Walk everywhere with this conveniently located gem on a quiet street. This 1890's home is on Boulder's energy efficient home tour! Loves: old world charm, great people watching on the porch, luscious countertops, yard. RENT THIS PLACE IF: you like convenience and walkability, and the charms of an old house. DON'T RENT THIS PLACE IF: you are allergic to dogs. FYI a cat lives in upstairs unit, but it doesn't have access to the lower unit.
This is the bottom story of a duplex (first floor). Entry is through the back door via a gated yard. Once you open the door you go up narrow steps to a hallway that breaks off into the main bedroom, kitchen, and bathroom. The main bedroom is conventional with a full-size bed. The second bedroom is technically the formal dining room if the house was one unit. It is connected to the main bedroom and kitchen via 2 doors, and there is a window-seat futon, a race car toddler bed, and a crib in that room (owners have two young children). The kitchen is large with counter space but not seating. There is additional kitchen table and couch seating in the living room. The porch is off the living room. You can enter the porch via the window in the living room or via walking around to the front of the house. Upstairs unit tenants access their home via the front door which is a separate locked entry from the back door accessed bottom unit.
You can access the lower unit spaces mentioned above. There are friendly tenants in the upstairs unit, but please do not access their space. Doors to their space are locked and labeled as such.

It is an old house, and the wood shifts a bit pending weather conditions. Sometimes the interior doors stick and sometimes they open at will. I note this because I don't want it to be a frustration if you need privacy and strict door closures in the interior. The exterior doors and windows open and shut without complication.
We have ducted furnace heat, but no ducted air conditioning. In the summer the well-insulated house stays cool during the day if you close the windows and blinds in the morning (this works if you'll be gone during the day). We also have a small room-a/c that works well that can be plugged into any outlet.
- Quiet hours 10pm to 7 am
- Please leave the house in better condition than you found it.
- No extra guests without prior consent, please and thank you.
- While we do have young children, and we have child-proofed some things (kitchen cabinets, outlet covers), there are steps going to the rear entry and down to the basement that are rather steep and rough and we do not have a baby gate. This area can be sectioned off via the use of two hallway doors, but this might not be the right house for you if you need a secure baby-proof environment.
