Rental Agreement

This agreement is made between the tenant named and Tahoe Keys Resort on behalf of the owner of the unit identified. By booking your rental of this property with Tahoe Keys Resort, you acknowledge that you have read and understand, and agree to be bound by all terms, conditions, and policies in this Agreement, including any Unit-Specific Terms. In consideration for rental of the above unit, Tenant agrees to the following items:

To pay promptly all charges made by Tahoe Keys Resort to the extent that such charges have not been prepaid.

The minimum age to rent or check in is 21 years old.
Tenant will not allow the property to be occupied by more than the maximum posted occupancy. We will require license plate #, state of registration, make, and model of all vehicles parked at the property you have reserved.

Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors or the community and that will not prompt complaints to Tahoe Keys Resort from police, neighbors, or homeowner associations. Noise audible outside the Property is prohibited between 9 p.m. and 8 a.m. There are no parties or weddings allowed in any private residence.

Tenant agrees to be responsible for all damages and theft that may occur during occupancy of unit by tenant or any member of tenant's party. Tenant agrees to pay the replacement cost of any missing item. When Tenant checks out of unit, an inspection will be done by Tahoe Keys Resort. If there has been no damage or theft or breach of the Vacation Rental Ordinance, the security deposit if applicable will be returned by the 15th of the following month.

A re-keying fee of $100.00 is charged for non-returned keys. Upon your departure, all keys must be returned to the office. Non-returned beach pass or parking pass will be a $50.00 fee for replacement cost.

Please report any problems with the unit to our office at as soon as possible. We are unable to help you if you wait until checkout. No refunds will be issued due to road closures, power, gas or cable outages, etc.

Please review the posted maximum number of parking spaces available at the property so as not to exceed the posted limit. No overnight parking is allowed on the street.

No pets, of any kind are allowed without required pre-authorization, a $25.00 per pet fee plus tax and separate pet deposit required. Maximum of 2. Not all properties are Pet Friendly.

Tenant is responsible for bagging all trash and cleaning all dishes prior to check out. There will be an extra charge for dirty dishes and un-bagged trash. Smoking is prohibited in all properties and will result in automatic forfeiture of the security deposit. For all reservations, check-out time is 10:00 am.

Tahoe Keys Resort reserves the right to substitute a comparable property should the original property booked be unavailable for the dates of the reservation. If comparable accommodations are not available, you will have the option of a) selecting from other available properties with any cost variances being refunded or charged as applicable b) receiving a full refund of your reservation payment. In the event of a substitution of rental properties, all Terms in this Agreement, plus any terms specific to the substituted property, shall apply to your stay in the substituted property.

Any failure by you or any other Occupants to comply with any of the terms above may result in a forfeiture of your rights to rent the Property, up to and including immediate eviction from the Property without refund. In addition you are responsible for, and you authorize us to bill your credit card on file for the full amount of (1) any damage or loss that occurs at the Property during your stay; (2) an additional cleaning fee of up to $500 for violations of any of the guest policies above or for excessive cleaning required by the acts or omissions of any Occupant during your stay; and (3) any fines issued by police, other government officials or agencies, and/or homeowner associations for violation of any law, ordinance during your stay, and any damages that result from the violation.

You agree to hold harmless and indemnify Tahoe Keys Resort and Owner for all claims for property damage, personal injury, or monetary loss resulting from your actions or omissions, and the actions or omissions of other Occupants, during your stay.

Venue of any action arising under this contract shall be in El Dorado County. The prevailing party shall be entitled to reasonable Attorney's fee.

The house is super nice, perfect for barbecues and the view for the snow mountains is amazing. It is comfortable and well furniture. The bathroom in the main bedroom has a good shower and is spacious, the problem is that the wall is not entirely closed and the door doesn't cover anything. Also the door from the room doesn't lock. The curtain allows too much brightness from outside. During the summer the house gets extremely hot in the late afternoon since there is a direct sun into the windows and they don't open.

The house has an awesome view. But, other than that it was a terrible house. The house severely needs an overhaul. We booked the house for the thanksgiving weekend and found that the heating doesn't work. On top of that, there were no extra comforters. The freezing temperatures also didn't help. It was only on the final day of our 3-night stay that we were able to get separate heaters. Only one of the burners in the electric stove worked. The baking utensils were in bad shape and all greasy. There were no oven mitts to be found either. The propane gas cylinder for the barbecue station was also almost empty and gave away right in the middle of our cooking. None of the bedrooms had any sort of privacy as the locks didn't work (when they were there). Only one of the three bathrooms could be locked from inside. The TV downstairs doesn't work. Also, the DVD system kept on top of that TV leaked current.

I picked this location because its ability to accommodate our group of Harley riders. The location was perfect. The design of the home was extremely nice for our group of eight. Very nice.

The view is absolutely incredible, but the house itself was somewhat of a disappointment. The pictures give the impression of a pristine home, however the house is actually in need of a good cleaning and light remodeling / repair work. The rug in the kitchen (once white) is more of a streaked gray, the walls are in various levels of being patched (maybe they are prepping to repaint?), many of the light switches don’t have an assigned light, the downstairs sofa shows obvious stains, some of the dishes hadn’t been cleaned since the last renters (sticky pans in the cupboards, unwashed glasses still in the dishwasher) and there are spider webs on the downstairs lighting sconces. Also, when we arrived, the back door of the house was wide open, but no one was there. We called the front desk, but they didn’t seem too concerned – they explained it was probably a staff member who had just forgotten to close and lock the door before leaving. All interactions with the staff were positive. They were friendly and courteous(URL HIDDEN) Also, the neighbors were very strange. They fought and yelled in their driveway multiple times. Late on the second night of our stay, one of the male neighbors knocked on our door repeatedly (at least 3 times in a 4 hour period), inviting us to come over, head to a party, etc. We just stopped answering the door. While we were in the hot tub in the back yard, the same neighbor walked around to the side yard and tried to talk to us from the other side of the fence. Very unnerving. We ignored him and he eventually left, but we were all unsettled after that.

I have worked in the Hopitality business for the last 20 years - the first 8 years in hotels, the last 12 in the professional vacation rental management business. I love this business because I believe that vacations are important - no matter where you stay! It doesn't have to be fancy - and most often that is not what I look for when I vacation - I am looking to make the most out of where ever in the world I am. I want to live like a local - and get a real feel for the vibe of an area.
