Renter must be minimum of 25 years old, with photo ID to match the credit card used to secure the reservation.
Booking form to be emailed to guest, completed and then sent back to owner prior to arrival.

Renters Must Abide By The Following Applicable Rules
HOUSE RULES – 242 MONTVIEW INC.
(Update March 2011-Supersedes all prior rules)
Unit owners are responsible for the adherence to the house rules by their family members, their guests or renters of the unit.
Each unit holder is entitled to two parking spaces. To ensure spaces are
available, each unit holder is responsible that his additional guest cars are
On weekdays following a snow storm, cars in the parking lot should all be parked on one side of the lot until the plow has cleared the other side of the lot. They should then be moved so the next plow trip can properly
finish the job. This is especially important on Thursdays and Fridays in order to allow for maximum use of the space on weekends. Even under the best conditions, there is only room for two cars per unit.
Recreational Vehicles (snowmobiles, motorcycles, off-road, etc.)
Recreational vehicles on trailers or otherwise (and such trailers) must not occupy already limited parking space during the busy ski season. If these vehicles and/or their trailers must be parked, then they must use the spaces directly adjacent to the ski hill so as to not consume our limited parking space. In addition, these vehicles and/or their trailers must not be parked longer than 24 hours.
The noise of start-up and operation of these vehicles disturbs the tranquility of our surroundings at any time during the year. Therefore operation of these vehicles within the confines of 242 Montview Inc. properties should be solely for the purpose of entering and exiting the property.
For the consideration of all, early morning and after dark operation within our confines should be done as quietly and as quickly as possible.
All unit owners have a substantial investment in the tennis court. Because of this, the following rules apply:
- Court use is confined to the game of tennis (NO SKATE BOARDS, OR
OTHER GAMES THAT WILL AGGRAVATE THE SURFACE)
- Proper footwear is required when using the court
- During the winter, careful use of ski poles should be taken while
crossing the court
- In the late fall, the tennis net should be taken down after use and stored
in the cupboards in the garbage (URL HIDDEN) tension should be released after each use.
No one wants to pick up and dispose of other people’s garbage. The dumpsters in the garborium is there for the disposal of soft garbage and recyclables. These rules apply:
- Only General household garbage is allowed in the dumpsters. Anything
you would not generally put in your kitchen garbage is not allowed in the
garborium dumpsters! (e.g.furniture, TV’s, lights, skiis, boots, appliances,
etc). If you require assistance in removing items other than household
garbage, you can contact Russ Dunkelman at (PHONE NUMBER HIDDEN) or email (EMAIL HIDDEN) for a quote.
- Each owner is responsible for placing the garbage IN THE DUMPSTER.
Do not send a child or someone who cannot raise the lid of the dumpster
to perform this task.
- Fireplace ashes must be cold before dumping
- Contractors and unit owners must remove their own construction debris
and may not put carpet, appliances, building materials or any other such
materials in the garborium. Please make arrangements with your
contractor for removal.
- There will be 2 special pick-ups for large items (mattresses, furniture,
etc.) These will be made in early November and at the end of the ski
season in the spring. Large items are not to be left in the shed at any
-There is now a new recycle dumpster in the left side of the garborium.
All recycle materials can be placed in this dumpster that is clearly marked
“Recycle”. It is not necessary to separate your recyclables and you may
put them together in a plastic bag and place the bag in the dumpster if
Dogs, Cats, etc.
Everyone loves his or her pets. In order to live amicably with one another these rules apply:
- All pets must be accompanied by their owners at all times when outside.
- Vicious pets are not allowed on the premises under any conditions.
- When pets relieve themselves in the parking lot, tennis court or the
paths where there is constant foot traffic, the owners are expected to
clean up immediately!
- When pets relieve themselves in areas other than those mentioned
above, owners are expected to clean the area on a regular basis during
spring, summer and fall.
Additions and Modifications (outside)
All owners must present in writing to the Board of Directors any request for any addition or modification together with preliminary sketches. A detailed drawing must be submitted to the board for final approval.
NOTE 1: A standard form for this purpose is available from the secretary.
- All storm doors must comply with the established standard.
Examples of previously approved additions / modifications are:
- Side windows in end units
- Porch extensions
- Front hall side windows
- Ski lockers
NOTE 2: Exterior colors are to remain consistent from unit to unit.

Transfer (Sale) of Units
The Board of Directors must approve all transfers
Equally important is that the prospective purchasers, through the owners or owner’s agent, be made aware of the “Rules and Regulations” of 242 Montview Inc. See attached transfer request form.
It is the responsibility of each owner to carry his/her own personal property and casualty insurance covering their personal property, personal liability, loss assessment and other property, which is your responsibility. This outline of recommended coverage should be used when you review your specific insurance needs. For further clarification on this insurance guide please speak to your agent or call Steve Grimaldi at John J. Grimaldi and Associates at (PHONE NUMBER HIDDEN).
DWELLING, OTHER BUILDING PROPERTY, NOT COVERED BY
All building items, whether inside or outside a unit, are currently covered under the Master policy purchased by your Board of Directors. Therefore it is not necessary to carry any dwelling coverage on your personal policies. Please note most insurance policies for owners of a co-operative apartment automatically contain building coverage at no cost to the owner.
Determine the replacement cost value of your personal possessions, excluding items of special value such as jewelry, furs, antiques, and collections. Request are placement cost coverage policy subject to a $250 or $500 deductible. Coverage must be written on an “ALL RISK” basis.
LOSS ASSESSMENT ENDORSEMENT
This coverage protects the Homeowner from special assessments resulting from inadequate association insurance, such as a large liability loss that exceeds the limit of the association policy or a property loss for which the association insurance is inadequate. We recommend a minimum of $10,000 written on an “ALL RISK” basis.
If your Home is rented for investment purposes, owners should endorse your policy to include loss of rents equal to at least six months and include loss or theft of your personal property.
PERSONAL ARTICLES FLOATER
Most policies limit coverage for loss caused by theft of jewelry, furs, guns,
silverware, antiques, coin and stamp collections. Items such as these should be appraised and specifically listed to insure full payment in case of loss.
COMPREHENSIVE PERSONAL LIABILITY AND MEDICAL PAYMENTS
Protects you and your family from liability claims for bodily injury or property damage to others for which you are held legally liable. This coverage is provided for occurrences within your Home and for Personal activities away from your home. We recommend you purchase a minimum of $300,000.
This coverage is written on a separate policy and is available for amounts of $(PHONE NUMBER HIDDEN) or more. It provides excess liability coverage over your personal automobile liability, HO-6 liability and other personal liability policies such as boats, rental property, etc.
NOTE: Depending on the type and amount of property damage that may be caused to the common grounds by a single or group of tenants or their contractor or their guest(s) the board reserves the right to ask that tenant or tenants to pay for such property damage instead of making an insurance claim for such damage.
All quarterly payments are due when issued. A $25 late charge is levied after 30 days.
We urge those unit holders who from time to time rent their units to be selective and apprise their renters of the rules. Post a copy of them where they can be readily seen. Special emphasis should be given to those rules that pertain to daily use (i.e. garbage, pets, parking, noise control, etc).
