My apartment is newly owned and has been lovingly decorated with brand new furnishings selected with comfort in mind! The apartment is perfectly located, situated on the third floor (no elevator) and is full of light and character. It is a perfect retreat from the stresses of city living and a dream to stay in.
Like any good house guest, I would like my guests to respect the apartment and look after it like it was their own. I have just acquired the apartment and all the furnishings are brand new. To own a little part of France was a life long dream of mine and is something I want to share with like minded souls who love everything about France and the French way of living - especially the South of France! It is small but compact and I think perfect!
You will be personally greeted at the apartment and shown how everything works. There are books, maps, timetables, suggested activities, favourite restaurants and information at the apartment, so you will slip into the local way of life instantly! Depending on your interest, we can recommend a myriad of adventures to keep you busy, as well as the best ways to relax and enjoy everything a holiday on the French Riviera has to offer as well as where to buy the best bottle of rosè bien sûr!

You will have advice and assistance on hand throughout your stay if needed. If I cannot be personally available, I will arrange for a personal meet and greet by a trusted friend at the apartment, who will also be on hand to respond to any queries you might have. Fluent in both English and French, help is close at hand if needed!

Once a booking is confirmed, I will also email a detailed list of favourite haunts, as well as all the information you need about the apartment. Check in is any time after 2.00pm on most days, however we will try to be flexible to accommodate your arrival and departure and to facilitate as smooth a process as possible. Please note that late check-ins after 9.00pm will incur a 40 euro fee. Check out is normally 10.00am, but please do ask if a late check in is possible and we will do what we can! Minimum 3 night stay.

Please also note that most of the Old Town in Nice is pedestrianised, so there is very little street parking. There are parking stations nearby but it is expensive and so I recommend taking public transport when needed.
BE CONSIDERATE OF NEIGHBOURS
The apartment is in a building where local Niçois people live and work, so respecting my neighbours is very important.
Please keep the noise down after 10pm. You can still stay up and chat till as late as you like but loud TV watching, raucous drinking games and playing music will disturb the neighbours.
Do not sleep or lie on the sofa.
Because the apartment is in the Old Town of Nice, everything is centuries old, and requires gentle handling. For instance, there is no need to pull hard to flush the toilet. In order to protect the plumbing, the apartment has been fitted with various water filters. Don't use the washing machine at the same time as when you are showering as this will affect the water pressure and may cause the shower to flood.
Please also don’t throw anything down the toilet except toilet paper and nothing down the kitchen sink as the Old Town have old pipes and we need to look after them!
Please be gentle when opening and closing the old, blue shutters.
NO SMOKING and NO PETS
The apartment is strictly no smoking and no pets.
USING THE KITCHEN
Please clean up the kitchen immediately after you've used it and wipe up any spills immediately, particularly those on the ceramic cooktop. Tell me if there are any breakages so I can replace or repair the item.
Please empty the kitchen bin regularly at least once a day or more often if you are preparing anything smelly such as seafood.
Please extinguish all candles before leaving the building or your room.
Turn off all lights when leaving your room for more than a few minutes or leaving the premises. When you leave for the day, turn off all heating and close all the windows. Make sure the bathroom lights are off.
Needless to say, please don't turn the heater on and then open the windows to lower the temperature.
BED LINEN & TOWELS
Please don't use any oil based creams or lotions in bed and remove makeup, fake tan and tinted dry shampoos etc before retiring. These permanently stain the linen and no amount of laundering will restore the linen to a 'guest ready' state and I'll have to replace them.
If you do accidentally stain the linen, let me know immediately. I'm adept at stain removal and most mishaps are fixable but you must let me know before the stain has 'set'.
If your child (or any of your party) are a bed-wetter, it’s your responsibility to ensure there are no accidents. Please use overnight nappies, pull-up pants or similar to prevent this. If the worst happens, let me know immediately as concealing it only makes it worse. There will be an additional fee of 25 euros for laundering the bed linen and remaking the bed. All mattresses have protective covers, but if the mattress or linen are damaged a claim will be made against your security deposit depending on the extent of remediation action needed.
Please do not use the washing machine after 10pm. This means that the load must be in the machine and turned on by 7pm. Please take note of when your load will be finished and set an alert on your phone so you know when to retrieve it.
Our designated check-in time is 2pm - 9pm. A late check-in fee (40 euros) will apply for check-in after 9pm.
Note that we are not running a hotel with a 24 hour staffed reception desk. Someone must put their own plans on hold to be at the house to greet you. Importantly, ensure that you can be contacted in the period immediately prior to arrival. This means having your phone charged and turned on and checking it regularly.
If you're travelling here by air tell me your flight number so we can monitor your arrival time. When you have left the airport and are on your way here please send me a text message or phone. Don't rely on the Airbnb messaging system for this crucial act as it can have a delay of up to an hour.

Check-out is at 10am. Unless this is altered by prior arrangement you must adhere to this. This is important, as we need to clean and make the property ready for the next guest.
It is imperative that you leave the apartment as near as possible to how you found it. That means, no dirty dishes piled up, or garbage to dispose of. You must empty the bins and take away any recycling before leaving the apartment. We will clean the apartment properly, so you don't need to clean the bathroom or vacuum the floor, but you do need to leave it in a good state. Please also point out any damage you may have sustained to any part of the property in advance. We would prefer to know about any possible breakages before your departure. Any breakages will be claimed against the security deposit.
