URL HIDDEN) Check-out: 11:00 AM;
-All Joy Homes properties are subject to an inspection procedure previously to the arrival of the TENANT, in which the property is prepared for hosting the guest, and is checked regarding its general functionality and the integrity of all of its objects according to the Pre-Check-in Inspection Report which will be available on the property desk Travel Joy and must be checked immediately by the TENANT after their arrival.
-TENANT must previously inform the LANDLORD of the estimated time of their arrival at property.
•This welcoming procedure shall be carried out via phone or Facetime by the LANDLORD. For those who arrive at property before 18:00hs (Brazilian local time), contact will be made the same day. For those arriving at the property after 18:00 hs contact will be made the next day in morning time. TENANT will be responsible for checking the property and its objects general functionality at the time of their arrival. In case of any doubt, the TENANT must get in touch with the LANDLORD immediately through the means of contact given. After checking is carried out the TENANT must sign the Term of Property Inspection which is on the property Desk along with the Pre Check-in Inspection Report which was already carried out. This term after being signed will be taken by a local representative during the TENANT stay. After signing this term, any objections concerning the functionality of the property or its objects will not be accepted since the TENANT after signing the term is held responsible and confirms the property integrity.
•The LANDLORD offers the TENANT special support, in order to assist him/her with all his/her doubts, requests and/or any other type of inquiry. In the event that an emergency arises during the TENANT'S stay, requiring the representative to visit the place, the TENANT must contact us so we can arrange a visit as quickly as possible.
Customer service opening times are from Monday to Friday 9:00 am to 06:00 pm and from 10:00 am to 06:00 pm (Brazilian Local Time) on Saturdays, Sundays and bank holidays.
•Early entry is not allowed, neither is the TENANT'S stay after the check-in and check-out times mentioned above. In case this is necessary due to force majeure, the situation shall be assessed, considering the house's availability. In the event that the request is accepted, additional fees shall incur according to the rules below:
- EARLY CHECK-IN - Additional charge of a half the daily charge. Early check-in is available from 09:00 AM onwards on the date scheduled for check-in.
- LATE CHECK-OUT - Additional charge of a half the daily charge. Late check-out is allowed up until 6:00 PM on the day scheduled for check-out. After this, any extra time shall be considered as extra days;
•Early check in and late checkout can be purchased by TENANT by sending a written request to the email (email hidden). Availability of these services shall be confirmed by the LANDLORD via email, 01 (one) day before date of check-in or check out. Payment of such services shall be made in cash directly to our local representative before check-out date.
•EXTENDED STAY – IF TENANT wants to extend their stay after the period agreed, and in case of availability, TENANT shall send a solicitation to the email (email hidden) informing how many days will be needed. The total sum of extra days + touristic tax should be purchased by prompt payment when solicited by cash (USD) to the LANDLORD local representative. In this case, TENANT will not have to pay another check-out fee.
•In case the rented property is not available for extended stay and having another JOY HOME available with a different layout, such as different number of bedrooms or toilets, LANDLORD will offer this property upon prompt payment by cash (USD) to the LANDLORD local representative. The new budget is calculated according to the price of the property and the period of the stay (high or low season), and the exchange rate of the day, therefore there might be different values in comparison with the other days. In this case there will be an extra check out fee.
•Please note that any request for early check-in or late check-out is subject to the availability of the house and may be declined, due to the fact that short term holiday rentals may have been arranged with other guests;
•Reschedules: if requested by the TENANT and subject to availability, a fee of US$ 50 shall be charged to reschedule;
•If there is availability, an upgrade may be granted, as a promotional courtesy and free of charge, subject to the TENANT'S interest and acceptance;
•In accordance with safety rules established by the Fire Department, the number of guests established for the house cannot be exceeded (children and adults), due to the number of rooms. In order to maintain safety for the house and its guests.
•- JOY HOME DREAM (4 bedrooms) – Up to 8 guests
•- JOY HOME SMILE (5 bedrooms) – Up to 11 guests
•- JOY HOME FUN (6 bedrooms) – Up to 13 guests
In the event that an amount of guests higher than the permitted number is detected during check-in, or even if there are any guests not previously informed during booking, they will not be able to stay in the house overnight. The LANDLORD shall not be responsible for their accommodation.
Children under two (2) years old (24 months) do not count as a guest, as they should sleep in a crib, offered free of charge by the LANDLORD. Please note that the manufacturer's technical specifications state that the crib is suitable for children weighing up to 14 kg and with a maximum height of 89 cm. If a child exceeds these limits, he/she will not be able to use the crib and shall automatically count as a guest;
•No cleaning service is including during the stay. The TENANT may add a cleaning service when requesting a quote, or even during his/her stay by emailing (email hidden), as long as the request is made 3 days prior to the date when the cleaning is expected to take place. In this case the service shall be paid for at once upon the request, using the credit card previously informed in the Term of Debit Authorization.
oCost of Basic Housekeeping – US$ 100.00
oCost of Complete Housekeeping – US$ 150.00
•It is forbidden to contract any services to be provided by unauthorized people not approved by the LANDLORD.
•In the event of a storm or hurricane no refunds are given, with exception of when state or local authorities demand mandatory evacuation;
•Receiving of packages: the guest can receive packages, using the address of the rented property. However, according to the rule established by the condominium management, the service for receiving the package will be charged and shall be paid in cash at the reception (Club House) at the time of the receiving. The value is set by the condominium itself and might change without previous notice. TENANT shall present some sort of identification as well as the “tracking-number” (package order number or confirmation number) to receive the package. The receiving of a package will be at TENANT’S risk and responsibility for any possible problems. LANDLORD shall not be responsible for any problems such as failure of delivery, delay, package conditions, package loss and incorrect address and information. If package is not delivered by the day of check-out, LANDLORD shall not be held responsible for its shipment to any other address or for its storage.
•INTERNET/CABLE/TELEVISION services are offered free of charge in every Joy Homes' house, with no additional cost for the TENANT. Interruption and/or failure in said services due to equipment failure and/or technical issues with the local provider exempt the LANDLORD of any responsibilities and/or refunds.
The TENANT must abide to the cancellation policy set forth below, declaring knowledge of the penalties charged. Any cancelations must be carried out in writing to the e-mail: (email hidden).
•Once a reservation is made and a cancellation is requested by the guest, the following rules will be observed:
oCancellation up to 30 days prior to check-in: no penalty
oCancellation within 29 days or less prior to check-in: no refunds given.
USE OF THE PROPERTY
•The TENANT is also responsible for the correct use and conservation of the property, which includes all assets within. By the end of the stay herein described, the property and its assets must be returned in the same conditions, as described in the Inspection Form. A copy will be handed to the TENANT upon the check-in procedure, duly signed by both parties.
•It is strictly forbidden to smoke inside the house. Smoking is only allowed outside, and it is forbidden to discard cigarette ends on the ground. Failure to abide to this rule will make the TENANT bound to pay a fine, plus any expenses necessary to clean the house.
•Pets are not allowed in any case.
•The water heating system for the house is based on standards used in US residences, in which hot water is kept in a reservoir, to be used in showers and taps. However, in case the use of water is higher than the standard established by the manufacturer (for instance, when all showers are used at the same time), the capacity of heating and replacement of water is diminished, which could cause a decrease in temperature for the water used in the showers.
In order to avoid this situation, before the TENANT arrives the heating is programmed in its highest power. Therefore, we recommend that the TENANT does not alter in any way the programming for water heating the house. In case this occurs and a visit from our local representative is required for the reprogramming of the system, an extra fine of US$ 100 will be charged.
•It is forbidden to remove any objects from the house, which includes towels and sheets.
•Towels and rugs must be used exclusively in the bathrooms, for personal purposes. The use of this material in different areas and/or for other purposes is forbidden.
•Pool towels are available for the TENANT, in different colors, to be used by the pool area. Only this kind of towel shall be used in the area. These towels can be found in the closet next to the bathroom on the ground floor of Joy Homes Fun houses (6 bedrooms), and the closet located on the 1st floor of the Joy Home Dream house (4 bedrooms).
•All sheets and white towels available for the TENANT during the stay have an extra item in the bedrooms' closets and the closets next to the bathrooms. In case the TENANT wants to wash any of these items, it is important to keep in mind they must be washed away from any colors in order to avoid stains and the subsequent charge to replace a damaged item.
•Visitors are allowed as long as they do not stay overnight. Any visitors are the sole responsibility of the TENANT;
•All houses are private, so owners and their local representatives (LANDLORD), are not responsible for any accidents, injuries or sickness affecting the guests during their stay;
•The house has a safe that is normally located in one of the suites. We strongly recommend that any valuables, such as passports, travel documents, money, and jewelry are kept inside the safe. The password must be set by the TENANT and it is his/her sole responsibility (instructions for the use can be found on the safe);
•The TENANT is responsible for locking all doors and windows with access to outside areas, as well as turning the house's alarm system on when he/she goes out.
•The LANDLORD is not responsible for loss/theft of valuables and/or personal items of any kind inside the house during the TENANT'S stay;
•The TENANT is aware of the risks he/she is responsible for in relation to any damages that may occur to anyone in the house due to misuse of installations.
•The TENANT is responsible for overseeing children and caring for their safety when staying in the rented houses, especially around the pool areas and the game room area (upper floor) of Joy Home Smile's houses, which have double height ceiling. Any incident is the sole responsibility of the child's parents and/or adults responsible for the child.
•TENANT shall be held responsible for keeping the house in perfect condition and functionality, and may any incident occur with the property or its objects, including courtesy items, during the stay that results in the need of repair or replacement of any items TENANT shall be responsible for all the costs, including the ones regarding local workforce, if needed, for the repair or necessary materials for replacement, the payment of all the costs shall be made trough secure deposit . It’s worth reminding that the incident shall be immediately reported to LANDLORD via the email address (email hidden)e property is supplied with basic products for the day of the TENANT arrival, as a gesture of courtesy, such as toilet paper, plastic bin bags, and liquid soap. TENANT shall be held responsible for additional purchase of such products during their stay.
•Electrical and electronic devices should be used for their intended purposes only.
•It is forbidden to remove and/or uninstall any security appliances from the house, such as the residential alarm and the security alarm at the door that provides access to the pool.
•The LANDLORD offers a courtesy barbecue grill that may be used during the stay.
•All JOY HOMES have a private pool, some with an integrated Jacuzzi. A pool heating service can be requested for a minimum period of 5 days, upon reservation or during the stay, at the price of US$ 35/day. The amount will be charged to the credit card informed in the Term of Debit Authorization signed by the client at the time of realization of check-in.
•In case the service is requested during the stay, payment must be provided at once with the credit card provided alongside the Term of Debit Authorization;
•In case the house in question has a Jacuzzi integrated to the pool, its use must abide to the following rules:
- The use of the Jacuzzi is forbidden for children or teenagers under 18 (eighteen) when unsupervised by an adult;
-Some people may have reactions due to the massage. The TENANT uses the Jacuzzi at his/her own risk;
-It is forbidden to stand on top of the Jacuzzi and swimming pool covers. Their purpose is thermal insulation only, and they cannot stand the weight of one or more people. If a cover is damaged, a replacement shall be charged for;
-Please remember to cover the Jacuzzi with the protection cover whenever it is not being used;
•Nothing should be discarded inside the toilet, not even toilet paper;
•TENANTS are held responsible, during their period of stay, and on the day of the check-out, for the disposal of all garbage, such as plastic packages, bags, boxes originated from shopping. All the garbage exceeding the capacity of the garbage containers, which are available inside the house and in the external garbage compartment in front of the main door (yard bench), must be disposed directly into the garbage container, located on Majesty Palm Road (next to the tennis court), as determined by the condominium internal rules of procedure. It's strictly prohibited to leave any sort of garbage such as bags, organic residues, packages on the top of the garbage compartment (yard bench) or in any external area around the house. TENANTS who fail to comply with this rule, will be subject to payment of a fine, applied by the Condominium. In case it is noticed during the inspection the presence of garbage or garbage remains left by the TENANT in the internal or external area of the house, a fine of USD 50.00 will be charged for the payment of a garbage disposal service which will be carried out by local servisse, through security deposi.
•Furniture and electronics cannot be moved or taken away from the premises or their original places. This includes beds, mattresses, sound systems, gaming systems, blue-ray players, sofas, desks. This is in order to avoid any damage to the objects and the house.
•Parking is limited to 2 (two) vehicles for houses with 5 (five) or 6 (six) bedrooms in their private garages. Houses with 4 (four) bedrooms can have one parking space in an unreserved area close to the house;
•In common areas, vehicles can only be parked in designated parking zones;
•The client (TENANT) authorizes a new inspection whenever it may be deemed necessary, which shall be previously scheduled.
•The LANDLORD is not responsible for any objects left or forgotten in the property by the TENANT after his/her departure.
•The TENANT must respect all rules enforced by the Condominium, as well as the rules herein established. Failure to comply with rules will render the TENANT liable to legal sanctions.
