Don’t pack too much – our home is ready to welcome you with all of the amenities to make you getaways as worry free as possible. From linens to beach chairs, towels to beach toys, spices to high chair, it’s all here, so you don’t have to think about it. And there is no extra cost – the rates are all inclusive for the human part of the family (dogs are slightly extra).
Bayview Getaway is child friendly, dog friendly, family friendly and in general, very friendly property that would love to host you this year. We are located on a quiet dead end street, just 5 minute walk to Bayview beach on Lewis Bay. It’s also easy to walk to great restaurants with marina views, hit the ferries to the charming Nantucket or Martha’s Vineyard without a thought about fighting for the (expensive) parking spot, walk the kids to a mini-golf or just unwind with a book in the shady backyard.
For the beach explorer, we provide a free beach parking pass for Barnstable beaches. There are large and small beaches, beaches to keep teens happy (yes, they do exist), beaches perfect for small kids, beaches for windsurfing daredevils, all within 10-15 minute drive.
For families with young children, we have a pack-n-play and booster chair on hand and can provide several other baby paraphernalia on request.
Our home is set up for comfort and flexibility – there are 3 bedrooms, each with a queen bed and one of the upper floor bedrooms also includes 2 twin beds. All bedrooms are equipped with A/C units to keep you comfortable.
The downstairs floor includes an extra spacious bedroom with a sitting area and an entertainment center. There is a full bath, well equipped kitchen with modern appliances and granite countertops, a living/dining room area comfortably sitting 6-8.
Upstairs floor has 2 bedrooms (queen bed in each, and 2 twin beds in one of the two bedrooms) and a full bath with a shower.
Entertainment consists of a 42” flat screen TV with streaming video and cable, DVD player, Playstation, books and games.
Outside there is a porch with sitting for 6, a grill stocked with propane, a large yard with a swing and a sense of peace and tranquility that is hard to come by. The house is a last one on a dead end street, and the street backs into the conservation area, so you will see bunnies in the yard in the twilight hours. Better warn the dog! :)
While Bayview Getaway is situated in a secluded and serene setting, away from hustle and bustle of the town, it's within a walking distance (less than 1 mile) to the spirited Main St. in Hyannis - home to the Kennedy Museum, numerous restaurants, ice cream parlors, bookshops, boutiques, a carousel, and family amusement centers.
Enjoy Thursday night parade or listen to live music in one of the pubs. Take a ferry to Martha's Vineyard or Nantucket, catch a whale-watching cruise out of Barnstable Harbor, a deep sea fishing expedition from Hyannis, take a drive along Old King's Highway and do a little antiquing, catch a game of golf at any of the nearby golf courses or just enjoy the sea breeze in the backyard.

We have been hosting families in our properties for over 12 years now. While we do not reside on the Cape, we live about 2 hours away and have wonderful local caretakers who are available for emergency issues that can not wait for us to take the trip down. We are available to guests by phone or e-mail whenever they have questions or any issues arise. Our contact information is also posted at the property for ease of access. Guests will gain access to the property via lockbox code, which is e-mailed 7 days before arrival.

We are new to AirBnB but not new to renting our homes to visitors. We have hundreds of 5 star reviews from past guests across our properties which can be seen online under my name or shown to guests on request.
We ask our guests not to exceed maximum occupancy stated per property (8) and maximum number of cars parked (2).
We can accept mature well behaved dogs at an additional pet fee of $150/week or $30/night if arranged in advance.
There is absolutely no smoking anywhere on the property.
There is a refundable security deposit which will be returned on departure if the property is left in the same condition as it was found (less normal wear/tear).
On departure, we do not ask our guests to clean as we have professional cleaning team, but we do ask them to leave the house tidy, all food removed from the fridge, dishwasher started and other dishes put away, beach towels laundered the night before.
We are unable to accommodate groups of unrelated adults under 30.
We ask our guests to electronically sign rental agreement upon booking - the contents are below for review prior to confirming the reservation.
Under the following terms and conditions, it is understood that the unit will be used as a family rental only.
Accommodations: 1 Bedrooms (1 King-size Bed), 1 Bedroom (1 Queen and 2 Twin Beds), 1 Bedroom (1 Queen Bed), 2 Bathrooms.
Maximum Number of Guests, including children of all ages: 8.
Unrelated groups of adults under 30: None.
We will e-mail you the access code to the lockbox that contains the keys to the property upon receiving the full payment, 7 days prior to arrival.
If you cancel your reservation, we will refund the damage deposit and the pet fee, if any applies. But we reserve the right to keep the rental amount.If we are able to rebook the property for all or part of that period, we will refund the rental amount or a prorated share, as appropriate, less the cancellation fee of 15% of rental charges.
Within 30 days of your departure, we will refund the damage deposit, less any amount required to cover any excessive cleaning or repairs for damages (other than normal wear and tear) that occur during your visit.
We will pay all utility costs (water, heat, electric, trash removal, and local telephone). However, you are responsible for your own long-distance telephone charges. To make long-distance calls, please call collect, or use a credit card, prepaid phone card, or cell phone.
Linens and Kitchen Supplies:
We will provide linens and towels, as well as starter paper products and some basic cooking supplies.

Arrival and Departure
Check-in time is 4 pm, checkout time is 10 am
If you use the outdoor gas grill you will clean it prior to departure or cleaning fee ($25) will be deducted from the damage deposit.
There is $150 per hour charge for early arrival and late departure, as our housekeepers need to be able to prepare the property for arriving guests in a timely manner.
Beach pass not left in the house upon departure will incur a full replacement fee ($275), which will be deducted from your security deposit.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Party & Event Policy:
We have a strict No Party Or Event Policy. It is understood and agreed between the OWNER and GUEST that the premises shall be used and occupied for leisure and vacation only, and for no other purpose (i.e. NO weddings, reunions, or other parties, events, functions, gatherings or commercial ventures shall be permitted).
Occupancy may not exceed 8 guests. No additional sleeping arrangements are to be brought onto the property.
No more than two cars are allowed in the driveway without prior written permission of the owners.
The property may not be used for functions or gatherings involving more than the maximum occupancy unless permission is granted by the owners and an additional agreed upon rental fee is paid prior to occupancy.
Defrauding an innkeeper is a serious offense. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or booking fees and the party will not be permitted to check-in or be subject to immediate eviction.
No pets or animals unless specified and authorized by the owner are allowed on the premises without prior written permission of the owners.
If a pet is approved and specified in this agreement, they will not relieve themselves in the yard. You will notify us of any mistakes that may occur in the house so we can use appropriate cleaning agents. You will clean up any mistakes that may occur outside prior to your departure.
There's a conservation area at the end of the street where pets can go for a walk and biological breaks. The entrance is at the end of the street behind ours, called Rosetta Street.
Please be aware that there are ticks in New England and ensure that your pets are on appropriate tick medication.
Pets are NOT allowed on the furniture.
Cancellations and Refunds
All cancellations must be received in writing.
If you cancel you reservation, we will refund the damage deposit and the pet fee, if any applies.
The rental fee or a pro-rated share will be refunded only if the property can be re-rented for the same period, less cancellation fee.
Early departure does not warrant any refund of rent or deposit.
Changes in furniture, decor, or amenities, or inconveniences such as power outages, road closures, weather conditions, acts of God, terrorism, presence of mold or airborne spores, allergic reactions, sensitivity to cleaning supplies used, neighborhood construction, neighborhood, road noise do not warrant any refund of rent or deposit.
We strongly encourage you to obtain travel insurance to protect against an event where you may need to cancel your reservation.
CSA Travel Protection plan offers TRIP CANCELLATION plan designed specifically for vacationers booking vacation rental accomodations.
It is expressly understood and agreed that owner of said premises will not be liable for any damages or injury to guest or other occupants and their property from whatever cause arising from the occupancy of said premises.
The owners are not responsible for the loss or theft of personal belongings or valuables of the guest.
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
In the event of any fire, casualty, or natural disaster, the guests agree to hold the owner harmless. If such an event requires the guests vacating the property, the owner agrees to refund monies based on a mutually agreed settlement.
It it agreed by the parties that if there is any dispute regarding this contract that any lawsuit or court proceeding will be decided only by the laws of the State of Massachusetts and the sole forum for bringing any lawsuit or court proceeding will only be in Middlesex County, Massachusetts. Any Lawsuit or Court Proceeding not brought in accordance with this paragraph will be void.
While we have some child-safe features in our home, we do not, by any means, guarantee our home to be safe for children. Supervise your children carefully at all times.
Should damages exceed the deposit on file, the licensed, registered guest agrees to fully compensate the owner for damages in excess of the damage deposit collected.
The registered guest shall also be responsible for all (both parties) costs associated with collection, mediation, attorney and legal fees.
Smoking is NOT permitted inside the house. Smoking inside the property will lead to instant termination of the rental agreement, loss of rental fees and damage deposit.
The house will be clean when you arrive, and we request that you leave it in good order.
We supply bed linens and bath towels. Please do not remove our towels or linens from the premises. There is $10 fee per towel for towels removed from the property.
Neither you nor your guests will use illegal drugs on the property.
You will take care not to play excessively loud music or otherwise create a nuisance to the neighbors.
You will comply with house rules that are posted in the informational binder at the property.
You are responsible for maintaining the rental in a clean condition during occupancy and must leave it in the same condition as when you checked-in. If the property is not left in a clean and tidy condition as described in the checkout checklist, additional cleaning fees in the amount of $100/hour will be deducted. You are responsible for any damage, breakage, or loss to the property outside of ordinary wear and tear or damage by unavoidable casualties such as fire, etc.
If you are unable to view the property prior to entering into a rental contract, neither the owner nor their agents shall be held responsible if the property does not meet your expectations.
You may not lease or sublet, nor permit others to occupy the property without prior written approval of the owner.
In the event that the guest violates any provision of the lease, the occupancy will be immediately terminated with no refund of rent or security deposit.
You will notify us within 24 hours of any damage or problems that arise so that we can address them and ensure a comfortable stay for you and your family.
Unless there's an emergency, we will notify you 24 hours in advance prior to entering the property during your rental period.
Damage Deposits and Actual Damage:
Any damage deposit refund due, shall be returned after inspection of the premises following your departure. Upon inspection, if there is found to be damage beyond `normal wear and tear', or if excessive clean-up is required (in excess of 3 hours by 2 people), damage charges will be itemized and deducted from your damage deposit. Such determination will be made at the discretion of the owner.
You agree that you will not use or permit any person to use the premises for any use or purpose in violation of the laws of the United States or the State of Massachusetts. You agree to abide by all policies and rules of the house, per this contract, the Guest Information and House Policies -
You assume the responsibility of informing all guests and visitors of the policies contained in the rental agreement.
We reserve the right to revise policies at any time.
You understands and agree that if it is discovered that the number of people in your party exceeds that of maximum occupancy listed on this agreement, owner reserves the right to demand immediate eviction and termination of this rental agreement. All deposits and fees paid by the guest shall be forfeited.
This agreement does not create a tenancy for the property. You can be removed from the property without process of law if it is discovered that you have violated any of the stated policies or if you do not depart at the appropriate, contracted time. The owner reserves the right to cancel/rescind any written contracts and agreements, at any time, for any reason.
You agree to vacate said premises upon the termination of this agreement at the hour and date shown above.
You agree that if any of the terms of this rental agreement are not abided by, the owner may deduct the necessary costs from the security deposit.
Guest hereby consents to the use of the credit card provided without original signature on the charge slip, and acknowledge that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after the Bayview Getaway premises are vacated.
Charges may include, but shall not be limited to: unauthorized long distance telephone charges, damages beyond normal wear and tear, unreturned keys, missing items, excessive cleaning, failure to vacate the unit at the contracted times, and the agreed upon cancellation terms and fees per the signed contract, of which you have been provided a copy.
Owner agrees to inform the above named client of any charges to be made and to send confirmation and receipt of all charges made via e-mail.

Chuck and I live about 2 hours away from our beach cottage, in one of the Boston suburbs. We have a young daughter, who loves spending time on the Cape with her cousins and friends. We both are avid travelers and prefer to rent apartments, homes, flats, etc over hotels rooms when we travel. We travel as a family (with our kid or with sister, parents, nephews, etc) or as a couple - we just love to be on the move. In the spring and fall we spend a lot of time on the Cape, improving our beach homes every year and enjoying the quiet beaches when we get the chance.
Most of the time our travels take us to US and Europe, with an occasional side trip to the Caribbean and we hope to spend more time in the near future exploring South America and Asia. So far we love to return to Barcelona, Paris, Lugano, Verona and Edinburgh, over and over again, but there is so much more of the world calling us to see it!
We love to share our love of Cape Cod (or the Cape, as the locals call it) with our guests, and it's always such a pleasure to hear that our visitors had a great stay. We have been hosting families, couples and friends in our 3 properties for over 10 years now, and every year we are looking for ways to make the experience better for our guests.
