access will be agreed prior to arrival, I will always endeavor to meet guest on arrival at the property to show them around. If this is not possible, or the guest is not clear at what time they might arrive, then a key location will be given and the offer of my meeting them following their arrival

Please note – the back garden of this property forms a series of un-fenced terraces and steps leading down to a shallow stream, and then onto natural woodland, and as such, is not suitable for children under five to be left unsupervised.

Payment in full must be made at least 14 days before the date of arrival. Failure to meet this deadline will result in the booking being cancelled. Bookings made less than 14 days before the date of arrival must be paid for by bank transfer or (SENSITIVE CONTENTS HIDDEN) on the date of booking.

A £200 good housekeeping deposit is required at the time of arrival and can be paid by cash or cheque GBP . This will be returned to you following your holiday by bank transfer.
If you require to cancel a reservation for any reason go to the (website hidden) cancellation page immediately.
If you cancel at any time up-to 14 days prior to arrival, any monies paid will be refunded to you minus a 4% administration charge.
If you cancel within 14 days of your arrival date, every effort to re-let the house will be taken and you will be reimbursed only if its re-let.
If we are unable to re-let, you will pay the full amount of the let.
Making a Reservation
A home address, contact number and number of people and dogs – if applicable - staying in the property must be given at time of booking.
Arrivals & Departures
The house will be ready by 16.30 and the property must be vacated by 10.00 on day of departure. Details of how to get to the house and key collection details will be given following receipt of final balance.
Smoking is strictly forbidden anywhere on the premises. Failure to abide by this rule will result in an automatic forfeit of the good housekeeping deposit.
The house will always be clean and tidy for your arrival and should be left in the same way on departure. The following must be carried out:
All of the bins must be emptied and taken to the outside bins at the end of the drive. The general rubbish and recycling must be separated.
Any dog mess must be removed.
The kitchen (including the cooker, oven and microwave) must be cleaned.
Any damages must be reported and paid for prior to departure.
If the property is left in a dirty or inappropriate manner this will result in an additional cleaning surcharge.
Good housekeeping deposit
An additional cheque of £200 as a good housekeeping deposit must be sent with the final payment, this will be returned to the owners following the holiday. This will only be taken if the house is not left in the condition it was found in when arriving at the house.
We do accept dogs at an extra charge of £40 per week . However we do so with the understanding that owners will not under any circumstances allow their dogs onto the furniture or up the stairs. Dogs must never be left in the house unattended and all dog mess must be cleaned up from the garden. Any damage caused by a dog will be charged in full.
Cot/ High Chair
A travel cot and high chair is available for those travelling with babies and small children.
Breakages of plates, glasses etc will not normally be charged for, but all other damages and losses will be charged in full.
The occupancy of the property should never exceed 8 people.
As well as cancellation insurance, guests are recommended to take out holiday insurance to cover loss or damage to personal effects. Vehicles, accessories and contents are left at their owners risk.
The owners will not be responsible for any loss or damage or any injury to persons not caused through the fault of the owners.
To minimise the cost and inconvenience of cancelled bookings we would advise you to take out holiday insurance.
Restriction on Rental
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy. In this case refund will be at the discretion of the owners.
Repairs to the property
Occasionally due to damage or wear and tear an item of equipment may not be working. We will do our utmost to repair it as quickly as possible.
