HOUSE RULES

GUEST REGISTRATION

All guest are required to immediately after booking, submit their flight information (airline, flight number, arrival time), full name and age of all guests, contact phone number and email for registration purposes. At least 3 days before your arrival, you should notify us of the time at which you want to meet at the property. Failure to submit your travel information could result in cancelation of your reservation.

CHECK IN AND CHECK OUT

This is a private residence. All guests have to be checked in by us. We will personally meet you at the property to deliver the keys and take you up the residence. Do not go to the hotel reception as they do not manage private residence rentals.

Once we define a meeting time, my partner or I will be waiting for you at the Residences Lobby to check you in. The Residence Lobby is located on 24th St, not on Collins Ave (102 24th St, Miami beach). We give you a 30 min grace period from the agreed time for you to arrive. If we have to wait for you more than 30 min from the agreed meeting time, we would charge you $30 for each extra 30 min time increment.

At check-in, you will be presented with a Tenant Registration Form. Tenant must provide a credit card to open a House Account and cover incidental and misc. charges. Guest must also pay the $37.62 daily resort fee at the time of check-in.

Check in time is after 3:00 PM.

Check out time is before 11:00 AM.

We cannot guarantee an early check-in or late check-out, but we will do our best to accommodate you if we don’t have another guest checking-out on arrival date or checking-in on departure date.

With the check-in instructions, we will send you an availability calendar for the unit. If the day before your arrival is marked as busy, no early check-in available. If the day of your departure is marked as busy, no late check-out available.

Early check-ins or late check-outs have a cost of $100.

Unless a late check-out has been arranged and confirmed, our cleaning company will enter the property at 11am and it must be vacant at that time. You will be charged a $150/hr rate for any period of time the cleaning company has to wait past 11am. If the cleaning company is unable to clean the property in a timely manner and for that reason the upcoming guest were to cancel or we had to provide any type of compensation to the new guest, you will be charged for the loss of rental income from a cancelled reservation or for the credit provided to the guest.


When you check out, just return the keys to the resident lobby front desk.

Regular check in hours are between 9am–8pm. If you are not arriving within those hours to our property, please inquire with us before making the reservation. Arrival time to meet with us after 8pm and before 9am is subject to approval. Reservation may be canceled if not approved. Please take drive time from the airport to the property into consideration.

Late arrival fee (8pm – 1AM) - $100
After midnight fee (1 AM – 6AM) Total fee of $250
Early morning 6AM-9AM $100

Unless previously discussed, the charge may be removed from your security deposit if it was not charged at booking.

PARKING

HOUSEKEEPING

There is no daily maid service unless requested and paid off in advance. A cleaned room is provided upon arrival. Fresh linens and towels are included and not to be taken from the unit. Lost, stained or damaged towels and/or bed linens will be deducted from your security deposit. An initial setup of toilet paper, soap and shampoo is also provided but please note that we don’t replenish these items. Extra items needed are the responsibility of the Tenant. There is a $100 fee if you require additional maid service during your stay. At check-out, if excessive cleaning is determined by the housekeeping company that is beyond a “normal” final clean, extra cleaning charges will be deducted from the security deposit.

UTILITIES AND RESORT AMENITIES

No compensation will be given for temporary outage of electricity, gas, water, cable, internet/wifi, telephone service or any of the resort amenities. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.

NON-SMOKING UNIT

Smoking is strictly prohibited. Your damage deposit or security deposit will be forfeited and you will incur an additional charge of $150 for deodorizing if any evidence of smoking is found.

ENTRY BY OWNER

Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).

SLEEPING CAPACITY/DISTURBANCES

Guest(s) and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises. HOLD HARMLESS

The owner(s) of the property do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity, internet/wifi or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

MAINTENANCE

Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.

FORGOTTEN ITEMS

We not responsible for any item forgotten item(s) left in the unit by the guests. If the item is found, it can be shipped back to the guest for a handling fee of $45.00 + shipping rate. Abandoned items will be discharged.

ONLINE ORDERS

We do not take any kind of shipments from any online retailer before your arrival. If you have things that need to be shipped before your arrival, please have them sent and hold at the local post office.

As I have stayed in the Hotel before, I was more than curious what an AIRBNB there would be like. As the hurricane hit shortly before our arrival, I was very nervous if all would work out. Despite shaky internet, Barbara always found a way to reach me and bare with my nerves. The Condo is just as one would expect as the quality and standards are just that of the Hotel, spotless, wonderful quality. The kitchen was ample with spices, oil etc. The bathrooms, generous with small toiletries and never a fear of running out of towels despite having a wash/drier. Beds, couch, sunsets....all perfect. Barbara kindly accommodated requests and went above and beyond more than once to assure we basically had nothing to do other than enjoy. She checked in with us a couple of times and was always readily available per phone. The value is so good that upon my return, I would choose her accommodation over Hotel room any day of the week! Thank you so much!
