RENTAL AGREEMENT


This agreement, entered into this __________________ by and between Owner_________________________ and________________________________
hereinafter called respectively Lessor and Lessee.
WITNESSETH; That for and in consideration of the payment of the rents and the performance of the covenants contained on the part of the Lessee, said Lessor does hereby demise
and let unto the Lessee, and Lessee hires from Lessor for use as a residence those certain premises described as The Ranch Estate
for a tenancy from day-to-day commencing on __________ at 4pm the _____________to ____________ at 10am the ___________________day of ________ at the rate of _______________ Dollars TOTAL. This includes nightly rate, cleaning fee,& tax. Salt water pool heating to 78 degrees $100 per day extra if Requested. 50% due at booking Non-refundable and 50% due 90 days before vacation dates Non-refundable.
Lessee also agrees to be responsible for any breakage or damage to The Estates caused by his or her guests.

It is further mutually agreed between the parties as follows:

1. Lessee shall not violate any county ordinance or state law in or about the premises and pay Any fines associated with Any violations of County Noise ordinance or Any other ordinances or violations by her or her guests. No outside music speakers allowed.
2. Lessee shall not sub-let the demised premises, or any part thereof, or assign this agreement without the written consent of the Lessor.
3. Lessee, in case of fire or theft, shall give immediate notice thereof to the Lessor or agent of same.
4. Lessee must not make any alterations or improvements to said premises, without written consent of Lessor.
5. Photo or video for Commercial purposes are not allowed
on the property without written consent. Personal video and photos Are Allowed.
6. Lessee will not allow more than 10 Total people or 6 total cars to visit or stay at the estate.

7. If the house is Uninhabitable due to
earthquake, fire, Lessee will receive a Full Refund.
8. Lessee will notify Lessor of Any issues at the estate within 24 hours of check in.

House rules

While our #1 priority is insuring that our valued guests enjoy their stay with us, we also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them prior to confirming your reservation. If you are not comfortable with these rules, we encourage you to please make alternate accommodations:
Overnight occupancy (including children and infants) is not to exceed 19 people.
Any additional daytime visitors or overnight guests must be approved in writing.
You will be asked to vacate the property immediately (without refund) at the discretion of Owner if the maximum occupancy is exceeded.
No smoking inside. You may smoke outside but we ask that you please pick up all cigarette butts.
NO PARTIES AT ANY TIME – a party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance.
This property has a private pool and as a result, the below rules must be followed:
Hours permitted for use/Disturbances - Pool and outdoor noise should be kept to a minimum at all times in an effort to respect the local community and noise ordinances. You and your guests must behave in a civilized manner and respect the rights of the surrounding neighbors and shall not create noise or disturbances that interfere with the quiet enjoyment of their property. Outdoor quiet hour starts at 10 PM and is strictly enforced. You will be notified with a warning upon the first complaint. Additional complaints will result in an immediate eviction with no refund given.

GUESTS LIABILITY AND INDEMNIFICATION AGREEMENT
________________________________________ (hereinafter referred to as Guest) GUEST has been given permission to come upon the ranch premises.
Guests acknowledges and understand that no warranty, either express or implied, is made by the Owner as to the condition of the Owners Premises. This document is to warn Guest that dangerous conditions, risks and hazards do exist on the owners premises. Guest acknowledges that conditions on rural property with playgrounds, tennis courts, horses on property, swimming pool, etc…such as the Owners Premises does have unknown hazards and risks and can result in injury or property damage to the person/persons involved in these activities. The many possibilities and sources of injury or damage are acknowledged by GUESTS, and he/she comes on the Owners Premises with full knowledge that hazards and risks exist.
As a part of the consideration for being allowed by Owner to rent the Owners Premises, GUEST HEREBY INDEMNIFIES ( RELEASES) OWNER from all liability for personal injury (including wrongful death) or property damage suffered by GUEST which is caused, in whole are in part, by any activity or condition on the Owners Premises. GUEST understands this agreement and has agreed that neither he/she, nor his heirs or personal representatives will be able to sue OWNER or his associates for any injury or property damage that GUEST suffers while on the Owners Premises.
GUEST INDEMNIFIES AND RELEASES OWNER FROM ALL LIABILITY.
As used in this release agreement, the term Guest/Guests will include any minors in the Guests care while on the Owners Premises. All Guests who bring minors understand the Owner is not responsible for the care or safety of minors. The Guests who bring minors onto the Owners Premises assumes the responsibility for watching and caring for the minors safety and guarding against hazards at all times.
GUEST HAS READ THIS DOCUMENT AND UNDERSTANDS IT. HE/SHE IS SIGNING IT FREELY AND VOLUNTARILY.

The property is absolutely spectacular both inside and out. The interior decoration, flooring, appliances, bathrooms, beds/linens, and amenities are all top notch. The outdoor pool, bbq area, ping pong table, horse stables, hiking areas, etc are all a true treat for any guest. This property comes highly recommended and it does not disappoint.

Brought a party of eight here for a writing retreat and it was a great spot. Property feels secluded but not isolated. Easy to get to restaurants, markets, etc. Bedrooms were comfortable and quiet. Pool and hot tub were absolutely lovely. Ranch feels rustic (loved the wildflowers and the horses), but the house has all of the amenities—we had a few really hot days and the AC was bliss. Bob kept in touch and was kind enough to give us an early check in. A few things to keep in mind: If anyone has mobility issues, the pool and one of the bedrooms/bathrooms is located down a flight of stairs. Most bedrooms do not have en suite bathrooms, and two require the occupants either go down the stairs to the pool bathroom, or go inside to the main house. Not a big deal, but something to be aware of. There's lots of wonderful outdoor seating, but no place inside for a large party to watch a movie or all sit and chat. Given how pleasant the weather is, was never a real issue for us, but again something to be aware of.

We had a large group from Chicago stay at The Ranch and it was everything that we hoped. It's in a quiet area, secluded from the hustle and bustle and still very close to a nice little town area and grocery stores. The horses on the property make for a great country feel. Communication and response from Bob was great. The house was perfect, the hot tub was hot and the pool was stellar (highly suggest paying extra to heat it when it's cold, makes a world of difference. Bob helped with a lot of great suggestions for things to do and eat in the area and his hiking suggestions were a huge help. Next time, we'll be brace enough to ride the horses. We'll be back!

Bob's space is beautiful, comfortable, and conveniently located near San Diego, but away from all of the hectic city life, so it's easy to go adventuring and pop back to the quiet house when needed. First off this house is amazing! it's big enough for large groups or a group of families coming together. The kitchen is large enough to fit a whole team of chefs if necessary, the only down side is it's lack of some essential tools like can openers or small tea spoons. Otherwise it had everything our team needed. The host and his lovely wife were very gracious and accommodating to all of our needs. They provided extra bedding within the hour after I couldn't find any within the house. And even made sure we received our Amazon packages ordered to the house. From our experience the best thing about the house is the outdoor seating area, large enough to fit at least 20 people comfortable. Our group utilized it fully when getting together as a whole. Out of all of the adult entertainment provided: ping pong table, pool table, arcade games...the pool & spa were our favorite. The house is secluded and overlooks a beautiful valley, you can even see hot air balloons in the sky in the evenings :) Overall our whole team had a great time and the house was perfect for our needs. I would highly recommend this property to anyone!! Some things to note: 1. This is a Ranch, so anyone staying here needs to be aware that the owners will be tending to the horses on the property. They never bothered us in the house or surrounding areas, were very discreet about their morning routines, if I wasn't informed about this before hand I wound't even know they were there. 2. This house provides you with enough towels to fill a pool, seriously you'll never run out :D 3. We had a hard time finding the cleaning supplies, would be great if they were all held in the laundry room. 4. Best part: there are enough cozy zones that if you ever wanted to be left alone, this house provides some great nooks to chill in.
