We supply linens, towels, toilet paper, and kitchen cleaning items.
Guests have access to WIFI Internet/TV service, private back yard, bicycles, and kayaks. Down the street is a private neighborhood beach club with pools, grassy areas for picnicing, and moorings (additional fees apply---see (URL HIDDEN) Oakland Beach and The Nature Conservancy in Rye are minutes away as are various public tennis and golf clubs. Also nearby is shopping in Greenwich, CT, Rye, and Larchmont.

Maximum number of occupants: 2 adults and one young child.
Smoking, burning of candles, and fires of any kind are prohibited within the premises or on the property.
No pet animals of rental occupants, their guests, or their visitors are permitted on the property.
The property will be ready for occupancy at 2:00 PM on the beginning date of the lease and must be vacated by 2:00 PM on the ending date of the lease.
Tenant, rental occupants, and their guests will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner not offensive to neighbors, nor will tenant, rental occupants, and their guests use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance
on or about the premises.
Tenant agrees that during the term of this lease and such further time as he and she occupies the premises, he and she will keep the leased premises clean and free of trash, garbage, and other waste; and all floors, counter tops, furniture, carpeting, telephone/video/audio equipment, pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or as may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty being the only exception. Tenant agrees that all furnishings must remain in the location
designated upon their arrival. Any request to move such furnishings as sofas, chairs, rugs, tables and the like must be made directly to Owner and be granted in writing to said Tenant.
Any Tenant who violates any of the terms of this lease shall remedy any damages or other expenses which are caused by Tenant, rental occupants, and their guests.
Tenant agrees to indemnify and hold Owner harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises or on the grounds of the Shore Acres neighborhood pool and beach club by Tenant, rental occupants, and their guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises, including but not limited to those injuries and damages arising from the use of the premises, including all appliances, the grill, fireplace, tools, sports equipment, etc.
Guests shall respect the quiet of the neighborhood and the beauty of the bird sanctuary.
Owner will refund the security deposit to Tenant no later than 30 days after end of lease on determination of condition of the property. Long distance phone charges, movie rentals, pay-per-use charges, and other extraordinary fees not included in the Owner’s monthly basic television and Internet service will be charged at end of lease and deducted from the Security Deposit. Any Shore Acres Club pool and beach club fees for usage by tenants or their guests will be collected before the time of usage.
