This cute little home is located a mile from Riverside right off of I-44, giving you quick access to any area of town such as: Expo Square is 3 miles away. Brookside (dining and shopping) is two miles away. Southern Hills Country Club is 1 mile away. Downtown Tulsa is about 5 miles away. Saint Francis Hospital is 3 miles away.
This cozy little 3 bedroom house is a great place to stay in Tulsa OK. The home is equipped with King, Queen and Full sized beds. It also has Wi-fi and Cable TV. When it is not Winter time, the house has a huge patio with patio furniture and BBQ.
The entire house is for your use with the exception of the garage and storage room. This house is a self check-in property fitted with an electronic key-pad lock. Guests are emailed their “key-code” and check-in instructions a few days prior to their arrival. If you send it to us a few days in advance, we will assign the last four digits of your phone as your key-code, otherwise we will make one up. To unlock the front door, type the four digit code and then Press “GateHouse”. To Lock the door, just press “GateHouse”. Any questions or concerns about the rules or check-in procedures should be addressed upon receipt of this email. Our guests arrive at all times day and night, as they come from all parts of the world. If you keep us informed of your arrival time, we will make sure someone is on call in case you need help getting in.

We will come once every day or two to water our gardens and to pick up our mail. We will also ring the doorbell to check in with you, but will pretty much give you your privacy.

INFORMATION DURING YOUR STAY:
An Information Booklet containing this same information has also been placed in our house for guests to review upon check-in. We have decorated this home in a unique theme furnished with one-of-a-kind collectibles to graciously share with guests from all around the world. In turn, we ask that you respect our property and abide by the rules set forth in our informational booklet.
AMENITIES: All common area amenities are for guests use except for the locked storage and garage. We are more than happy to show you any locked areas upon your arrival. But prefer to keep these areas locked as we are storing supplies and a few personal items. Since our guests come from all time zones, we allow 24/7 use of the property as long as our neighbors are not disturbed.
BBQ GRILL: A Propane gas grill is on the back deck and available for use. We stock the propane as well as provide cooking and eating utensils. Supplies are kept in the cabinet under the grill. We also have disposable cups, plates and utensils for outdoor use or convenience. Please clean the grill immediately after use for respect for the next guest. Throw trash in appropriate cans in trash area.
CANDLES: The ONLY flaming candles allowed will be on the dining room table. Please do not burn candles anywhere else on the property.

CHECK-OUT: 12:00 PM. The $50 cleaning fee added to your invoice will cover the expense of cleaning typical hospitality items such as linens, towels, floors, kitchen, dishes and trash removal. It was not intended to cover the expense of stains on furniture, carpets, or other household items. Additional cleaning or stain removal will be paid from your deposit.
Upon departure, please make sure you turn off the lights, extinguish any flames (check stove, candles, grill, chiminea, fire pit, ashtrays, etc) and lock the door on the way out (by pressing the “Gate” key). Please report any broken items or issues with the property to make the visit better for the next guests.
CHILDREN: Never leave children unattended on the property at any time.
COFFEEMAKERS: We have both coffee and cappuccino machines furnished with Starbucks coffee, filters, sugar and creamer. We also placed some plastic coffee cups with lids for your use. Feel free to take them out the door with you while you are staying in Tulsa, but please return them to the property before you check out.
DISHES: Please pre-wash pots and pans immediately after use to make the cleaning easier for us later. Upon departure, the dishes must simply be placed in the sink or in the dishwasher prior to checking out. We have included dish washing in the cleaning fee (so that it one less thing you need to worry about during checkout). Please report any breakage or issues that occur with the dishes or appliances. (The world will not come to an end if something breaks. We just need to know when to replace dishes or appliances when necessary.)
ELECTRONICS: Please do not disconnect any of the electronics attached to the TV.
EMERGENCY ISSUES WITH THE PROPERTY: We attempt to provide all guest information in a clear, concise, and thorough manner in our Check-in instructions and in our Information Booklet. Our work offices are both open during business hours (8:30am to 5:30pm) and only located a few blocks away at 5109 S. Wheeling. (Just head west on the I-44 side-road and our office is located just past this neighborhood. ) We also live only 15 minutes away and can be onsite after hours if there are any issues that need our assistance.

EXTENDING YOUR STAY: If you’d like to extend your stay, just ask! We will check availability for you. But do not wait until you are ready to check out. Plan ahead!
FIRE PIT AND CHIMINEA: Skewers are hanging on the fire pit and chiminea. Wood can be found in a container behind the back side of the deck. There are starter logs, lighters and lighting fluid located in the cabinet under the grill.
FURNITURE/PERSONAL PROPERTY: Please do not re-arrange our furniture or personal property or you will be liable for damage caused to furniture, hardwood floors and/or walls. Never remove furniture or personal property from the unit or exterior property.
HAIR COLORING: Cosmetology products using dyes or chemicals that will stain our sink, shower, towels, etc. are not allowed. If you already have a temporary or semi-permanent color in your hair that wipes off on linens, please bring your own hair towels.
HOUSEKEEPING: We do not provide maid service or restock housekeeping items during your stay. This is how we keep our rates low for you and also respect your privacy. Cleaning supplies are provided for your use during your stay under the kitchen sinks.
KEYS: This house is fitted with an electronic key-pad lock. You will be provided with a four digit key-code that you will enter at the door. To enter the front door, type your four digit code and then Press “Gate”. To lock the door, just press “Gate”.

LAUNDRY: We provide free onsite washer and dryer located just inside the garage. We try to keep detergent, softener and bleach on site with at least enough for a short visit. You will need to restock for a longer stay. Please do not wash host provided “DRY CLEAN ONLY” items (blankets, comforters, duvets, pillows, etc.) Also, do not use any dyes or stains that might leave any residue in the washing machine.
LEGAL DISCLOSURE: Guests are “lodgers”, not “tenants”, and agree to abide by all terms/rules set forth. We reserve the right to refuse or terminate lodging with no advance notice and no refund in the event guest(s) become abusive, disruptive, unruly, problematic, demanding, violent or threatening to host or others. Acts of theft could result in criminal charges, arrest, imprisonment, and a civil lawsuit. Guests hold owner/management harmless against any legal action.
LOST AND FOUND: We will hold lost items left behind for approximately a month. If there is an item you leave behind, we will be happy to return it to you at your expense. Upon request, we will send a (SENSITIVE CONTENTS HIDDEN) invoice for the postage fees after we have determined the cost to ship the item to you.
MAIL: During your stay, we will occasionally stop by to check our mailbox to retrieve our mail. While you are using the property, we prefer you not have items shipped to you. But we understand that occasionally it is unavoidable. If you need to have something shipped to the property during your stay, the address of the property is 1508 E 52nd Place, Tulsa, OK 74105. Please send it in your name so we know to leave it behind when we retrieve our mail. Any packages that arrive after your departure will be returned to the sender. We will not sign on your behalf, accept authorization or take responsibility for items mailed to the house or stolen from the front porch.
TRASH PICKUP: If you are staying for an extended period of time, the trash service is available once a week. The garbage bins simply need to be left in front of the garage for pickup on Thursday mornings. We appreciate those who recycle, but request that you avoid placing your “regular” trash in the recycle bin.
PARKING: We have a one-car driveway that is available for your use. The front of the garage will be locked and not available for guest use. There is free street parking with no meters, restrictions, or parking fees. Please do not block any of our neighbors’ driveways.
Note: Our neighbor across the street likes to park in the street, so please watch out for his vehicle when you back out of the driveway. (He has already been hit once by one of our guests!)
PETS: Dogs are welcome with advance permission (with certain breed restrictions due to liability issues). We will not allow cats, due to their scent causing irreparable or costly damages. Other pets, please ask in advance. Any Urinary or fecal messes or smells remaining in the house on departure will result in a forfeiture of the entire deposit. We are very “pet friendly” but expect everyone to maintain a high standard of sanitation in dealing with their pets.
The back yard is completely fenced and appropriate for containing small dogs, but it is a chain-linked fence, so climbers or jumpers may have issues. We also have two small (and optional) doggie doors, one leading into the garage and the other leading into the fenced back yard. The door size will accommodate small and most mid-sized dogs. It only takes about 15 to 30 minutes to teach the dogs to use the two doors.
For larger dogs, we expect you to pick up the feces in the yard in order to keep the yard sanitary. Please understand, by bringing your pets, you take full responsibility for your pets in terms of the liability and potential damages. Also, we will not be responsible for lost or stolen pets.
REFUNDS: We have a strict NO REFUND POLICY. This means no credit, no reimbursement, no cancellations for any reason whether due to injury or death, change of plans, flight problems, dissatisfaction with rental, natural disaster, etc. NO EXCEPTIONS. SORRY!
SAFE: A safe is provided for our guests to lock up their valuables. The safe will be located in the closet of the master bedroom. The code will be set to be the same code as your door key-code.
SECURITY DEPOSIT: An advance refundable security deposit is required when booking. Any damage, theft, violations of rules or special services required to restore the property will be charged against security deposit at the amount determined by host.
SMOKING: The inside of our house is Smoke-free, so smoking is restricted to outdoors only. There is a seating area on the front porch, as well as a deck and covered porch in the back with plenty of seating. There are ash trays on the front and back porches. Please do not leave cigarette butts anywhere on the property except in the ash trays.
TOWELS: Please do not leave towels or linens outside. We will provide plenty of towels and wash cloths for your use. We will wash laundry before and after your visit, but not during your visit. It also needs to be noted that we inventory the towels before your arrival and will charge $15 per towel against your deposit to replace them after your departure. (Sorry to be a stickler, but replacing the towels are problematic and inconvenient when we only have 3 hours after checkout to prepare the property for the next guest.)
TRASH: We provide trash bins and cans throughout the house and property. We will empty the trash before and after your stay, but you will be required to maintain trash appropriately during your stay. (Note: Recyclable materials only consist of aluminum, plastic bottles and cans.)
TV: Always use TV remote to manipulate the TV, not side panel. Please do not remove or disconnect any cables relating to the TV or entertainment center. Everything you need is already there.
To turn on the TV, press the “TV” button on the remote and then press the Power button and wait for the TV to power up. Then press the “Sat” [Satellite] button and then press Power again to start the cable box. We have a basic cable package with some additional channels we hope you will enjoy.
We will not allow any “pay-per-views” to be purchased on our cable account, so we enabled a lock code to prevent guests from accruing additional charges. We have placed the Dish Network user manuals under the TV for your use and support for the cable system. Please let us know if there are any issues with the cable or hardware.
Netflix, HuluPlus and Pandora Applications can be accessed on the Dish Network system by pressing the “menu” button on the remote control and then using the arrow keys to select the “Apps” icon. From there, you can access Netflix, Hulu, Pandora or any other app that is on our system.
We have also installed a PlayStation 3 which can be used to play rented games, DVDs or Blu-rays. There are several “Red Box” locations within a mile of the house. Visit (website hidden) for locations and availability.
UTILITIES: Please be energy efficient by turning off utilities when you leave rooms or house.
VISITORS: We want advance notice of any visitors on the property. We are okay with you having friends over for dinner or something similar. However, we will not be a venue for hosting any event, party or group of people. Parties are strictly prohibited and will result in forfeiture of your deposit if a party has been discovered to have occurred anytime during your visit.
WALK-THROUGH: A walk-through is conducted within 3 hours after checkout. Your security deposit refunded in the same form that it was paid.
WI-FI: We provide free Wi-Fi for our guests. The login credentials are located in the kitchen on the bulletin board along with our emergency contact information.
