Completely remodeled spacious 4 bedroom pool home in a quiet neighborhood comfortably sleeps 12 but can accommodate 14. 10 min walk to Knotts Berry Farm, 15min drive to Disneyland, and 15min drive to the beach! The perfect home location to vacation:)


Large backyard with an amazing pool and firepit. Plenty of free parking. Close to shopping, bars, restaurants, and theaters. Very centrally located for all major Los Angeles and Orange county attractions (most within 30 miles).

There is a lock box on the home. Your code will be provided on day of check in.
Wifi code is located on the bottom of the router in the master bedroom.
Check in is 4pm and check out is at 12pm, unless otherwise agreed upon.

No parties. This is a residential neighborhood, so we need to be respectful of residents. City has a strict noise ordinance beginning at 10pm. Please keep the noise down after then. If there are neighbor complaints you may be asked to leave. If police are called you may loose your deposit and be fined up to $5000. I have only had one complaint from the neighbors, they truly are amazing, we just don't need to take advantage of them :)
No deliveries will be accepted.

REMINDER Check out Rules
1/ Please take All the Trash out to the bins next to the Garage
2/ Wash up & put away ALL pots, pans, glasses etc and put back to their places.
3/ Lock up all doors & windows.
Sorry to say if any of these are not done there will be a deduction of $100 from your security.

Section 1:
*100% of the Full Rental fee is required at booking.
* Refundable deposit is required 48 hours prior to check in and is held by airbnb.

Section 2:
The deposit is NOT applied toward the rent. The deposit is fully refundable within 48 hours after departure, provided the following provisions are met:

A/ No damage is done to the Property or its contents, beyond normal wear and tear.
B/ No charges are incurred due to contraband or collection of rents or services rendered during the stay.
C/ All debris, trash and discards are placed in outside trash cans to the right of the garage door.
D/ All soiled dishes, glasses, cups, cookware; utensils are cleaned and put away.
E/ All keys are put back in the lock box and the unit is locked.
F/ All charges accrued during the stay are paid prior to departure.
D/ No Linens, Towels, Kitchen Utensils, Glasses, Dishes, Cookware, All Furniture, All Appliances, All Hardware, All Decor Objects, Dvd’s, Cd’s, Electronic Equipment are lost, stolen, or damaged.
E/ All towels and linens are accounted for and without stains. (Girls!! this is for you, please don’t wipe make-up, mascara tanning lotion, lipstick etc on towels, linens)
F/The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.

Section 3:
FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money and the party will not be permitted to check in.

Section 4:
Short-term reservations of less than four weeks:
* 50% refund for cancellations more than 7 days before check in date, minus processing fee of $50.00
*Cancellation or early departure does not warrant any refund of rent.

Section 5:
Not to exceed the maximum number of 17 occupants.
*There is a $20 charge prior to arrival for each additional overnight guest beyond eight (8) guest’s total.
*Please let me know if there will be additional Guests prior to arrival.
*If more guests stay than on the rental agreement the deposit will be forfeited.

Section 6:
Check-In: 4 PM or After
Check-Out: 12AM or Prior

Early Check In:
*Unfortunately there is a $25 per hour fee for early check in requests; this is due to have to pay extra for another cleaner to clean more quickly than the usual time.
*There is a $25 per hour fee for requests to leave luggage in the garage prior to 3pm check in.
*Fees must be paid prior to arrival, please let me know when you are booking.
Sorry there is no refund if you arrive late after requesting an early check in.
Host is holds no liability for lost or stolen items. Guest assumes all liability.

Late Check Out:
*Unfortunately there is a $25 per hour fee for any persons or belongings left in the rental or the garage past the 11 AM check-out time and for every hour there after.

Section 7:

If you park on the street, PLEASE watch for street sweeping signs where you park; You will get a ticket if parked when there is street sweeping and tickets will not be reimbursed.

Section 8:
Washer and dryer are provided. The washer and dryer are available to use between 9AM-9PM daily. Also VERY IMPORTANT DO NOT LEAVE THE PREMISES WITH THE WASHER AND DRYER ON, this can be very dangerous and cause fires. The owner is to be held free and clear of any and all liability to any guest if this occurs and guest will be liable for damage to the Property.
Host holds no liability if items are damaged during wash or dry

Section 9:
Linens: All Linens are provided as Follows:
3 Queen and 1 King Set; includes fitted bottom, flat top & 2 pillow cases, Duvet, and Duvet Cover.
Extra sets available per amount of guests based on 2 people per bed unless otherwise agreed.
Extra sets are available per amount of guests only or $20 per extra set requested.

Towels Provided as Follows
4 Beach Towels
8 Bath Towels
8 Hand Towels
8 Face Towels
Extra towels available per amount of guests only.
Please ONLY take Beach Towels OUTSIDE.

Section 10:
Premises Rules:
1/ NO NOISE AFTER 10PM OR BEFORE 9AM. This includes swimming in the pool.
2/ You may have a fire in the outdoor Fire pit, BUT ONLY when present and ALWAYS PRESENT. The Fire pit are not to be left unattended. If a fire occurs the owner is to be held free and clear of any and all Liability to guests and the Guest will be liable for all Damage incurred to the Property.
3/ No fireworks.
4/ No large pieces of indoor furniture allowed outdoors.
5/ Flooring- Please be careful of the flooring! It is very sensitive to liquid and scratches! Please carry, do not roll suitcases on floors.
No outdoor equipment is allowed in the house! This includes bikes, surf boards, boogie boards, skate boards and ice chests. Any outdoor equipment found indoors will result in full forfeit of deposit.
6/There is no smoking on the premises. The premises include the house, Rear deck, Front Deck Garage and Grounds. Smoking in these areas will result in full forfeit of deposit. Smoking is not allowed anywhere on the property. Please do not litter.

7/ Excessive sand found in rental, tub or sinks will result in full forfeiture of deposit! Please rinse prior to entry to the home.
8/ The Premises has screens on the windows. Removal of the screens could result in injury. If the screens are removed at anytime this will result in forfeiture of full deposit, CHILDREN ARE TO BE SUPERVISED AT ALL TIMES AROUND WINDOWS,.
9/ No one at anytime should be on the roof. Guests reported on the roof results in a full loss of damage deposit.

Section 11:
Pets: Pets are not allowed on the property at anytime. If a pet is brought to the property, guests will be asked to leave immediately without any refund of future nights booked and loss of full deposit. A pet fee of $25 per pet per night will be assessed.

Section 12:
NO PARTIES: Any police activity on the premises will result in loss of full deposit plus any fine fees and possible immediate eviction. There is a strict noise ordinance which is enforced by the Buena Park Police Department. No loud noise after 9PM. If there are any complaints from the neighbors, there will be a full forfeit of the deposit and an Imposed fine of $1000
Alcohol is not allowed on public property. You WILL get a ticket.

Section 13
The Property is not available for special events. i.e Engagement Party, Wedding, Graduation, Birthday , or Anniversary. There are some exceptions, but pre approval from the host is required and there is an additional fee for hosting any type of party. Any Special Events without Prior written approval with result in full forfeit of entire deposit and an Imposed Fine of $ 5,000 ,THIS IS NOT A PARTY HOUSE. If any additional guests come than is approved in writing by both parties.. there will be a Forfeiture of Entire deposit .

Section 14:
The unit is privately owned, the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities and shall be held free and clear of any and all Liability.
The homeowner is not responsible for the loss of personal belongings or valuables of the guest.
There is a street next to the home where cars can drive fast. Please be sure all guests are safe, especially small children.

By accepting the reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

Section 15:
Any litigation shall be held in an Orange County California Courthouse. All court costs, lawyer fees, and any court related expenses shall be the responsibility of the loosing party.

By booking this home, I understand I have read and agree to all terms and conditions of this Rental Agreement. I have read and reviewed Sections 1-15 of this Rental Agreement I am over 25 years of age.

To summarize, Brian, is an excellent host. He responds quickly, and gets you checked in without needing to meet you in person. The pictures of the house are mostly accurate. The interior of the house was clean. The backyard is not as clean as the pictures suggest. The house is big and roomy enough for a big group. The kitchen is functional and he provides alot of plates and utensils. Parking is plentiful and not an issue. The things that we had issues with: The towel rack in the hallway restroom was not securely mounted to the wall and fell off just from taking a towel off of it, this needs to be fixed. The master bedroom shower was clogged and it took a long time for the water to drain while showering. The lock on the hallway restroom doesn't even lock, so anyone can walk in at any time. The refrigerator is not cold enough and had no ice even though its supposed to have an ice maker. The shelves in the fridge are weak and fall off easily and often. One of the knobs of the stove is pretty much broken, making it hard to use/turn off. The pool wasn't too clean. The house has no A/C which sucks especially if you stay here in the summer. He has fans, but they're mostly cheap ones which didn't help too much. Overall, we felt like this place was not worth the price we paid, due to the issues mentioned above, although it served it's purpose.

tl;dr - No air conditioning, no window screens, but great location and good price. I would come back if there was air conditioning. That said, the unit wasn't advertised with air conditioning so it was my fault for not understanding the situation. He was super-quick with communication and really nice via text, so it's nice if you're not hung up on air conditioning. The check-in process was also easy and on time.

Brian's place was a perfect spot for the group I brought down to California. It was spacious, clean, and allowed us a true place to come and relax. Brian was easy to work with and great with communication. I hope to come back to Buena Vista and stay with Brian again.

House is dated and you can smell it. Pool was dirty . There were cockroach in one of the bath room. Last day of my stay pool clearer came and added chemicals and needed few more treatments. It's important to know there is no AC, you could open Windows in back two bed rooms, front two bed rooms face street I did feel safe to open windows May be ok for winter stays.

I enjoy working with my hands and remodeled the vast majority of my home myself. I hope you enjoy it as much as I enjoyed working on it. I am always on the move and have 4 amazing children.
