House is NOT on Fire Island. :)

Brand new spacious house with all new furnishings, large wrap around deck, Master bedroom has king bed, 1 bedrooms with queen bed and 1 bedroom with a queen bed and full bed, 2 full baths and one half bath and huge living room with pullout couch and BBQ. House accommodates 8 adults and 2 children. Surrounded by beautiful Fire Island National Seashore Reserve. Wi-Fi internet and cable tv. Ocean views from the upper deck. Close to Fire Island beach (7 miles) and walking trails thru the sunken forest on Fire Island. Great area right by the house for fishing, swimming and crabbing. House is 1 block from beautiful pier and osprey park. See photos. West Hampton beach is less than a 30 min drive and the house is about 1.5 hours drive/train to Montauk. Great ice cream store called the Ice Cream Cottage nearby.

Great golf courses nearby. Tanger outlet mall 30 mins away. Splish splash water park 30 minutes away. Martha Clara vineyard 35 mins away.

Manhattan is about an hour and 20 minutes drive or 1 hour 40 mins on the train from Mastic Shirley Stn. 40 mins to Tanger Outlet . Long islands vineyards are a 30 min drive. Very good golf courses close by also.

- For short term stays an ADDITIONAL CHARGE OF 3% county short term lodging tax will be requested in addition to the amount you see online or pay using instant book online. For stays longer than 30 days this 3% tax is not applicable.
- We do not offer instant book to people with pets. Please message us first. We do not allow cats due to renter allergies but we will consider a dog.

- You will be sent a lease and waiver to print sign and scan back to us after the payment on airbnb is made. This needs to be received by us before giving you access to the house. We do not give people access to the house without the signed lease and waiver. (Rough copy of Lease and Waiver below)

At time of online transaction the online details of the renter and the house being booked substitute for highlighted fields above and are legally bound to this lease and waiver. However when you are sending a signed lease and waiver please fill out the fields above.


RENTER ACCESS - No access will be given to the house without receipt of a physically signed copy of this lease and waiver. This will require the renter filling out all highlighted fields, printing lease, signing on every page , scanning and returning it to us via email. The renter can expect up to 10 days for us to process/review the signed lease and waiver and therefore should plan accordingly. Owner is expressly given the right to cancel this lease if hand signed lease and waiver is not received within 3 days of booking or 24 hours of rental whichever is sooner.

VERY IMPORTANT INFO – You are required to print an updated copy of the shared online arrivals document which details house access at most 3 days before the start of your rental. It will detail any code access changes, any cleaner number changes and any other important information that may have changed.

PETS - PETS are permitted only with prior approval. If approved the owner must check out at 9am to allow time for the cleaner to do additional cleaning. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. All items above are the sole responsibility of the pet owner. The landlord/owner assume no responsibility for illness or injury that humans or pets may incur while on the premises.

Airbnb will not deduct money from your credit card provided the following provisions are met.
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services
rendered during the stay.
• All garbage and recycling is placed in appropriate trash cans with lids sealed, dirty dishes are placed in the dishwasher and the dishwasher is turned on.

There is a clearly identifiable camera installed in the house for security purposes. It points at the interior of the entry way door. There is a fine of $100 for tampering with it.

The smoke alarm is connected to our alarm system. If the smoke alarm goes off , the fire department is called. Please do not smoke in the house, be wary of smoke from the fireplace if there is one, excess steam from the bathroom shower and any other smoke/steam sources. It is your responsibility to manage the risks of inadvertently setting off the smoke alarm. If you set off the smoke alarm via any means you may be charged $100 due to the fire department coming to the house. It will also be necessary to be there when the fire department arrive or risk incurring the costs of damage due to the fire department gaining access.

If you set off the security alarm via any means and fail to turn it off before the security company automatically call the police you may be charged $100 due to the police department coming to the house.

KEYS – If there is a problem accessing the house please contact the cleaner first as the cleaner lives locally and has been directed to handle such incidences.

AIR-CONDITIONING (AC) - If the house has air conditioning please do not set the air conditioning below 75 degrees. If the air conditioning is set at 72 degrees or below for any period during the day you will be charged $15 per day it occurs.

HEAT - Please do not set the heat higher than 74 degrees. If the heat is set to 76 degrees or higher for any period of time during the day you will be charged $10 per day it occurs. If you do not turn thermostats to off mode in the summer and to 55 in the winter (November 15th to April 15th) you will be fined $200.

BBQ GAS – If this runs out please replace and email me the receipt for this. Further info in welcome doc. This expense will be added to your deposit return. If you are having difficulty with the igniter on the bbq please light using matches or a lighter. Please empty the grease tray to avoid a fine of $50, this is necessary as it could become a fire hazard. Details of grease tray location are in the departure doc.

No loud late night parties after 11pm are permitted out of respect for neighbours and possible damage to the house. it there are any late night parties, there will be a fine of $300.

Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement.

CLEANING SUPPLIES – GARBAGE BAGS etc, please email me receipt for this and the expense will be added to your deposit return.

KAYAKS - if available at rental please inspect kayaks condition, we make no representation as to the condition of kayaks. Kayaks are not part of the fee paid for the rental. If they are there, use them at your own risk.

CLEANING - No refunds will be given due to house not meeting a renters expectations, if house needs further cleaning in your opinion you agree to take this up with the cleaner yourself. If due to the timing of your rental that the trash has been attacked by racoons, you agree to clean up the trash. This helps us keep our costs down and we pass on this saving to the renter through competive rental rates. Contact details for the cleaner are above. Please check the shared welcome document at most 3 days before your arrival in order to get the latest cleaner and key access information.

MONTHLY RESERVATION CANCELLATIONS – Monthly renters who wish to cancel or shorten their stay must do so ninety (90) days prior to check-in.

INCLUSIVE FEES – Rates include a one-time linen & towel setup.

NO DAILY HOUSEKEEPING SERVICE – NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. A cleaner will wash and replace linens on beds before your stay, in the unlikely event the cleaner cannot make it in the time slot necessary you will be notified and possibly asked to wash linens yourself on arrival. In the event where the cleaner cannot make it at all we will add the cleaning fee back to your deposit return.

RATE CHANGES – Rates are subject to change without notice up until receipt of initial agreed payment and signed rental and waiver agreement.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing or via email in advance.

WATER AND SEPTIC – The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).

ACCESS - Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

DAMAGE - If the premises walls or furniture appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. Please let us know you are informing us as per lease as opposed to a complaint as such.

ACCIDENTS, INJURIES OR ILLNESS - The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.

PERSONAL BELONGINGS - The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

PARKING - There is parking for 2 vehicle. However during unusally high tides (stormy weather) you may need to move your car to higher ground. As with other personal property of the renter and guests, owner is not responsibility for any damage to renter or guests vehicle(s).

STORMS - If there is a storm or hurricane, no refunds will be given unless the state or local authorities order mandatory evacuations of the specific area where the house is , in which case the prorated amount of rent for which the house is mandatorily unavailable due to mandatory evacuation will be deducted from the rent.

VACATING THE PROPERTY- I (we) hereby agree to vacate rented premises no later than the hour and date shown above and to place the keys immediately in lockbox. There is a $200 fine for not leaving the keys in the lockbox.
Before vacating, I (we) will clean the premises, which includes the following:

1. Clean refrigerator. Leave no perishable food or drink in it. If this is not done there will be a $20 fine.
2. Clean dishes. Do not leave dirty dishes. If this is not done there will be a $20 fine.
3. Empty all garbage and recyling into outside trash cans. Do not put recycling in with the regular trash. Please use clear bags for recycling. If there are no clear bags please purchase them and you will be reimbursed. There is a $50 fine for not managing trash.
4. Do not re-arrange furniture. There is a $50 fine for moving furniture.
5. Do not reset router. It causes many problems for managing the property. A $100 fee will be deducted for resetting this. The password should always be as reflected in the arrival document you will receive.

6. Do not reset or disconnect any home monitoring equipment( Wifi thermostats, wifi locks or cameras). A $100 fee will be charged for each instance of this.

7. If house has bikes: Lock bikes together and leave in storage room under the house. Do not reset bike lock codes. A $150 fee will be deducted if cutting the locks is necessary. The code should always be as reflected in the arrival document you will receive.

8. If house has kayaks: Keep kayaks locked in shed upon leaving. Leave oars and life jackets in closet in laundry room.

7. Stack all outdoor furniture. Please help us with this as it can get quite windy on the deck sometimes.
8. Make sure all windows are closed. This is extremely important, the bay breeze can whip up sometimes and could cause serious window problems. Fine for any resulting damage due to windows left open will be up to $500 per window depending on costs incurred.
9. Please clean the bbq, the cleaner has trouble getting everything done in the narrow window of 4 hours between rentals.

THE HOUSE MUST BE LEFT CLEAN TO RECEIVE FULL REFUND OF DEPOSIT. We dont expect you to clean all the linens, make the beds, wash the towels, polish and dust but we do expect that you leave the house otherwise clean and take the linens off all the beds that were used.

In the event that a pet or house party is found on the premises during your stay if they are not allowed per agreement, Landlord/owner shall have the right to ask you to leave the premises immediately with no refund of monies paid.

I (we) agree to maintain the property in the same condition in which it was found. Reasonable wear and tear accepted. I (we) agree to replace or pay for losses, breakage or damage should such occur. LANDLORD/OWNER SHALL NOT BE RESPONSIBLE FOR DAMAGE OR LOSS OF TENANTS PERSONAL PROPERTY.

Dates of rentals are guaranteed (exception: Act of God, e.g. fire, mandatory evacuation due to hurricane) when deposit has been received.

In consideration of being permitted to occupy on a transient basis certain premises including the private home rented by the signer (s) below (hereinafter referred to as “Guest") and for other good and valuable consideration, the receipt and adequacy of which is hereby acknowledged, Guest, for themselves, their personal representatives, agents, assigns, heirs, and next of kin agree to the following release and waiver of liability, express assumption of risk, and indemnity agreement, including parental/guardian release when applicable.

The private home rented, its interior and exterior areas including common areas, the ingress and egress areas of private home and such buildings, are collectively hereinafter referred to as the “Premises".

Name, its owners, directors, agents, officers, contractors, and employees are collectively hereinafter referred to as Name The owners of the Premises the Guest occupies, including such owner's directors, agents, officers, contractors, and employees are collectively hereinafter referred to as the “Premises Owner". Name and the Premises Owner are each considered one of the “Releases" herein.

Guest acknowledges, agrees, and represents that they understand that occupying a private home or room, and using interior and exterior areas including common areas, and entering and exiting such home, room, or areas involves certain risks and dangers including risks and dangers of injury to persons, or damage to property, INCLUDING RISKS AND DANGERS OF SERIOUS BODILY INJURY, INCLUDING PERMANENT DISABILITY, PARALYSIS AND DEATH (“RISKS"); these risks and dangers may be caused by Guest's own actions, or inactions, the actions or inactions of Guest's invitees, dependants, charges, guests, any person holding under Guest, or trespassers while the Guest's is occupying the Premises, the condition of the Premises, the weather, or THE NEGLIGENCE OF THE “RELEASEES" NAMED ABOVE. The causes of risk include, BUT ARE NOT LIMITED TO: unfamiliar stairs, decks, furniture, windows, doors, decorations, fireplaces, landscaping, (including plants and objects); unfamiliar location of lights, appliances, fireplaces, heaters, and their control mechanisms, and unfamiliarity with the proper use of such items; possible loose grab rails, flooring (including without limitation, floor boards, rugs, carpets, and other floor coverings); uneven interior and exterior walking surfaces; sharp objects; heavy objects; hot or cold objects; electrical outlets and plugs; items within the reach of children; weather related causes such as wet, icy, hot, cold, or slippery surfaces, or hazards disguised or hidden by snow, ice, darkness or other factors; use and existence at Premises of garden, deck and the bay; the general age, condition, or location of the Premises and objects contained in and around the Premises; use and existence at premises of bicycles, kayaks and barbeque; and other similar and different causes.

Guest hereby expressly, knowingly and freely assumes all risk of liability of any kind, or for any injury to or death of persons, or damage to property of guest or any other person, from any cause whatsoever, foreseeable or unforeseeable, resulting from the use, occupancy or enjoyment of the premises, use of possible bicycles, use of possible kayaks , use of any equipment at premises and use of barbeque by guest, guest's invitees, dependants, charges, guests, any person holding under guest, persons acting on guest behalf, or trespassers, and guest hereby releases and discharges releasees from liability, claims, demands, losses, or damages caused or alleged to be in caused in whole or in part by the negligence of the releasees or otherwise.
Guest agrees that releasees shall not be liable for any damage or liability of any kind, or for any injury to or death of persons, or damage to property of guest or any other person while the guest is visiting (please fill in full house address here) _____________________________________________, from any cause whatsoever, including negligence of the relasees or otherwise, resulting from the use, occupation or enjoyment of the premises by guest, guests, invitees, dependents, charges, guests, any person holding under guests, persons acting on guest's behalf, or trespassers, guest hereby further agrees to defend, indemnify protect and save harmless releasees from all liability whatsoever including, without limitation, liability claimed by any person or entity, for any and all real or claimed damage or expense, injury, damages or loss of property by theft, vandalism or malicious mischief, injury or death to any person, from any cause whatsoever, from all liens, claims, and demands arising out of the use or enjoyment of the premises and its facilities, any repairs or alterations which guest may make or cause to be made upon the premises and any claims against releasees by any of guest's , invitees, dependants, charges, guests, trespassers, persons acting on guest's behalf, persons holding under guest, employee , agent, or contractor of guest. The foregoing obligation of guest to indemnify releasees shall survive the expiration or earlier termination of the term guest occupancy and shall include all cost of legal counsel and investigation, together with other cost, expenses and liabilities incurred in connection with any and all claims of damage, actions, suits, or proceedings to which releasees may become involved by reason of the guest having visited (please fill in full house address here) _________________________________________. Guest further covenants not to sue releasees.

Guest agrees that if they observe any unusual or unnecessary hazards during their stay, Guest will immediately bring such hazards to the attention of Name, in writing, and keep themselves and others away from the immediate area of the hazard. Guest acknowledges and agrees that they have meaningful choice of lodging in the Mastic Beach area, including many kinds of commercial –type lodging and private home rental. Guest further acknowledges and agrees that no oral representations, statements, or inducements apart from this written agreement have been made.
Guests agree that if any other agreement between Guest and Name is constructed by any court, mediator, or arbitrator as an additional release, if the agreements are not enforced as a single cumulative release, the broadcast release, waiver of liability, express assumption of risk, or indemnity agreement (“Broadest Agreement") shall control and language irreconcilably conflicting with the Broadest Agreement shall be in no effect.

Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be New York, New York.

By proceeding guest declares they have read all pages of this agreement, fully understand its terms, understand by signing it, they have given up substantial rights on their own behalf and if applicable on behalf of the guest's minor child or minor for whom they have responsibility. Guest further declare that they have signed this agreement freely and without any inducement or assurance of any nature and intend it to be a complete and unconditional release of all liability to the greatest extend allowed by law and agree that if any portion of this agreement is held to be invalid the balance, notwithstanding, shall continue in full force and effect.

The house is a great getaway home for those who want to spend time in the Hamptons but don't need to be right in the thick of it. We made our own food and had all the tools we needed to really get fancy. In addition, the house was comfortable - everyone had space and there were extra pillows/linens when we needed them. Overall, it was a great stay!

Eoin's place was great. I booked the house for a weekend and all 10 of the guys in our group were pleasantly surprised with the place upon arrival. It was more spacious than expected, clean, had a nice grill and a grassy front yard for games. Plus, the beach at Smith Point is fantastic. The lengthy contract you have to sign before arrival was a bit daunting, but as other reviewers have mentioned, it's mostly common sense. Eoin himself is helpful with any question/concerns and seemed flexible with our plans and expectations.

Eoin was a great host! Gave prompt responses, very communicative, and understanding. House was very spacious and walking distance from the waters.

We, 8 college students, celebrated Easter at Eoin's house. Eoin was very responsive and easy to reach, whenever we needed him. Although the long list and the contract that needs to be signed beforehand is a bit off-putting, it's all just common sense ways of using the house. The house itself was relatively clean, although the kitchen and utensils could definitely be cleaned more throughly. The place is within a driving distance from the Smith Point beach.

La casa è molto grande e bella, peccato per la pulizia e la cura di essa. Non vengono forniti asciugamani e le lenzuola in dotazione molte son macchiate, come anche i divani (uno era rotto). Le dotazioni non sono ottimali, pochi piatti, alcune sedie esterne rotte e bbq non funzionante. Nel complesso è una bella casa attaccata al mare e si sta bene. La zona è tranquillissima e i market sono a 10 min di macchina. Pulizia a parte bell'esperienza.

This guest mentioned after his stay that the bbq was broken which I was concerned with, both the cleaner and the next renter told me it was working. If he had communicated during his stay we would have been able to tell him to use the lighter we have for the bbq. We have 3 sofas in the house (we have extra sofas). One sofa stays flat to lie back on. Its more like a bed for lounging on in the living room. We will remove it as can't afford to have people say things like above. We have had several reviews say the kitchen is well stocked so the above does not match up. That said we always ask our guests to let us know if the house needs anything and then we order more ware as needed. Cleaning wise its hard to keep everyone happy, our cleaner works hard to clean between renters. Also just to save on some future questions on the linens mentioned, we provide linens which means bed linens but do not provide towels. We explicitly say we do not provide towels. We also provide optimum cable wifi.

The house is quite beautiful and realy big as shown on the pictures. I can recomment the house. Eoin was very friedliy and Provider prompt response to any questions. He also offerd late checkout.

the house was very nice and big. eoin was very friendly he answered all questions very quickly. I can recomment the house! we felt comfortable and had a great time

I've been using airbnb for over a year now and I'm very impressed with how seamless it is. I list two short medium term stay properties on here. Enjoy your holiday / vacation / staycation whevever it is.
