The 'Den' area does have a daybed but offers little privacy since it has no doors but it does have a screen - and with the transom windows doesn't block out the daylight. I just don't want any surprises for guests. It's really not bad.
The apartment is ground level and you will hear lively city living. There is also a unit above us, a lovely couple, so you will have the usual noise associated with upstairs neighbors. The noise does carry, so we must insist that you not play music or the table games after 10pm, as they usually illicit cries of joy as well as defeat. There are lots of bars right in the neighborhood where you can make all the noise you want.
Also, the half bath is very small and located through the bedroom.
Parking: There is on street parking and I've never had to walk more than a block. (Best parking usually available around 3:30 - 4:30pm)
Please pay attention to the signs regarding parking.
I have one guest pass for resident parking only streets, which mine is (required May 1 to Oct 1 ) that MUST be returned - replacements are difficult to get. Failure to return parking pass and/or keys will result in forfuture of deposit.

The condo is just a few steps from Broadway and vibrant urban living. You can walk to the Ocean and the start of the Cliff Walk in 15 minutes and the Harbor/Wharf is only a 5 minute walk. Once you get here you really don't need a car.

I have been honest in my description of the place -I appreciate honesty from my guests as to the intended use of the unit and about the people that will be staying in the unit.
Please remember this is my home and would expect you to treat it the way you would want your home to be respected if you were having people over.
Having rented to a group of people that felt throwing pizza, soda and beer at my walls a cabinets was an okay thing to do because they 'paid for cleaning' - it's become necessary for me to spell out what should be considered common sense while in someone else's home.
If you decide to rent this place, you must agree to abide by the Rules:
* This is not an event space - this is my home - absolutely no parties, get togethers, small gatherings, etc.
* PLEASE- no cooking or microwaving of fish and other foods that leave a lingering odor ie: curry, etc.
* Occupancy is limited to the people staying in the unit - max 4 - this includes day guests as well as overnight guests.
* The tenant shall not, without prior written consent, sublet the unit.
* In case of emergency - renter must be accessible by phone at all times.
* I ask that you keep the noise down - No loud music or playing game tables after 10pm as the noise carries - My neighbors are lovely, fun and reasonable people, but they will call the police on renters making excessive noise.
*Nothing on game tables please i.e.: drinks, luggage etc.
*Absolutely No SMOKING or PETS (my husband is highly allergic)
*Not suitable for young children.
*Please do not sit on the back of the couch.
* Please do not leave wet towels on beds or wood floors - there is a basket in the laundry room.
*Do not leave full garbage bags on wood floors -
please recycle - bins are out in the side alley on Bull Street.
* Do not move the furniture - this includes the games tables.
* Fireplace is not working at this time, please do not touch.
* Please don't leave windows or doors open with Heat or Air Conditioning on.
*Please bring slippers or flip flops for walking around the apartment - the floors are very old and have some divots.
*Noise violation fines will be the responsibility of the tenant.
*This is a ground floor condo with neighbors above - you will hear the noise associated with apartment living.
*Cleaning is done before guests arrive and after they check out. Additional cleaning fees will apply and will be deducted from deposit if property shows signs of excessive wear. Cleaning fee does not cover excessive cleaning of kitchen appliances - Please clean up any spills, splatters,and other mishaps that you or your group make. We ask that you leave Stove, Fridge, Microwave etc. as you found them.
* One guest parking pass will be provided from May - Oct. This will allow you to park on 'resident only parking' streets (which mine is). Please pay attention to parking signs.

A) Absolutely no smoking. Thank you.
B) We cannot have any pets in the house out of consideration for guests with pet allergies. Thank you.
C) We ask that guests abide by the rules and regulations of the community and refrain from any activity interfering with the quiet enjoyment of its residents.
D) No parties or loud gatherings are to be held inside the house or anywhere on the property. If any noise complaint is made by neighbors, guests forfeit their deposit and are additionally responsible for any and all fines levied by the city for noise violations and costs incurred in respect to any such fines including all associated legal costs.
E) There are to be no more guests in the house than the number in the reservation.
F) Guests agree not to use the premises for any unlawful purpose.
G) Guests will be entirely responsible for any fine, cost, or violation that is imposed due to guest negligence.
H) Absolutely no hazardous materials are permitted in or around the home at any time.
I) Candles may not be lit in the home.
J) The fireplace is not a working fireplace and no fires are permitted to be lit in it.
K) Charcoal and gas BBQ grills may not be used either inside or outside the home.
L) All windows and doors must remain closed during inclement weather.
M) No balloons, posters, streamers, or signs of any sort are to be attached to the house or displayed outside the house.
N) If any of the above house rules are not followed, guests forfeit their deposit, and are additionally responsible for any associated costs including any and all associated legal costs.
O) If items are left behind you will be notified. If not claimed within two weeks of notification, items will be donated to a worthy cause.
P) Guests expressly agree as an absolute condition to staying in the home that they shall jointly and severally indemnify, defend, and hold harmless owners, residents, agents, and representatives of this home against any claim, demand, liability, damage, loss, injury, or cost whatsoever arising as a result of the guests' or of the guests' guests use of the premises and any property thereon, including, without limitation, any nuisance, waste, or harm, directly or indirectly caused by or to guests or guests of guests. Furthermore, guests are responsible for any and all legal fees resulting from the guests' or guests of guests use of the premises or negligence by guests or guests or guests.
Q) By making a reservation guests agree to be bound by the terms set forth in these house rules.
