No smoking in common areas of condo complex or in condo or on lanai.
No pets in condo. There are outdoor cats in complex. Do not feed the outdoor cats.
We charge a damage deposit to cover any repairs due to renter damages:
including damage to AC unit if doors and windows are left open while it
is being run. Also, we charge a cleaning fee but expect renters to keep
condo clean, no garbage to be left in unit and spills be cleaned up
Must be 25 years old to rent condo.
There is an inspection of the condo before renters check-in and after renters check-out. Photos are taken.
A short term rental agreement will be sent to renters and must be signed and received before any information for checking in is released.
Care should be taken that no damage shall be done to the unit or its contents.
None of the condo contents ie.. dishware, electronics, linens, furniture, etc. shall be removed, sold, or otherwise distrributed from condo
Maximum guests at all times: 4
No smoking in the unit, on the lanai or on the premises of the complex.* (no exceptions)
No pets under any conditions.
All property rules for the Royal Kahili must be followed. Please see a copy of these rules in the "House Rules" binder in unit. .
All debris, rubbish and discards shall be placed in trash receptacles during stay and
before vacating. The trash dumpster is located across from elevator. Public area trash receptacles are not for household trash and waste.
Dishes must be placed in dishwasher before leaving condo and dishwasher run.
All keys (except the one for the lockbox) are to be left on the kitchen counter in the tray and unit to be locked after checkout. There is a $50 lockout fee. Keep a set of keys in lockbox at all times. Renter will be charged for lock replacement costs if locksmith is called to open door.
All codes to the lock box, pool gate and front gate on property shall not be given to anyone else for any reason.
Contents of the unit lost or damaged including but not limited to electronics, linens, boogie boards, water noodles, etc...shall be replaced at the expense of renter.
Utility usage shall not exceed the allotted amount for your visit. Electricity has a very high premium in Hawaii, almost 50cents per kilowatt hour. PLEASE, keep the electric costs down. Close doors and windows if AC is being used. AC will not cool below 76 degrees and will be turned off totally if condot is left open during operation. Renter will be liable for all damages to AC unit if unreasonable usage cause damage to unit. Use cold water settings on clothes washer and monitor clothes in dryer to make sure that they don't "over" dry.
Immediate concerns, complaints or emergencies MUST be reported within 24 hours of arrival or during the occurrence directly to Rebecca Hoshiko or Bridget Smith. by phone.
Failure to comply with all the terms and conditions on this rental agreement is a forfeiture of your deposit.
(If additional funds are needed to cover damages or utility usage, you will be billed for it and payment for will be required within 30 days after your check out date).

~No maid service
~Do not remove towels, or other linens, or bedding and pillows from condo. We have provided beach towels for your use. These beach towels are only for use during your stay and must be in the unit after checkout.
All cancellations must be submitted in writing.
Cancellations submitted before 30 days prior to your arrival will be refunded in full.
Cancellations submitted 14-29 days prior to your check in date will incur a fee of 50% of the total amount due for the reservation.
Cancellations submitted 0-13 days prior to your check in are not eligible for any refunds.
~Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
~Reservations are only for up to 4 occupants and registered guests. No other individuals will be permitted to reside on property and will be asked to vacate premises.
~Any exceptions to the terms and policies in this document must be approved in writing in advance.
On-Island Emergency Contacts:
~Will be provided with property access information.
~Designated parking for one vehicle is included with reservation of the unit. Any additional vehicles must be parked on the street outside of the condominium complex.
There are no guest parking spaces. Any damage to parking area and other vehicles are the sole responsibility of the renter and will be billed to them . This includes damages to landscaping rocks and plants as well as the parking structure.
Lock Box/Pool/Front Gate Codes:
~There is a lock box outside of the condo for ease of entering the unit. There is 1 key that always needs to live in the lock box. There are additional keys inside the unit for your use during your stay. Any keys that are lost shall be taken out of the deposit. The codes for the lock box as well as the pool and front gate on property shall not be given out to anyone (aside from the registered guests staying in the unit) for any reason. If the codes need to be changed due to abuse from you or your guests, these charges shall be taken out of your deposit. The fees are determined by the on site property manager, John Smith, depending on the extent of work needed to be done.
~ This is a NON-SMOKING unit! Smoking is not permitted inside the unit, on the lanai or on the complex grounds. An additional cleaning fee of $200 WILL BE CHARGED if any of these conditions are not met.
~Due severe allergies of condo owners child.....this is a no-exceptions policy. You will lose your deposit if you smoke. Period.
(If you need to smoke walk across the street and smoke by the ocean....remember to clean up your cigarette butts...don't leave them for someone else to clean up).
~The unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

I testify that I am at least 25 years of age and am able to enter into a contract. I have read and understand the rental agreement in its entirety. I hereby agree to follow all the terms and conditions of this contract.

Our family is a long time resident of Colorado. We recently purchased a vacation rental property at the Royal Kahili in Kailua-Kona, Hawaii. The Big Island drew us with the abundance of interesting things to do there. We hope to make it our retirement home someday.
