You will be captivated by the beauty, both inside and out when you visit this 4,000 sqft, 5-bedroom, 4-1/2 bath luxurious modern resort home. It is built on consolidated 2 lots. There is 24/7 Security (manned guard) in the April Sound Country Club community.

This house is only 2 years old; the newest vacation rental home in Lake Conroe areas. It's the only property situated on both the lakefront and golf course. The neighborhood is very quiet and friendly with many retirees.

All guests and visitors must be registered for check-in purposes. Non-registered guests and visitors are not allowed at the property at any given time during the stay. Manned guards on duty 24/7.

About ten (10) days before your arrival date, you will receive a request for guest names. The list of guest names will be submitted to the April Security Office and Clubhouse Office. Security guards won't let non-registered guests/visitors in. NO EXCEPTION.

Rules and RegulationsTerms of Service

This Vacation Rental Agreement is for the rental property on
Waters Edge Street
Montgomery, Texas 77356
in April Sound Country Club Community

This agreement constitutes a contract between the “Renter(s)” or “Tenant(s)” and the Property Owner. Any money received by the Owner for occupancy of this Vacation Rental Property indicates the acceptance of the terms and conditions, rules of this agreement by the Renter.

1. Check-In Time: 3:00 P.M. Check-Out Time: 10:00 A.M.

2. Use Restrictions: This Rental Property is not to be used for parties/events, or for gatherings beyond the registered number of people on record in or around the rental property. Violation of this term will result in complete forfeit of the security deposit, in addition to any damages/losses caused by the renters and/or guests.

3. Maximum Occupancy: The maximum total number of people (ages 0 - 18+) present at any given time during your stay shall not exceed the registered number of people on record. If maximum occupancy is exceeded, you may be asked to vacate the rental property and forfeit any rental payments.

4. Arriving at the Security Guard (24/7) Shack: Prior to your stay, Renter(s) and Guests’ names will be added to the “List of Approved Guests” with the Security Office. ONLY people on the "Approved Guest List" will be allowed into the April Sound Country Club Community during your stay; no exceptions. The guards will check IDs every time you enter the entrance.

5. Entering the Rental Property: An access code for the front door will be provided to you prior to your arrival via text and/or email.

6. Parking: The maximum total number of cars is four (4) at any time during your stay (three on the driveway and only one on the street. No parking in the garage.

7. Boat Trailer: If you are coming with a boat trailer, it is mandatory that you obtain a “Temporary Pass” from the Security Shack for parking that trailer at the marina (less than 1 mile from the rental property.) You should never park your trailer in the driveway. You will receive a citation ($75) every day that your trailer is present in the driveway (it has happened a few times in the past.) Any violation fines during your stay will be deducted from your security funds.

8. Smoking: Absolutely no smoking permitted in the house, on the decks, balconies, and the boathouse floor.

9. Pets: No pets or visiting pets allowed.

10. Boat Slips: Please do not use the boat slips if you bring boats with you; that slips are for private use only. You should park your boats in the backyard and tie them to the bulkhead. Two boats max.

11. Balconies, Decks: Use the balconies and decks at your own risk. Children must always be supervised when using the decks and balconies.

12. Accessing the Water: Access the water from the bulkhead and decks at your own risk. Children must always be supervised when playing in these areas. The average water level is 5 feet deep.

13. Club House Swimming Pools: Renters and their guests agree to abide by all clubhouse rules and regulations.

14. Gas Grill: A gas grill is provided for your convenience. Renters are responsible for filling the propane tank if it is empty, and cleaning the gas grill after it is used. The grill should always be in the cabana area (behind the third car garage) and never be on the decks or patios.

15. Noise: The Rental Property is located in a quiet residential neighborhood with many retirees. Loud noise and music outside the house should be stopped by 10:00 PM out of respect for our neighbors. Please respect the neighbor to the right, they are elderly and permanent residents there. Bring all the loud noise inside.

16. Locked Closets and Kitchen Cabinets: There are some locked closets/kitchen cabinets for the owner’s personal items. Please respect these areas as they are not intended for the renter’s use. The master bedroom closet and pantry are locked.

17. Toilets: Please do not dispose of any tampers or sanitary napkins in the toilets; please throw in the trash cans. Please do not flush anything other than toilet paper. Failure to abide by this rule will result in the retention of your security deposit.

18. Trash: Trash pickup is Monday and Friday. Please bag all your trash and put it out for curbside pickup. Any excessive amount of trash left inside and/or outside of the house at the time of departure will affect the security deposit.

19. Renter’s Personal Items: The owner is not responsible or liable for personal items that are left behind, lost, or stolen. However, if Renter leaves an item behind after checking out and wishes to have it returned, Renter shall call the Owner as soon as possible. If the item is found, the Owner will arrange for shipment and will inform Renter of the shipping cost; upon Renter’s approval, the Owner will deduct the shipping cost from the deposit.

20. Safety: Renter acknowledges and agrees that they are responsible for the safety of themselves, their guests, and their children with respect to the deck, boathouse, bulkhead, dock areas, and the premises. Renter acknowledges and agrees to hold harmless from any injuries to them or their guests.

21. Security/Damage Deposit: A security/damage deposit is required and must be paid in accordance with the Payment Schedule. The deposit is refundable provided that all of the following provisions are met:

* No violations of the maximum occupancy provision, ONLY registered guests/visitors are allowed at this property at any time during your stay;
* No damage to the Premises, its contents, or its grounds;
* No stains, scratches, handprints on walls;
* No stains on bath towels and any linens;
* All debris, rubbish, and discards are bagged and placed in the large trash cans in the garage. Place these trash cans on the curbside for pickup (Monday and Friday ONLY);
* All soiled dishes and kitchenware are washed and cleaned, and put them back where found;
* All doors and windows are shut and locked upon check-out;
* An extraordinary amount of cleaning is not required;
* No violations of the no smoking and pet provision;
* No citations of parking boat trailers on the driveway ($75 per day of violation);
* There are no other costs incurred by Owner due to Renters’ and their Guests’ negligence; and;
* No other provisions of this Rental Agreement are violated.

Violation(s) of any of the provisions of this Rental Agreement may result in partial or full forfeiture of the deposit. The owner shall return the balance of the Deposit, less any charges, if any, to Primary Renter within fourteen (14) days after the termination of this Rental Agreement.

22. Hold Harmless and Indemnity: Owner of Rental Property shall not be liable for any damages and/or injury to Renters and their guests, or their personal property due to Renters’ acts, actions or neglect. Renters agree to hold Owner harmless against any claim for damage and/or injury due to Renters’ act or neglect, or their guest's act or neglect. The owner attempts to properly maintain the Vacation Rental Property. The Renter agrees to immediately notify the owner of any maintenance problem so that the situation can be remedied as soon as possible. The owner is not responsible for any inconveniences that may occur for which he has no control. This includes, but is not limited to power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failures. No refunds will be given for occurrences beyond the owner’s control.

23. Renters Are Responsible for the Following Upon Check-Out:
NOTE: The cleaning team does not clean the areas outside the house, and the inside of the kitchen oven.

* Make sure Patios, Balconies, Decks, Cabana, and Exterior Premises are clean of garbage, glass, etc.;
*Put all outside furniture back where you found it and not strayed throughout the patio/yard;
*Clean the outdoor gas grill, and the kitchen oven, if used;
* Collect all your trash from every room, especially from the small trash cans. Bag all your trash and put it out for curbside pickup (Friday and Monday ONLY), or put it in the large trash can in the garage if your departure is on the other days;
* Put all used bath towels in the provided baskets in bedrooms or bring to the laundry room;
* Wash and clean used dishes, cups, glasses, dinnerware, kitchenware, etc., and put them back where you found them;
* Put all items back where they were found including all sofas and chairs (maids won’t put them back);
* Empty and dispose of used foods and contents from the refrigerator; However, it’s OK if you wish to leave unused foods for the maids;
* Close and lock all doors and windows;
