During the summer enjoy the hike along the Snowflake Trail to the waterfall, creek and reservoir. Watch out for the family of moose! Enjoy the heated garage parking and ski locker. Walk to town. You are just steps to The Spa at Breckenridge, Charter Sports (winter ski rentals and summer bike rentals) and the lift ticket office.
It doesn't get more convenient than this location. It is a great spot for a weekend getaway of skiing or vacationing. Comfortably fits 2 people (queen size bed), and can fit 4 people using the queen memory-foam sleeper sofa. The unit is nicely decorated with New Orleans and Breckenridge/Ski art. The connection - Breckenridge is the "Big Easy" of Colorado. You will instantly feel welcomed and relaxed in our cozy condo.
The unit is 475 ft2 and has a living area with sleeper sofa, bedroom/dining area, split bathroom and economy kitchen. The entry has an awesome storage area for your ski boots and clothing-very nice! You also have use of the dresser and closet for storing your belongings. The couch is super comfy, and you will melt away in the queen bed with goose down comforter/duvet and lots of fluffy pillows. No need to fight over the remote as both the living area and bedroom area have a tv with dvd/cable as well as wireless internet. Both rooms also have ceiling fans and there is a box fan if you need the white noise to sleep or extra cooling. There are tons of electrical outlets with power strips for you to charge your phone, ipad, boot warmers, etc. Enjoy the fireplace and views of the ski lift from the bed!
The split bathroom is an excellent feature. One room has the tub/vanity combo, and the other has the toilet/vanity combo. Having the toilet and tub separated and 2 vanities proves to be very useful when getting ready. You will love the unlimited, instant hot water and 9-setting shower head as well as the heated floors!
The economy kitchen is perfect for making breakfast, lunch or a light dinner. It has a mini fridge, mini dishwasher, 2 burner stove top and microwave. There is a toaster oven which is convenient for small baked goods. There is also a crock pot you can load up and have a hot dinner ready when you get off the slopes. An ice machine is located on the first floor.
The lobby has been recently remodeled including new furniture and a large screen television. It is very warm and inviting. Spread out and take in your favorite sports team. Or find a cozy spot in the corner seating, read a book and take in the beautiful mountain views from the many windows. You can also enjoy the recently remodeled spa with steam room, sauna, indoor hot tub and the new, large outdoor hot tub. Can't beat a hot tub after a day on the slopes.

Shared access in the building on the first floor to steam room, sauna, indoor and outdoor hot tub, outdoor gas grills, gym, vending machines, ice machine, and coin laundry. One parking space (heated garage) is included, with elevator access. A heated secure ski locker is provided in the garage. Once booked, check-in instructions will be sent. We ask that guests do not access the owner's closet, belongings under the bed, or storage loft.

The Spa at Breckenridge ((website hidden)) is next door and is a wonderful spa! Charter Sports ((website hidden)) is also next door to meet your ski/snowboard/bicycle rental needs; guests will receive a discount at both! A lift ticket office is located adjacent to Charter Sports. There is a common area at the back door to store your skis, as well as a secure ski locker in the garage. Be sure to stay hydrated due to the elevation (9600 ft) and dry climate! We have humidifiers in the unit that can be used if desired.
As is common in breck, the unit does not have ac. The high in summer is around 85f, and it is usually in the 50s at night. You just keep the window open to let the cool air in. There is box fan in the closet that can be placed in the window to help keep the unit cool. In addition the unit has ceiling fans.
Airbnb collects taxes for state of colorado but not local taxes. There is ~6% local sales tax added to all reservations (per night rate plus cleaning fee). It is already included in the prices.
We also use this space and keep our personal belongings in the place. Please be respectful of our belongings, and make yourself at home!
Since we have neighbors, please be respectful to the adjacent units-quiet hours are 10pm to 8am.
Skis are not allowed inside, but there is a secured, heated locker inside the garage to store your skis.
No pets allowed in the unit - sorry!
Max occupancy of 4. Minimum age of 25.
Holdover rate of $100 will be withheld from the security deposit for any guest that is still in the unit when the cleaning crew arrives (on check-out day).
Lost key card will result in $10 deduction per card from the security deposit; lost parking pass will result in $50 deduction from security deposit.
Keys must not be placed next to cell phone or credit card. They will deactivate. If the building management has to respond after hours due to lost or deactivated keys or locking yourself out, there will be a $45 charge by the building management that you are required to pay.
Violations of house rules could result in loss of security deposit to cover damages as well as early termination of the rental agreement.
