We've created a suite for you in our historic 1863 home in Southern Vermont. This is a retreat for those who love a peaceful riverfront setting with songbirds in the morning, wildflower fields and swimming below our waterfall 500 feet from your door.
Beautifully restored 3-room suite with separate entrance. Southeast facing and filled with morning light overlooking flower gardens and open fields. Private bath, kitchenette area with coffee maker, microwave and refrigerator. Bedroom has a brand new queen size hypo-allergenic pillow-top mattress (firm). It opens to a separate reading area with couch and easy chair. This is the perfect country home to unwind, relax and refresh yourself.
You'll have your own private getaway with access to our 30 acres of gardens, fields and woodland trails. Our waterfall on the Saxtons River is only 500 feet from your suite and offers a great place to unwind on the riverfront deck or swim in the deep water pool below the falls. Take a walk on the 1/2 mile riverfront trail without ever leaving the property. In snowy winters we maintain these trails for cross country skiing & snowshoeing. We've placed benches at many scenic and private spots at the river's edge for your enjoyment.

We work in an adjacent building on the property and are available to assist you with almost anything - from local events to great places to eat or shop. We have lived here for decades and can direct you to many places off the beaten path that don't make it into local guide books.

Our home is in a rural setting adjacent to a conservation area and one mile from the village of Bellows Falls. Located there are many restaurants, stores, antique centers, an Amtrak stop and more. A couple miles further, across the bridge, is the historic village of Walpole, NH with more great restaurants, grocery stores and interesting shops. Our home is located in the Connecticut River Valley protected by surrounding hills. There are many large downhill ski resorts only a short drive away.

Karen & Bob have lived in this historic 1863 home for more than three decades. Karen has been the senior clothing and textile appraiser for the PBS series Antiques Roadshow since 2002 and together own and run a specialty auction house for historic clothing and textiles. We love living in Vermont, surrounded by the river, and spend as much of our time as possible outdoors playing in the gardens or swimming in the river below the waterfall. We're happy to leave you to enjoy your retreat in peace or spend time with you sharing what we know about our wonderful region.
