Terms and Conditions:
(1)Check In/Out: Check in time is from 3:00 PM and check out at 11:00 AM unless otherwise specified. Check with property manager if a later check-out time is possible. Failure to comply may result in Guest being denied access to the property or immediate eviction with no refund for security deposit.
(2)Owner's Right of Entry: Owner or owner's agent may enter the premises in order to protect, inspect or make repairs on the premises.
(3)Owners Indemnity: The Renter and Guests and other visitors to the property shall hereby indemnify and hold harmless the owner(s) against any and all claims of personal injury or property damage or loss arising from negligence in the use of the premises regardless of the nature of the accident, injury or loss. The insurance of the property will not cover renters in the case of theft or any other loss. Renters need to refer to their personal policies and/or purchase travelers insurance.
(4)Smoking: This is a strictly NON-SMOKING property. Failure to comply may result in Guest being denied access to the property or immediate eviction with no refund for security deposit and all monies paid.
(5)Pets: Animals and/or pets are not permitted in the property under any circumstances. Failure to comply may result in Guest being denied access to the property or immediate eviction with no refund for security deposit and all monies paid.
(6)Deposits: The Damage/Security Deposit is NOT applied towards the rent and is fully refundable provided (a) No damage is caused to the property or any of its contents (b) All debris, rubbish and discards are placed in the dumpster (c) Oven, range-top, BBQ, BBQ tools, kitchen utensils, pans and crockery, etc. are left clean (d) No linens or towels are lost or damaged (e) A $200.00 charge will be deducted from the deposit in the event keys or alarm clickers/fobs are not returned at the time of check-out. (f) Damage to the counter tops will result in the loss of the entire deposit. Please make sure you use the cutting boards provided to prevent such event from occurring. (g)Electricity Usage: Electricity in Puerto Rico is almost 2.5 times the cost of mainland US. To reduce your carbon footprint and to avoid high electricity consumption it is requested that AC units be switched off when not required or the property is empty. The electric meter will be read at the beginning and end of the reservation. The owner commits to cover up to $15 per day in electric charges. Any electric consumption in excess of $15 per day will be charged from the security deposit at a cost of $0.25 per kilowatt hour. (h) One paid maid service visit is included in the rental upon guest departure. Guests will be responsible to leave the dishes, utensils, appliances and BBQ clean. All trash is to be disposed of in the receptacles provided. Failure to comply will result in a $100.00 penalty fee from the security deposit.
(7)Maximum Occupancy: Maximum occupancy is 15 people at any given time. Exceeding the maximum number of guests allowed in or on the property premises may result in Guest being denied access to the Property or being evicted from the property with no refund of all monies paid.
(8)Acts of God and/or Noise: Owner shall not be liable for events beyond his control which may interfere with your occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather, including flooding and noise from nearby properties or events. NO REBATE OR REFUND will be offered in these circumstances.
(9)Furnishings: Please do not rearrange the interior furniture unless you have owner's permission. Failure to comply will result in a $100.00 penalty fee from the security deposit.
(10)Additional Guest: Additional guest not specified on the original rental agreement will have an additional nightly charge of $100/person and may not exceed the maximum occupancy of the property.
(11)Damage to Guests Property: Guests assumes sole risk and responsibility for all loss, damage and injury to their own property occasioned by fire, theft, water or storm damages or other elements or any other cause whatsoever.
(12)Unauthorized events: Unless specifically agreed upon, no special events are to be held on the property. This includes weddings, baptisms, or any large party that exceeds the number of registered occupants. If an unauthorized event occurs this contract will be terminated immediately and all monies will be non-refundable.
(13)Hurricanes and Tropical Storms: Even though the property is built to withstand the effects of a Hurricane or Tropical Storm, in the event that mandatory evacuation is ordered no refunds will be given.
(14)Miscellaneous: This Agreement, together with any attachments referenced herein and attached hereto, constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this Agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this Agreement shall be deemed severable and if for any reason any portion of this Agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceable or invalidity shall not affect the applicability or validity of any other portion of this Agreement. THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS. THIS AGREEMENT WILL ENTER INTO FULL FORCE AND EFFECT IMMEDIATELY UPON PAYMENT.

This house is so great for a big group traveling in San Juan. Very close to the fort and all access to old San Juan by foot. Parking is tough but there is a parking garage a few blocks away called Dona Fela which is very affordable and worth it to not do a 1000 point parking job, although locals are enthusiastic to help you squeeze in! Perhaps not the best for an older or mobility-challenged group as the floors are very slippery when wet and there are subtle small changes in height of marble floors which are easy to trip on. There are several social areas including two beautiful roof decks and houses on either side are abandoned. I can clear up the mystery of the orange foot prints in the previous reviews. The bricks exposed from the ceiling are in need of some sealant and red dust does accumulate in some areas so be careful where you set up your suitcase (just watch after the first day and steer clear or put down a towel). All in all breathtaking and perfect for a visit to old San Juan. Very epic. Amazing light. Lots of privacy. Highly recommend!!

Luren - Thanks for staying at the house and leaving a review! In response to the exposed bricks you are absolutely right. Last week we started the process of applying a special sealant we finally found to take care of this issue. So far the 3rd and 2nd floors have been sealed and next weekend the 1st floor should be finished. As of now the results look great and appear to have solved the problem. The floors will most likely be re-polished in 2016 to remove the orange stains.

We were very pleased! The property and location both exceeded our expectations. The layout of the house is perfect for groups. We were a group of five and had more than enough space for each of us to enjoy. We could easily have accommodated 5 more guests. There was also plenty of shared space between the kitchen, living room, and top floor deck. The amenities were phenomenal as well. We had a full kitchen with pots and pans, as well as an in-unit washer and dryer. The laundry room was stocked with towels and toilet paper. The entire house also had robust air conditioning which was crucial during the summertime. The only thing better than the property is the location. We were literally in the heart of San Juan. During our stay we were fortunate enough to be around during a food festival in the main square blocks away from our location.

So who am I? Well my name is Ricardo and I love the beach, the ocean, and traveling. When I travel I look for places where I can find unique locations where I can try a variety of different adventures. Either it be under water scuba diving ship wrecks and admiring life inside our ocean or exploring the wilderness and finding caves and ruins.
But then again all vacations don’t have to be a adventure. Sometimes I just like to sit back and relax, try new places to eat and enjoy myself.
