BOOKING TERMS AND CONDITIONS

PLEASE NOTE: NO GROUPS UNDER 25'S.

Thank you for your interest in booking perfect family getaway.
1. DEFINITIONS
•Booking" means the period for which you have paid to stay at the Property.
•Property" means PERFECT FAMILY GETAWAY, SPA. WIFI in Rye, and all its fixtures, fittings and equipment.
•Management" means the owners and managers of the Property.
•Guests" means the persons who stay overnight in the Property during the Booking must not exceed the maximum numbers.
•Visitor" means a person a Guest permits to visit the Property during the Booking.
•The person who Books is the registered guest solely responsible for the booking and the duty of care to the property, its contents and surrounds. The registered guest undertakes that they have read and will adhere to the Terms and Conditions.
•You agree to supply us with the names and ages of all guests who will be residing during your stay.
•The number of occupants must not exceed the number agreed upon booking.
•The landlord will be compensated for extra guests charged at a rate of $100 per person. Management reserve the right to immediately evict occupants and forfeit Bond if occupancy agreement is exceeded.

2. ACCEPTANCE & RESPONSIBILITY
•Payment constitutes acceptance of these Terms and Conditions.

3. CHECK IN/ OUT
•Check-in time is not before 2:00pm on the arrival date and check out time is not later than 10:00am on departure date.
•Late departure is subject to prior arrangement and availability and extra charges may apply.
•You must notify Management of expected arrival time and a mobile contact number at least 2 days before arrival.

4. CHECK IN
•Key collection information. Management will inform you on the day of arrival.
•Guests are to inform Management via SMS or phone, or email when they have arrived and gained access to the property.

5. CHECK OUT
•Switch off Lights, Including Outdoor Lights.
•All remote controls are to be put back or a fee will be charged to replace.
•Heater and Air Conditioner, and all other electrical appliances and equipment all switched off.
•SPA. Please turn off from controller. By putting it on AUTO. Information about Spa is in our guest booklet and outside on wall by the spa.
•All pool/spa and electronic filters are professionally managed and maintained. Guests are not to alter these settings. Any changes made by guests will incur additional maintenance costs.
•Lock all Doors and Windows, switch off all lights including outdoor lights.
•Entry Gate must be locked upon departure.
•Keys must be returned to where they were obtained from at the beginning of the stay.
•Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and taken out Sundays, or on departing. Bins should be placed outside on nature strip. Bins left overflowing and garbage bags left behind will be charged $40.

•Crockery and cutlery washed and packed away.
If something breaks please let us know so we can replace before next guest goes in, we won't bite just want to replace so next guest is happy.
If items goes missing, small fee will be taken from bond upon inspection.

•If BBQ has been used, ensure it is been cleaned at the end of your stay, otherwise there will be a $75 charge.
•The property must be left in a clean and tidy condition.
•The tenants will be expected to leave the property in the same condition as when they took up occupancy.

•Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish, cleaning of BBQ etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee.
•Excess cleaning fees of $48 per hour will be deducted from the Bond if our cleaners need to spend longer at the property that is normally allocated, or if access is delayed due to late departure a fee of $80 per hour will be deducted from the Bond.

•All furniture and furnishings must be left in the position they were in when you arrived.

•The property should be vacated on time and secured.

•All windows and doors are to be locked. The property must be left locked. Keys must be returned to where they were obtained from at the beginning of the stay.

• If theft or damage occurs as a result of the property being left unlocked you will be liable for costs of repairs and replacement and change of locks.


•You are responsible for the safekeeping and replacement of accommodation keys. In the event that keys are lost, for security purposes you are to contact Management immediately. Locks will need to be replaced and the cost of replacement will be incurred.

•After the stay all keys must be returned to where they were obtained from at the beginning of the stay or a fee of $50 shall be deducted from the bond. Where key safes are installed in properties keys must not be forced in or the key safe may be damaged. In the event of the key safe being damaged a fee of $150 shall be deducted from the bond. Key safe codes must not be changed. In the event of a code change the key safe and their key contents will become unusable and a fee of $150 shall be deducted from the bond.

6 . UNAVAILABILITY
•If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and any monies paid will be refunded in full.

7. PARTIES & FUNCTIONS
•Parties and Functions are strictly prohibited.
•Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.


8. LINEN AND TOWELS PROVIDED
All BED linen, pillow cases, doona cover, sheets, they must be left in the bedrooms or bath room floors on departure.

•BEACH TOWELS ARE NOT PROVIDED

•Baby Cot Linen can be arranged.


•All beds have pillows with protectors, mattress protectors and doonas.
• If linen is not used on the beds, a dry cleaning charge of $350 will be charged to clean doona's and protectors.

9. PETS NO PETS ALLOWED
•Pet Friendly on Application (Breed and Numbers must be Approved by Owner). Pets must be kept outside, at all times. Must be approved by management.

10. YOUR OTHER RESPONSIBILITIES
•You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.

•You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion)

•Only the guests nominated and agreed in the Booking may stay in the Property overnight. If any other guests stay extra charges may apply or the agreement may be terminated without refund.

•Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. The neighbours wont tolerate loud noises or loud music past 11pm Friday/Saturday and 10pm Sunday/Thursday.

The property must not be used for the hosting of any parties, celebrations gatherings or functions of any sort.


•As the property has Septic Tank, please note the following items should never be flushed down the drain or toilet: grease, oil, paper towels, disposable diapers, cigarette butts, sanitary napkins, hair, food scraps. Tenants will be liable for damage.

•Neither tents nor caravans are allowed on the property.

•Parking is only permitted in driveway/carport within the property. Please do not park on nature strips or on lawn or garden beds of property. Charges will apply for any damages caused by breaching this term.

•Smoking is not permitted in the Property. No smoking inside the house, Ashtrays are provided for Outdoors, and no Butts to be thrown in the garden or under the house. Please use Ashtrays provided. If management finds Butts in garden $50 fee will be deducted from Bond.

11. PROBLEMS OR COMPLAINTS
•In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
•Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
•Failure to follow this procedure may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.

12. OTHER
•Management will make every effort to ensure the property is available as booked. However the owner reserves the right to make changes to the booking due to unforeseen circumstances.

•After the property is vacated the owner or the owner's representative shall make an inspection of the property and their decision as to the state of the property, or damage caused is final. The cost of any damage to the property caused by the tenant is recoverable and deducted from the holding bond.

•.Management take no responsibility for guest's personal property on or left on the premises or personal injury howsoever caused.
•Management reserves the right to conduct spot checks on the property during the booking period if breaches to the terms & conditions are suspected. The property will be INSPECTED UPON YOUR DEPARTURE.

•Guests will have no access to locked rooms, shed, pantry and linen closet. Forcing locked cupboards will incur charges to new locks being changed.
•All other cupboards and unlocked rooms can be used by guests.

•We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.

•NO WILD PARTIES

•NO SCHOOLIES

•NO GROUPS UNDER 25's.

•NO PETS (SORRY)

•NO SMOKING INSIDE

Great holiday house for a large group. The only downfall was having 1 bathroom however it did not pose a huge problem. Very spacious outdoors entertaining area, plenty of space to enjoy backyard games. Martha was great to liaise with - she maintained contact from the initial booking through to the end of our stay and made us feel very welcome.

Matha's house was amazing, felt like being at home! Very clean and had everything you could need in the kitchen and bathroom. Beds were super comfy as were pillows and bedding! We loved staying here and would recommend anyone looking for a place to stay in Rye stay here! Thank you Martha!

This is a fantastic holiday house. It has got the best location. You have everything ready for you and host even prepared a bottle of wine which we enjoy so much. We all had a great weekend in the house!

The house was beautiful, spacious, well equipped and affordable. Its located right near all the places we wanted to go (the beach and hot springs). The host is always responsive and considerate as well even when we left the house in a mess. Will definitely recommend this to others.

It is my pleasure to highly recommend this beautiful, kid friendly, fabulous, warm cosy home to any one who is wanting a get away, with only a 5min drive to the beach and all amenities, this is the place to go. The house was lovely and clean, with toys and activities for the kids, also great for adults to sit back and relax, beautiful outdoor area on the deck and also a great entertaining area down stairs as well, everything is thought of by this owner who was a pleasure to deal with, will definitely return, thank you Martha from me and the ladies and 3 children :)

We stayed at Martha's house for one night on the 05th September and the house was just beautiful. Perfectly situated. I have rented houses before and I was surprised to see that how every small little thing were available and were thought of. The kids loved it with all the games and so much of space to run around.All in all Thanks a lot Martha for making our stay a memorable one.
