This is a large 4-bed country house in the centre of this scenic village. A great location within North Yorkshire. The cottage has been thoroughly modernised with a tasteful contemporary feel throughout.

This spacious 203yrs old country house is in the centre of this historic market village, North Yorkshire, close to the Cleveland Hills, Middlesbrough, Whitby and Scarborough. 4 Bedrooms. 1 King and 2 double bedrooms have new reversible (firm/memory foam mattresses). 1 single bedroom. A very large living area, a modern kitchen/breakfast and a separate dining room (for 6).
Very spacious living area (for 7) with a beautiful warm fireplace. The kitchen contains an american fridge-freezer with ice-maker, dishwasher, built-in double oven, microwave and coffee maker appliances. All the kitchen utensils, etc provided. There is and a unique glass-balustraded, mezzanine staircase. Bathroom with over the bath shower and a separate ground floor WC. An attached garage can store bicycles/motorbikes, but safe, free vehicle parking is 20m from the property.
You have the whole house right in the village! There's a separate washing machine and dryer in the outside utility area.

The property is currently on the market for sale, but until that time, I'm making it available to travellers and holiday makers. I will honour all bookings up to 3 months in advance.
2 separate Super-fast 72Mb/s wi-fi are now fully available. The fastest in the country.
There a few minor issues that you might expect from an older property - a couple of creaky floorboards, mind your head walking up the stairs, slow running hot water bathroom taps (but there is a power electric shower that's more than comfortable). None of these should however detract from a generally very comfortable stay.
There is an open 'hole-in- the-wall' fire with no guard. Also, please note that the staircase does not have a handrail and so can be difficult to navigate for those with restricted mobility.

Now for the boring but necessary stuff...
Because of security and insurance reasons (We use a professional holiday home insurance policy which provides us both with peace of mind), please provide the full names of all guests (staying and visiting).
The cleaning fee mainly covers changing all the bedding and towels. Everything is washed, ironed and fresh for when you arrive. Mattresses are cleaned and vacuumed after every stay. It also covers a general clean-up but you are expected to leave the place as you find it. So pots, pans, utensils, etc, cleaned and replaced where found and keeping the furniture in place. Please do not use the towels for removing makeup. Any deviation from this will incur a claim against your deposit for extra cleaning or maintenance services or new towels.
Accidents do happen so please report any damages so I can replace them immediately for guests. I'm not worried about requesting reimbursement unless it's significant.
Please no shoes allowed on the carpeted staircase or first floor, and the ground floor is either tiled or wooden flooring - can be cold on the feet, so please consider bringing slippers for your own comfort.
The house is not suitable for those with restricted mobility. Generally, children are accomodated for (I rasied my own children in the cottage), but there is an open gas fire in the living room without a guard and no handrails to the stairs.
No unkown visitors should be allowed access to the property (utility representatives, delivery personnel, etc). All doors and windows must be closed and locked before leaving the property. Please place all rubbish in the black bin in the garage for collection.
Smoking is not allowed inside the property, but feel free to smoke in the rear courtyard.
