Additional information about rental rates
•the prices above are for a maximum of four people. there will be an extra £80 x week for any additional guest.
on the ground floor, an additional large double room with connected children room and separate bathroom, can be rented on a daily basis or on a weekly basis if you have a very large party. please enquire.
•The prices for the rental of the villa 1st floor apartment are inclusive of: bedroom linen, bathroom and kitchen towels (changed weekly), final cleaning, consumption of water electricity and gas, use of the washing machine and iron. In the winter additional charges for central heating will be made (meteted), but there is a lovely wood burner in the lounge and the wood is free in the mid season.There will be an additional charge of £10 per day for the wood from October to May or £50 per week..
A welcome pack will be ready for you when you arrive and we'll chill soft drinks and a bottle of Orvieto or Est!Est! Est!.
•Rentals are preferably from Saturday to Saturday, but it is possible to arrange a different date on request (arrival after 5.00 and departure by 9.30 am), (please ask if you have different needs).
Week ends and long term breaks are available in the low season.Gas & electricity (metered) will be charged at cost for long term lettings. Please enquire for details

We have bought the villa about ten years ago when it was in a total state of disrepair. At times it has been a struggle to get it completed and battle against the Italian red tape, but we have done it and the journey has made us grow and find many new friends on the way. We hope to be able to retire there one day and in the interim we love to share this little bit of paradise with our guests.
