PLEASE NOTE: We have our private quarters on the 2nd & 3rd Floor, and only share the entrances, the stairways and our dog uses the patio. (Sanitized daily--patio currently closed due to debris from construction next door). Guest have their own lounge/kitchenette area, Guest bathrooms and lovely roof deck are for the exclusive use of our guests, although in good weather it is the location of our Welcome Reception :)
On advice from Airbnb, we must list our Bed & Breakfast as an "entire home/apt" as it is the only way to advertise that there is more than one bedroom available, for larger guest party needs. WE do live in the space, but give you YOUR space as well :) It is a HUGE house w/ spacious bedrooms!
The initial rate is for TWO guests/ONE bedroom. Philly Bed and Bagel has TWO additional bedrooms available for up to FOUR more guests. (2 in each bedroom) Sorry, we are not set up for children and we do not rent to "under 25" parties.
When booking more than one bedroom, ENTER THE ACTUAL NUMBER OF GUESTS, in your message, tell us THE NUMBER OF ROOMS needed, and then ask for a "Special Offer." We do NOT rent out to more than one guest party at a time, regardless of guest/bedroom count, however, during Peak events (ex. Graduation/Army Navy game, etc.) all 3 bedrooms must be booked by your party and is priced accordingly, ask for a "Special Offer" if quote seems confusing(URL HIDDEN)

Entrance for spacious roof deck: Seating/dining & Chiminea for guests.
Your entire guest party will have access to the Guest Kitchenette on the first floor ( A one burner cooktop, frig, microwave, toaster, coffee maker & tea kettle) and Guest lounge area with TV. Free Wi-Fi and Netflix. Network channels, no cable TV.
We provide Fresh Bagels,Non GMO cereal, organic fruit and beverages every morning.
Wonderful spaces to eat, drink and relax with access to the 4th floor roof deck with a delightful Chiminea, with outstanding views of the city sky line, and a quiet patio* adjacent to the 1st floor common living area. (*currently closed due to falling debris from construction next door)
In addition to sharing our private home as Philly Bed and Bagel, we also own and operate two other stand alone vacation rentals with many satisfied guests, so you can be sure that your living spaces will be immaculate and comfortable!
You will have access to the exclusive GUEST spaces:

(Frig, Simple Kitchen supplies, wash sink, one burner cooktop (no oven) and small appliances, love seat, recliner, TV w/Netflix, Pantry)
Huge 4th floor Roof Deck with a Chiminea for the fall and spring.
Patio (our dog enjoys sitting in this area, it is cleaned and sanitized daily)
Right now there is construction next door, so this area is closed for guests, but the roof deck is bigger anyway :)
We do NOT use these areas, although the roof deck is the location of our Welcome to Philly Guest reception, in warmer weather.

We live on site, and will be there to offer advice and suggestions for things to do while enjoying your visit and have tourism maps to show you the best and safest ways to navigate the city. We offer a "Welcome to Philly Tourism & Tippling" overview soon after check in, to help you settle in and get comfortable. After that, we try to be as unobtrusive as possible, unless you need us.
Although we have hosted all sorts of guests/volunteers from all over the country and enjoy sharing tips about the best that Philly has to offer, we appreciate that our guests need their own "space" as well.
Because of the spacious nature of Philly Bed and Bagel, with separate Guest areas to relax in, you have privacy whenever you want it. Just text us and we'll quickly answer any questions you may have.

We do have one medium sized dog. Although she does bark, she is very friendly, and will usually be kept in our living areas, unless you want to socialize with her.
As with all of our rentals, a rental agreement , Photo ID and security deposit will be required. As we are new, you can check our reviews for our other vacation rentals on Airbnb.
Treat this as you would your own home, we do NOT have maid service, you are expected to pick up and clean up after yourselves. At the end of this "digest version" of House Rules, is the entire Rental Agreement, which once you book, you may want to print out and keep for reference.
This is a hybrid "fusion" between a bed and a vacation rental. Vacation Rentals offer a more economically feasible way to experience Philadelphia, you can save money by storing and cooking your own food, and it is more spacious for you to relax in.
Please keep noise down between 11pm and 8am.
Do not bring anyone else into our home, unless you have asked for and received written permission.* see below, ($100 penalty, as well as possible expulsion).
Lock up after yourselves.
Don't not remove anything from the home or tamper with electronics or temperature controls, just ask us for help and we'll be glad to "guide" you.
An additional Security "Hold" of $150 will be collected prior to check in as the Airbnb "Security Deposit" policies have changed. You are refunded IMMEDIATELY upon check out, if there are no issues.
GOOD GUEST REQUIREMENTS
This Short Term Booking Agreement (the “Agreement”) is made by and between Stephen and Deborah Richter (“Homeowner”) and (Guest)as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: (SENSITIVE CONTENTS HIDDEN) or Airbnb guests, by making payment on these sites you agree to the Rental Agreement, AND please send the information in RED
The property is furnished and includes up to 3 fully furnished bedrooms, shared baths, shared Guest Quarters including kitchenette & lounge, bed linens, towels, access to shared patio and roof deck.
1.Rental Party: The rental party shall consist of Guest and the following persons:
Booking is CONFIRMED once the following information is received within 48 Hours of Booking, otherwise subject to cancellation.
Personal Email and Photo ID for Guest, Names OF ALL GUESTS, Age and ID of guests under 25. (We serve alcohol at our Welcome”)
2.Maximum Occupancy: The comfortable occupancy is 6; 2 guests per bedroom. Guests include everyone from age 0-100. No UNREGISTERED persons allowed in our home, ($100 penalty, as well as possible expulsion).
3.Term of the Lease:

If given advanced notice, we may be able to be flexible with check in/out times if our schedules allow,
4.Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party to abide by the following rules at all times while at the property.
5.Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
6.If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. A Security Deposit of $200 is collected and shall be refunded within 7 days of the Checkout Date provided no deductions are made due to:
•Damage to the property or furnishings
•Dirt or other mess requiring excessive cleaning, $30/hour if over the 2 hours allotted for the changeover time included in the “cleaning fee,” or
•Smoking on the Property or other violations of the Rental Agreement
•Any other cost incurred by Homeowner due to Guest’s stay
The parties agree to the terms of this Short Term Booking Agreement, as set forth by booking through rental sites
Exhibit A: RENTAL RULE/HOUSE RULES
(Rules & Check In/Out Procedures are present in our home at all times)
1.SMOKING: Smoking is PROHIBITED in our home, roof deck or back patio. Violation of this rule may lead to eviction and a loss of the security deposit.
Owners are allergic and care deeply about the comfort of guests.
2.GUEST OCCUPANCY: People other than those in the Guest party set forth above may not stay overnight in our home, unless approved in writing by Owners and payment of guest fee. Any other person in the property is the sole responsibility of Guest. Our home may not be sublet. $100 Fee will be assessed for any UNREGISTERED GUEST!
3.LIABILITY: Our home is privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.APPLIANCES: Read directions for electronics, appliances; only use for their intended purposes. Small appliances are there for the guest’s convenience. If damaged, they will be replaced as soon as it is convenient for the owner.
5.Philly BnB WI-FI: While using the Wi-Fi you agree to refrain from illegal use of the internet or copyrighted material. .
6.PARKING: On street parking is available
7.HOUSEKEEPING: There is no daily housekeeping service. Linens, bath towels are included for your comfort. Philly BnB’s Guest Quarters to be returned by Guest in clean, sanitary rentable condition or pay costs of same. (See Check Out) Treat this as you would your own home, we do NOT have maid service, you are expected to pick up and clean up after yourselves.
8.FURNITURE: Please do not move furniture, you would be responsible if damaged
9.ENERGY: Turn off lights, appliances, air conditioners, etc. when leaving the house, we try to be as energy efficient as possible and greatly appreciate your cooperation on this. Do not tamper with controls, just ask us and we’ll be glad to help.
(URL HIDDEN) Single stream, place all recycling in blue can and other trash in trash bin. Keep both tightly closed. Food trash should not be left in bedrooms/bathrooms.
11.CANDLE USE: Candles/incense are prohibited
13.PARTIES: This is our personal home, no parties are allowed.

We are Debi and Steve Richter, we live in Philadelphia, and own the newly renovated, Ventnor Happy Ours Cottage in Ventnor, NJ, as well as the newly updated Hoopers Island Bayside Haven, in Fishing Creek (Hoopers Island), MD. In 2016, we also added our home, "Philly Bed and Bagel" to our vacation listings. We love to travel and meet those people who share that passion.
We have always wanted to have a hospitality based business as I am a retired bridal /special occasion floral designer and coordinator. We love meeting new and old friends and hosting them in our home in Philly, and truly enjoy meeting our Guests from our Vacation Rentals as well.
We try to be as eco friendly as possible, and constantly think of ways to incorporate this in the Cottage and the Haven and have solar energy in Philly. Cleanliness and comfort are extremely important to us when we travel, and we make sure our properties are up to our strict standards in every way. The decor of the Cottage is Shabby Chic Vintage coupled with modern efficiency. We fell in love with the furnishings and style of the Cottage when we purchased it and renovated it to be true to its history.
The Haven is decorated simply but with warm color combinations and natural elements. We had a great 2013 Grand Opening Season at the Cottage, hosting wonderful and considerate guests. We look forward to a fabulous future with our new Airbnb membership as we add our Chesapeake Bay, Hoopers Island Bayside Haven and our newest Philly Bed and Bagel locations, as we incorporate suggestions and ideas that will make your stay even more comfortable. As our membership on Airbnb is new, we look forward to YOU being some of our first reviewers!

Hoopers Island Bayside Haven has 360 Degree views of both the Chesapeake Bay and the Honga River. Both waterfront and waterback, the Haven is the perfect location for a total "getaway" from it all.
Ventnor Happy Ours Cottage is 200 steps from the beach, with a wonderful fully furnished porch to people watch from, and enjoy the breeze from the outdoor ceiling fans. Minutes from AC and Ocean City, while being on a very family friendly block close to everything!
Our spacious Philly Bed and Bagel is in the Pennsport neighborhood (recently named, Philly's Best Neighborhood" by Curbed.) We offer up to THREE bedrooms, for up to SIX guests. Conveniently located to all major attractions, tourism, restaurants, etc. With separate Guest Quarters to relax in, cook a meal or watch TV as well as two Guest Only Bathrooms.
