This apartment is my home when I am in Australia and is equipped with modern comforts to make your stay comfortable. A wrap around balcony provides stunning views over the Pacific Ocean and Surfers Paradise, which you can also see from the living room and bedrooms.
Two bedrooms each with a double bed (comfortable standard double in the master bedroom and comfortable futon in the 2nd bedroom which can be adjusted to a couch), two bathrooms plus two sofa-beds in the lounge (fold out style, medium comfort) suits 2 couples or a small family. I live overseas for most of the year. My family live nearby on the Gold Coast and manage the property. My mum, Eliana Sara, will meet you to give you the keys, show you the apartment and answer any questions you may have. She will be available at reasonably short notice should any emergency arise.
Check-in is from 3pm and Check-out is by 11am - this is to allow sufficient time for cleaning between bookings. We can be flexible if there are no back to back bookings so if you'd like an earlier check-in or a later check-out please send me a message by the airbnb message system or call Eliana on the contact number automatically shared once the booking is confirmed.

The reception desk in the lobby of the building provides check-in for hotel guests only, whereas we arrange a specific time to meet our Airbnb guests in the foyer of the building for check-in and hand over of keys. The beachfront apartment has patrolled beaches at your doorstep and you are a 5 minute walk from the center of Surfers Paradise.
The apartment is my home so please treat it as you would yours and please note the following House Rules to help us avoid any conflict/inconvenience:
Late Check-in: Our standard check-in time is at 3pm but we may be able to accommodate an earlier or later check-in, just ask us in advance. Check-in between 7pm and 7am, if available, may incur an additional charge of $50 if we need to pay someone to hand over keys outside of our standard hours.
Late arrival: We confirm a specific time (usually 3pm) for someone (usually my mum Eliana) to hand over keys for check-in and we provide her contact number for use in case of delay or emergency. If you are running late please call no later than 45 minutes prior to the check-in time to agree to a new check-in time. As a courtesy Eliana waits 45 minutes for late arrivals, however, if a guest is more than 45 minutes late a late arrival fee of $50 is applicable, payable in cash. If Eliana has left the building by the time the guest arrives arrangement of a later check-in time is subject to her availability. We've included these new rules to avoid confusion and stress over check-in procedures. It can take over 30 minutes for Eliana to drive to the apartment so I hope you appreciate our need to pre-agree a check-in time and for some basic rules to streamline the process. With good communication check-in should be a straight forward process for all involved.
Children and infants: Children above the age of 2 are counted as guests and as per our standard charges, bookings of more than 4 guests incur an additional charge per guest (see pricing). We enforce this strictly (no exceptions unless agreed in writing) so please clearly disclose all guests and let us know if there any infants in your group. This house rule is in accordance with the AirBnB rules which state (as at 8 February 2017): "Infants (children under 2 years old) are not counted as guests when you're booking a reservation and wouldn't incur any extra costs...You'll still need to disclose the total number of guests, including infants and children, accurately when making a reservation request." We've had many families with infants and children stay at our apartment, and we welcome many more, however WE DO NOT GUARANTEE THE LISTING IS SAFE OR SUITABLE FOR CHILDREN AND INFANTS. The apartment is on the 26th floor so please exercise responsible supervision and caution.
Cleaning: Our cleaning charge is comparatively low so please tidy-up after yourselves (e.g. stack dish washing machine and discard garbage bags down the chute before leaving). Minor breakages (e.g. dishes and glasses) will not be deducted from the security deposit but please do tell us so that we restock for the next guest. We are tolerant and have had very few problems regarding state of cleanliness (we understand people are on holidays), however, leaving the apartment in an unacceptable state will be reported to Airbnb and will result in a claim of an additional $60 against your Airbnb deposit for the additional time and effort required.
Police or security call-outs: If police or security is called to the apartment (e.g. for a noise complaint) we are charged a fee by the body corporate. If this occurs we will deduct $100 from the security deposit.
Smoking: Smoking is strictly prohibited inside the apartment and is permitted on the balcony only. Smoking in the apartment is prohibited and will result in a claim of $150 against your Airbnb deposit.
Parties and exceeding number of disclosed guests: the Body Corporate has a strict 'no party' policy for the building and reserves the right to evict guests for violating this rule. Only the number of guests disclosed in the booking are allowed to be in the apartment the holding a party or exceeding the number of disclosed guests will result in a claim of $150 against your Airbnb deposit (and possible eviction by the body corporate).
Carpark: the apartment has a secure car park and guests are entitled to use it for one car. The carpark has a clearance of 1.9 meters. We may be able to arrange for a second car space with the body corporate of the building, just ask us in advance.
*** Schoolies Period 9 Nov - 11 Dec 2016*** : during the "Schoolies" period (Australian tradition of high-school graduates celebrating the end of their final exams in late November and early December) we require the following for each booking: advance copy of ID for all guests; maximum of 4 guests; a parent present at check-in if guests are under 19; cash bond deposit of AUD $1000; compliance with the Imperial Surf Body Corporate Schoolies rules (no parties, controlled access and guuests, etc. - to find the full list of rules please search: "schoolies rules imperial surf" online)
