This cozy 850 sf one-story-plus-basement home is part of a side-by-side, townhome-style duplex. Centrally located and a convenient spot to enjoy Seattle's attractions! Ideal for a family or friends who like cozy spaces and togetherness. 5 beds and 2 sofa beds allow flexible sleeping arrangements: Main-floor bedroom has two (2) Full beds, 2nd room in heated basement has 1 Queen bed, living room gives you the choice of either setting up a comfortable Aire Dream Queen sofa bed or a comfy Full-size futon sofa bed, and the open rec space in basement has 2 Twin beds (a daybed with trundle underneath that can pop up and be made up into a single larger bed). (A floor sleeping mat can be provided upon request as well.) Plenty of blankets, pillows, and towels and basic supplies provided. Dining table seats 6. Centralized summer fan and ceiling fans in the living room and main floor bedroom to keep you comfortable in our mild Seattle summers, air conditioner in the living room in summer, extremely fast 1 GB fiber internet and crystal clear Prism TV with 140+ channels on the TV/VCR/DVD in living room provided so multiple computers can stream together at any time. Your own private laundry. Patio with bbq is set up in summer so you can fully enjoy our beautiful summers!
Baby and children's items can be available including snap-on high-chair/food tray, pack-in-play portable crib w/ bassinet & changing table, baby backpack for hiking/sightseeing day trips, stroller, and infant car seat w/ snap-n-go style stroller. Toys, books, games, basketball provided.
High chair/try is in the hall pantry closet. Living room closet has some toys/books. Basement storage has bigger baby/children's items and some additional toys. Feel free to help yourself to whatever you need.
Playground is just 2 blocks away!

Our goal is to make your vacation as nice as possible! We live nearby and can be as available as needed or you can be left to enjoy your privacy. We are always happy to provide advice on things to do and places to eat! We respond quickly to texts, calls, and emails for any questions.

We count everyone in the additional person fee including all babies/toddlers since they also use resources like water, heat, electricity, TV, sheets/bedding/towels, toys & supplies, create garbage, and require cleaning up after! :-)
Please be considerate of NOISE. Please be considerate of the neighbors, as well as abide by Seattle's noise ordinance of quiet hours between 10pm-7am. Have fun, but no loud music or excessive noises during quiet hours.
NO SMOKING or drugs allowed inside or outside this property! I'm allergic to smoke, and I REALLY MEAN THIS! If there are any traces of smoking, you will be charged associated cleaning fees to eradicate the smell!
NO PETS allowed! Please do not let any of your guests bring pets inside!
Conserve Energy: Please turn off lights/fans/air conditioner/heaters when not using those areas, and turn down heat & A/C when gone for more than a few hours in the day.
Garbage/Recycle/Compost: Seattle is strict about sorting waste, and will not pick up garbage if it has recycle or compost in it. Please follow the sorting guide on refrigerator, and use the GARBAGE and RECYCLE bins for sorting your items. Silver bowl by sink is for COMPOST. (Do not remove sink strainer or let food down the drain as it will cause a backup and need for a plumber which will interfere with your vacation.) ***SUNDAYS: If your stay crosses a SUNDAY EVENING, please make sure the outside garbage/recycle/yard waste buckets are all on the curb for Monday morning 7am pickup if they aren't already. Thank you!
Stains/Spills: If anything gets on towels/bedding/furniture that will stain like blood, wine, pens, coffee or makeup please clean yourself immediately before stain sets to minimize further damage.
Stove/Oven: Please clean any spills on stove top/burner trays & oven immediately.
Baby/Kids Items: High chair/food tray is in the hallway pantry. Some items are in the living room closet. Bigger items and additional toys/books are in the basement storage room so help yourself. *If you use baby/kids items, please clean them and put all toys/books/games away before your departure. There is a door and lock at the top of the stairs, so please use it as needed to keep little ones safe from falls.
Bedding: This house has many beds to allow guests flexible configurations. However, please pick one bed for yourself and stick with it; number of bedding washed should reflect registered guests' use. ONLY LISTED GUESTS MAY SLEEP AT THE HOUSE.
Sofa Bed and Futon Bed: Both sofas in living room are sofa-beds: Leather couch is a Queen-size with Aire mattress (electric pump IS in living room closet), and the very comfy upgraded futon is a Full-size. Choose one, as the room only fits one opened. All Sheets & mattress pads for sofa-bed are in the living room closets. (Don't use sheets in the hall closet as it confuses Housekeeping.) All beds should fold out smoothly - never force things or you can break the frame! READ INSTRUCTIONS on living room closet.
Emergency: Fire extinguisher is on floor to right of refrigerator. Basement emergency exit is through the “Owner's storage area." Please go over this with everyone, especially young children. Emergency: call 911
*DEPARTURE INSTRUCTIONS*- 11 am checkout
1.Clean & put away all dishes/utensils/small appliances such as toaster & coffee maker (please clean filter).
2.Make sure any burns/spills/crumbs are cleaned off stove top/pans/oven
BEDDING AND TOWELS -
1.Bring all dirty towels and sheets down to the laundry area floor. (Don't remove mattress pads or inner zipper pillow cases unless dirty.)
2.If you used additional blankets, refold and put back where you found them unless dirty, then bring to laundry.
1.Compost – Empty into outside Yard waste can. Wash the bowl.
2.Recycle – Empty into outdoor Recycle can.
3.Garbage – Empty BATHROOM & kitchen garbages into outdoor can.
SOFA BEDS – If you used the sofa beds, please put them back into couch position before departing. Mattress pads can be refolded & put back in closet (unless dirty, then bring to laundry floor). Dirty sheets go to laundry floor. Put blankets and pillows back to where you found them.
TWIN DAYBED/TRUNDLE –
If you used the trundle bed, please remove used sheets (Leave mattress pad on unless dirty.), and pop it back down.
If you made the beds into a King-size bed, please REMOVE the KING mattress pad & sheets, but LEAVE the TWIN bottom sheets on the beds. Fold and put away the King mattress pad back into the bag in the side table next to the bed, (unless dirty, then place on laundry floor). Put used King sheets on the laundry floor. Fold and put back the blankets on the table by the laundry. Pop trundle bed back down.
TOYS/BABY ITEMS – Clean up all toys/baby items and put back where you found them.
LOCK UP & TURN OFF LIGHTS, HEAT down to 55, A/C off.
