Hi our names are Sabuhi and Salim, a professional young couple. We look forward to welcoming you to our lovely city. Your not just renting a room (all linen and pillows provided). Watch a DVD or take advantage of the Wi-Fi and log on, access email and search holiday options for your stay in Perth.

Clean, new, modern and air conditioning throughout I'm certain your stay here will be enjoyable. Perth has an excellent transport system and the bus and train station are at the end of the street which will take you into the city or connect with the rail services to Fremantle and other parts of Perth.

A major shopping centre is less than a 7 minute walk away, housing over 130 specialist stores everything you need in food clothing and electrical goods. Readings Cinema is also situated in the shopping precinct with 10 individual cinemas featuring all the latest movies. The cinema complex also houses a number of restaurants, catering to just about every ones tastes.

While your in Perth check out the port city of Fremantle, catch the free tourist tram and soak up our fascinating convict history. Take a day trip to the fascinating Pinnacles or perhaps to the unforgettable Wave Rock.

How about a river cruise up the Swan River to the Swan Valley region? Enjoy some wine tasting and have a lovely lunch surrounded by the valleys vineyards. Check out the local wildlife at Whitemans Park.

Take a bus into the city which is only 8 km's away and up to Kings Park Botanical Gardens for a picnic or some great photo opportunities. Check out the Bell Tower and stroll through the myriad of arcades that the city has to offer. Why not join one of the city tours and see all those little things you might otherwise miss.

Also you can get one of the free red, blue or yellow CAT buses that take you to different locations throughout the city. Get on and off as many times as you like and at no cost there FREE.

Of course you can also check out the many local beaches, Or take a ferry over to Rottnest Island and check out the beautiful secluded little bays hire a bike and cycle over the island and say hi to the islands main inhabitants the Quokkas, Their so cute, like tiny kangaroos. Whatever it is you want to do, you can access these and many more services easily, rite from here your home base.

And finally when it’s time to move on, the airport is only 4 km away, just over a 10 minute taxi ride away.

Правила дома

- No smoking and alcohol in or around the house.

Guest must lock up house when they leave the property.
No Smoking in or around the house please, thank you.
Please don't use outdoor shoes inside the house.
Guest may cook light meals and use kitchen utensils.
Guest visitors are not permitted to stay overnight. (No Exceptions)
Late arrival/departure times are ok however, depends on existing bookings.
Due to late International flights visitors may need to arrive very late, that’s OK.

- No pets or animals are allowed to be kept in or about the Premises.
-The two tenants whose names are listed will be the only people staying in those rooms.
-The Tenant agrees and acknowledges that the Premises have been designated as a smoke-free living environment. The Tenant and members of Tenant's household will not smoke anywhere in the Premises nor permit any guests or visitors to smoke in the Premises.
- Parking is available off street at Tenant’s own risk.
-Those parts of the Premises excluded by this Agreement and reserved for the Owner's own use are: MASTER BEDROOM, ROOM #3, STUDY ROOM, FORMAL LOUNGE, FORMAL DINING TABLE, CARPORT and SHADE.
-Tenants are required to arrange their own toiletries e.g. bath soap, shampoo, conditioner, body spray, tooth paste, personal care needs etc. as well as cooking needs/

Quiet Enjoyment
-The Owner will not cause or permit any interference with the reasonable peace, comfort or privacy of the Tenant in the use of the Premises and will take all reasonable steps to enforce this obligation upon any other Tenant of the Owner in occupation of adjacent Premises.
-The Tenant agrees and acknowledges that person (s) whose name (s) is (are) stated are the only person (s) who will be staying in the let premises and guests / visitors will not be allowed for the comfort of the both parties and no overnight stay is allowed.

Care and Use of Premises
-The Tenant will keep the Premises in a reasonable state of cleanliness and will notify the Owner as soon as practicable but within 3 days of any damage to the Premises and any state of disrepair which arises during the term of the tenancy.
-To keep the floor clean and for easy cleaning purposes, shoes are to be kept outside of the house. Slippers can be used inside the premises.
-The Tenant will not use the Premises or cause or permit the Premises to be used for any illegal purposes or cause or permit a nuisance. The Premises will be used solely for the purposes of a residence and the Tenant will not cause or permit the Premises to be used for any other purpose.
- - Please treat the flat as you would your own. Keep it clean, collect all shopping bags and garbage prior to check-out, and please don't leave dirty dishes

25.The Tenant will keep and maintain the Premises and appurtenances in good and sanitary condition during the term of the Agreement and any renewal of this Agreement.
26.It is the responsibility of the Tenant to keep common parts of the accommodation and shared appliances within the accommodation in good repair and clean. This obligation includes complying with all statute prescribed gas, electric, and fire safety standards.
27.The Tenant will keep the fixtures in the Premises in good order and repair and keep the furnace clean. The Tenant will, at Tenant's sole expense, make all required repairs to the plumbing, range, heating apparatus, and electric and gas fixtures whenever damage to such items will have resulted from the Tenant's misuse, waste, or neglect or that of the Tenant's employee, family, agent, or visitor.
28.Major maintenance and repair of the Premises not due to the Tenant's misuse, waste or neglect or that of the Tenant's employee, family, agent, or visitor, will be the responsibility of the Owner or the Owner's assigns.
29.The Tenant will be responsible to keep all service channels, including drainage, water, gas, electricity, telecommunications, and other services on the Premises, reasonably repairable by the Tenant free from obstruction and properly cleansed. This obligation includes the conduits, pipes, wires, cables, and aerials.
30.Using washing machine cost $5.00 per load.
31. The common areas needs to be cleaned and maintained as rquired.

Tenant Improvements
32.The Tenant will obtain written permission from the Owner before doing any of the following:

a.applying adhesive materials, or inserting nails or hooks in walls or ceilings.
b.painting, wallpapering, redecorating or in any way significantly altering the appearance of the Premises;
c.removing or adding walls, or performing any structural alterations;
d.installing a waterbed(s);
e.changing the amount of heat or power normally used on the Premises as well as installing additional electrical wiring or heating units. Using heater will cost an additional $15.00 per week.
f.placing or exposing or allowing to be placed or exposed anywhere inside or outside the Premises any placard, notice or sign for advertising or any other purpose; or
g.Affixing to or erecting upon or near the Premises any radio or TV antenna or tower.
h.Make any changes of the common areas or to add or remove any furniture, appliances etc.

Owner's Right of Entry
33.The Owner may, subject to the obligations contained in this Agreement above, enter the Premises in the following circumstances:

a.with the consent of the Tenant given at, or immediately before, the time of entry;
b.in any case of emergency;
c.for the purpose of inspecting the Premises or any other purpose on a day and at a reasonable hour, after giving to the Tenant between seven and fourteen days in advance;
d.for the purpose of carrying out necessary repairs to or maintenance of the Premises, at any reasonable hour, after giving the Tenant not less than seventy-two hours notice;
e.for the purpose of showing the Premises to prospective purchasers, at any reasonable hour and on a reasonable number of occasions, after giving the Tenant reasonable notice.
