The condominium is located just above Ski Time Square, putting apres ski activities, shops, restaurants, and nightlife just a short walk away.
This unit features a master bedroom suite with a king bed and a private bathroom. The second bedroom has a twin over full pyramid bunk, plus a rollaway bed. The second full bathroom is located across from the 2nd bedroom.
Warm up by the fireplace or take a dip in the hot tub right outside the unit. Washer/ Dryers are on the same floor steps away.

RENTAL RULES AND REGULATIONS: Please be sure all of your guests are aware of these rules and regulations.
The property will be ready for occupancy at 4:00 PM local time on the beginning date of the lease and must be vacated by 10:00 AM local time on the ending date of the lease. You will be charged an extra night if you are found in the unit before or after the check in/check out times.
APPROVAL OF BOOKINGS
*Please note that all bookings are subject to review and approval and may be cancelled and deposits refunded within 72 hours should your reservation not be accepted. In addition, all units are subject to availability, which may change at any time, and all rates quoted are also subject to change at any time before your reservation is accepted.
All terms and conditions set forth here are deemed accepted in their entirety by Guest and all occupants of the rental unit upon occupying that unit, whether a copy of this document is signed or not.
DEPOSIT: In lieu of a security deposit we have a onetime damage waiver fee. However we will hold your credit card on file and charge your card if damage is not covered or over the limit. If there are damages to this unit during your stay, we will bill your credit card and send you an invoice. You agree to this by booking this unit.
Any damage noticed upon arrival should be reported to the owner immediately. If damage is not reported, your credit card may be charged for the cost of the repair. All general maintenance should also be reported so the unit can be kept in good repair. In order to not be charged, the following must occur:
a) No damage is done to the unit or its content including the linens.
b) No items are missing upon the inventory check.
c) All debris, garbage and discards are placed in proper containers.
d) All soiled dishes are placed in the dishwasher.
e) There was no exceeding the maximum occupancy of the unit.
f) There was no smoking or evidence of smoking of any kind!
g) Unit is left in neat condition
h) No Pets allowed.
i) Furniture is in the original position
SEVERE WEATHER: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather or lack of snow. Departures due to inclement weather do no warrant refund of rent or deposit. Gravel drives are well maintained, however we suggest four wheel drive and/or chains during the snow months. Our driveway is plowed automatically when 6" of snow falls. We do not refund due to road conditions.
TRAVEL INSURANCE AND SNOW STORMS OR LACK OF SNOW: WHAT'S COVERED? Travel insurance may cover a traveler's vacation investment if severe weather conditions directly affect their travel arrangements or accommodations. Travel Insurance is available on this site and we highly recommend you purchase it.
INCLUSIVE FEES: Rates include a one-time linen setup and cleaning service at the time of departure. There is NO DAILY MAID SERVICE. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners, paper towels, toilet paper is provided. Extra items needed are the responsibility of the guest. (ie Bring your tooth paste, soap, shampoo, extra toilet paper etc.)
AMENITIES OFFERED: Everything will be done to make sure what was offered in any advertising will be in the property as described. There may be times when the exact amenities are not in the property. Every attempt is made to keep the inventory as advertised. A difference in amenities does not entitle You to any refund of rents paid. Amenities may be added or removed at the owners/managers discretion.
ACTS OF GOD: We shall not be liable for events beyond our control which interfere with Your scheduled occupancy, including, but not limited to, Acts of God, acts of governmental agencies, fire, strikes, war, tornado, ice storm, severe weather, inclement weather, ferry boat cancellation, loss of electricity, or loss of water. NO REBATE OR REFUND shall be given in these circumstances. We recommend you purchase Travel Insurance during making your reservation.
Guest understands that the owners of these units retain the right to sell their rental at any time. In the event the vacation accommodation is sold by its owner, we will use its best efforts to provide a substitute vacation accommodation to the Guest of equal or greater value then the rental price of the original unit. If we are unable to find such accommodations, then we or Guest's option this Agreement shall be cancelled and terminated, we shall refund to Guest all payments made by Guest under this Agreement, and we and Guest shall thereafter not have any liabilities or obligations to the other arising out of the unavailability of the rental property or Guest's travel arrangements.
Guest acknowledges that the unit owner and their agent retain the right to enter the rental for any reason, including showing a prospective buyer the rental, by giving Guest at least 4 hour's notice of such showing.
Guest agrees and acknowledges that this rental arrangement is not subject to the residential landlord/tenant laws of Colorado since this is not a long term residential rental.
Check Out Procedures
We know you are on Vacation and we do appreciate your business. But we do have to ask that you abide by our Check Out Procedures. The main reason for this is so we can get the unit ready for the next guest. They arrive only hours after you leave. If you leave the unit in great shape, the next family can have access to the unit on time. We really appreciate you following these procedures.
Most of our guest follow all of these rules very nicely, but for the few that do not, this is notice that a $50.00 fee per incident or per hour which ever applies will be charged to your credit card on file.
Check-out time is by 10:00 am local time. Our managers and cleaners arrive at 10:00 am to start cleaning the unit. If you are on the property when they arrive at 10:00am you will be charged.
Make sure you lock all doors when you leave.
Take ALLof the trash in the cabin, including the bathrooms and bedrooms, to the bins outside. This is the most common problem.
Put ALLdishes in dishwasher, put dishwashing soap in and turn on.
Leave beds unmade that have been used.
Make sure furniture is in original position.
Please leave the home neat and orderly to avoid additional charges. If the cleaning crew finds that the home has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour.
Please leave the house in as good as shape as possible. The cleaner we find it, the faster we can turn it over to the next guest. We appreciate your help.
You are responsible for any and all damages that occur to the property or it's contents by you or any other member of your group while you are the registered occupant of the property. In lieu of a security deposit we will keep your credit card on file as a security deposit. If we discover that there has been damage to the property or it's contents while you are the occupant we will capture an amount from your credit card to cover the estimated cost of repairs. The amount we capture will be an estimate and will probably be more than the actual cost of repairs. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due it will be returned to the credit card after all repairs have been made.
If the cleaning company or managers detect any evidence of smoking in the property you will be billed an additional $300 to deodorize the home. In addition to being responsible for actual damages guests shall pay an administrative fee of $500.00 for smoking in the unit or allowing any pets in the unit. At its sole option Cute Snow Villas LLC may bill you for any such items beyond the security deposit outlined in this agreement, such as long distance phone calls, unpaid expenses for services rendered to Guest, damaged or missing property, etc. Any private phones in a rental unit are for your convenience. Please charge all long distance calls to a credit card or third party number.
* Guest understands that Cute Snow Villas LLC cannot and does not guarantee that adjacent properties will be free from disturbances or not be under construction, being repaired or maintained in any way, or that State construction projects will not be in progress around the rental unit. Construction on adjacent or nearby properties is not a valid reason for termination of this agreement nor is it a reason for the refund of any monies to Guest.
* Non Smoking Properties: Colorado is now a non smoking state. All condos are non-smoking inside and outside. If there is any evidence of smoking you will be charged at least $500, you are also responsible for all additional expenses for the restoration of the property.
* Lost or Stolen Items: Cute Snow Villas LLC is not responsible for any personal items which may be lost or stolen from your rental. Always lock all of the doors and windows when you leave the property (even if you are not on the ground floor).
* Any issues Guest has with the rental must be reported immediately to Cute Snow Villas LLC via the email address and or phone number listed in the rental unit's directions and entry instructions. Owner and Cute Snow Villas LLC have a reasonable amount of time to restore rental to acceptable conditions. Any issues presented after check out cannot be remedied and are not cause for compensation to Guest. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. Nor will Cute Snow Villas LLC accept liability for any loss or damage caused by weather or road conditions, natural disasters, acts of God or other reasons beyond its control. NO REFUNDS WILL BE GIVEN FOR TOO MUCH SNOW OR LACK OF SNOW
HOT TUBS: We Advise guests to inspect the tub on arrival and inform the property management company or owner if they feel it is not in good condition. Do not to use the facility if the water becomes cloudy, foamy or has an unpleasant odor. Secure the cover over the hot tub when not in use. Please do not add any type of soap products to the water. No children under the age of 12 permitted in hot tubs at any time. The American College of Obstetricians and Gynecologists (ACOG) state that becoming overheated in a hot tub is not recommended during pregnancy. When using the hot tub, remember there is certain health risk associated with this facility. Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVERS, they will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. Please check the temperature of the water in the hot tub before use. Maximum safe water temperature should be established by a medical practitioner, not to exceed 104 degrees Fahrenheit. Do not use or allow the hot tub to be used alone. Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the hot tub. Do not add anything to the water including foaming bubbles, chemicals, soaps, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed. Absolutely no candles (floating or any type) are allowed on or in the hot tub. Absolutely no shoes are to be worn in the hot tub. Absolutely no pets are allowed in hot tub. Absolutely no electrical appliances should be used in or near the hot tub. Surrounding patio/deck may be slippery and dangerous when wet. Persons who have high blood pressure, skin sensitivities, or who might be pregnant are strongly urged not to use a hot tub. If in doubt, please consult with a physician prior to using the hot tub. Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the hot tub immediately. Lessee agrees to fully reimburse and indemnify Lessor for damage caused to the hot tub during lease term, including damage caused by any person, including invited or uninvited guests, pets, animals, and children. Lessee understands there will be no reduction in rental fees if the hot tub is unused or unavailable during the term of Lessee's rental period. Please do not turn off or unplug the hot tub. It is recommended that no jewelry is worn in the hot tub due to chemicals used. The chemicals in hot tubs can also affect color-treated hair and damage swimsuits. Lessee agrees to inspect the hot tub and hot tub cover for any damage or issues upon arrival and advise Lessor of any problems. The cabin owners and management company assumes no responsibility for illness or injury that may from the hot tub. Use at your only risk.
MAXIMUM NUMBER OF OCCUPANTS: The house is to be occupied by no more than 7 persons at a maximum. We will not rent to vacationing students or singles under 21 years of age unless accompanied by a parent. VIOLATION OF THIS PROVISION SUBJECTS GUEST TO SIGNIFICANT PENALTIES WHICH ARE NECESSARY TO PROTECT THE LESSOR BECAUSE OF THE FACT THAT THIS LEASE IS A SHORT TERM SUMMER VACATION RENTAL.
SYSTEM FAILURE: In case of failure of a system or amenity during your stay, including but not limited to, water, sewer, heating, air-conditioning, electrical, mechanical, ventilating, structural systems, major appliances, or entertainment equipment, We shall promptly repair them. You agree to permit access to the House to make repairs. We shall not be liable to You in damages, and NO REBATE OR REFUND will be given for such temporary failure, provided We are repairing the system or amenity in a reasonable manner after having received notice from you that repairs are needed.
ISSUES DURING STAY: If you are experiencing an issue during the stay, please contact us. We will attempt to resolve your issues in a timely manner and ensure your stay is a pleasant one. Once the stay has been completed, no compensation or refund will be provided under any circumstances for issues that arose during the stay.If you do not contact us at the time you notice the issue, you are in full agreement that the said issues are immaterial and acceptable. Furthermore, the lack of contact indicates full agreement to forfeit future compensation for the inconvenience.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in.
GUEST assures the LESSOR that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures the LESSOR that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises.
GUEST agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises.
GUEST agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones, without the LESSOR'S written consent.
In an emergency, LESSOR or his agent may enter the premises at any time without securing prior permission from GUEST.
GUEST may not let, sublet or assign this lease for all or any part of the premises without prior consent of the LESSOR.
In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.
Either party may terminate this lease in the event of a violation of early provision of this lease by the other party in the manner and as provided by law.
The Policies and Procedures above are meant to protect our guests and owners alike. All guests, as well as owners are required to conform to all Policies and Procedures.
GUEST assumes full responsibility for fulfilling the terms of the lease for the period stated and assures the LESSOR full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the GUEST.
PENALTY FOR VIOLATING MAXIMUM OCCUPANCY PROVISION. VIOLATION OF THE MAXIMUM OCCUPANCY PROVISION CAN RESULT IN SERIOUS HEALTH PROBLEMS DIRECTLY RELATED TO OVERUSE OF THE SEPTIC SYSTEM .THEREFORE, IN THE EVENT GUEST ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN TEN PERSONS, GUEST SHALL BE RESPONSIBLE TO PAY LESSOR.THE-SUM OF (PHONE NUMBER HIDDEN)) DOLLARS PER PERSON IN EXCESS OF TEN PERSONS PER DAY FOR EACH DAY THE GUEST ALLOWS THE PREMISES TO BE OCCUPIED BY MORE THAN TEN PERSONS.
CANCELLATION POLICY: Any changes made that result in a shortened stay, change of dates, change of location or unit, will result in loss of entire advance payment. We do not give refunds. Cancellations and early departures due to inclement weather do not warrant any refund of rent. We highly recommend buying travel insurance. CANCELLATION after confirmation of reservation, which includes a Guest's decision not to stay at a rental upon arrival, results in forfeiture of all money paid. Collected money is non-refundable unless the rental unit becomes unfit for occupation as deemed by Owner or Cute Snow Villas LLC. Under no circumstances shall Guest determine if a rental unit is unfit for occupation. To protect against cancellations caused by unforeseen events, such as illness, we recommend that Guests purchase travel insurance.
ADDITIONAL DISCLOSURES Cute Snow Villas LLC acts only as an intermediary for the owners in providing accommodations, transportation and services to Guest. Under no circumstances shall Cute Snow Villas LLC, its agents, the owners of the rental, their respective employees be responsible for any loss, expense, damages, claims, or injury direct, indirect, consequential, or otherwise whether arising in contract or otherwise in law or equity as a result of rendering of the services or providing the accommodations described in this Agreement or as a result of any delays, substitutions, rescheduling, or changes in the services or accommodations arranged by Cute Snow Villas LLC. Cute Snow Villas LLC will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. Cute Snow Villas LLC, rental owners, and their respective employees are not responsible for theft or damage of personal property and no refunds will be given for any such occurrences. Guest and all occupants are advised not to leave personal articles in locked vehicles, even if in the trunk; to always lock their vehicle; to always secure the rental. If renting ATVs, snow machines, bicycles, or any vehicles, Guests are strongly encouraged to arrange for additional insurance which provides adequate protection in the event of damage or theft arising out of such activities.
Guest agrees that, if all rental monies have been paid, the maximum liability Cute Snow Villas LLC has for any alleged breach of this Agreement is the amount of the rental paid to Cute Snow Villas LLC.
The above rental information, while deemed reliable, is not guaranteed. Changes in bedding, furnishings, inventory, amenities, and or decor occur from time to time and such changes will not void or alter the terms of the rental and is not a valid reason or cancellation.
CREDIT CARD AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, I understand that by "clicking" that I have read the terms and conditions of this property, I am bound by this agreement and I have signed "electronically, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated. Charges may include but not limited to: unauthorized long distance telephone and satellite TV charges; damages beyond normal wear and tear; unreturned keys, parking violations, missing parking passes, damage to the property, etc.
