Stay in this approximately 300 sq. ft. en suite Mid-Century furnished room in a 4,000 sq. ft. 1961 custom built home during your stay. Located within the City of Palm Springs in the Little Tuscany/Chino Canyon neighborhood, the home is perched above Palm Springs with sweeping views of the surrounding mountains, the tram, the windmills and the valley floor. The home is 1.5 miles from the shops on Palm Canyon Drive in Palm Springs and convenient to many of the area attractions. It is a great retreat. An evening walk around the neighborhood or just standing on the property offers wondrous views of the stars and the city lights. In February 2017 two homes up the hill from The Perch were on the Modernism Week tour and published in Palm Springs Life Magazine.

The City of Palm Springs charges an 11.5% Palm Springs Transient Occupancy Tax (PSMC 3.24.030). AirBnB as yet has to include this feature as an automatic billing in Palm Springs as they do in other cities. You will be billed separately through the AirBnB Resolution Center. Taxes must be paid before check in. Per PSMC 3.24.030, said tax constitutes a debt owed by the transient to the city which is extinguished only by payment to the operator.
RULES & REGULATIONS AGREEMENT
Upon arrival ALL gusts will be required to sign the City of Palm Springs Rules and Regulations form. This is a new law in the City of Palm Springs (PSMC 5.25.070). Noncompliance with signing the form equates to denial of your entry to the room with NO REFUND and/or a minimum of a $700 charge against your security deposit. The City form basically states you have read the good neighbor policy which is on the City's web site and can be fined for not complying. It mostly relates to noise as vacation rentals are in residential neighborhoods. Please visit the City's web site for more information. All vacation rentals in Palm Springs must comply whether they list it on the AirBnB posting or not.
Unless a prearranged agreement is made, please vacate the property by 11 AM on your last day. Please let us know when you check out.
Please do not bring additional guests onto this property unless previously approved.
The security deposit is refundable by AirBnB if upon departure the home is in a clean rentable condition, there are no violations of local and other laws, the house rules were abided by, and all taxes and fees have been paid. Guests are expected to wash all dishes used and put them away, take trash to the outside bins, put anything back they used and leave the home the way you found it. The standard cleaning fee takes care of the laundering of all the bed linens, towels, wiping down and dusting of all surfaces, bathroom cleaning, and cleaning floors and windows.
The owner may withhold all or part of the deposit if any of the house rules are broken. Cause for withholding deposit funds include, but are not limited to, the following:
**Damage to the premises or contents
**Missing items requiring repair or replacement
**Excessive cleaning required
**Lingering smell of tobacco smoke, incense, etc.
**Staining of linens
**Charges for mailing personal items left behind
**Evidence of more persons using the property than were authorized
**Evidence of persons other than the RENTER checking in
**Evidence of a pet or animal that wasn't authorized
**Unauthorized late check out
**Violation of law
**Failure of ALL guests to sign the City's Statement of Rules & Regulations
You are using this house, facilities, pool and hot tub at your own risk. There is no lifeguard and no barrier between the pool and house. Please monitor your children at all times. By renting this property you are fully responsible for occurrences or accidents that happen to yourself or anyone with you and hold the owner and any agents harmless. Loss of any personal property is the responsibility of the AirBnB renter and not the the owner of the property or its agents. Act accordingly.
RENTER recognizes and acknowledges that there are certain risks of physical injury to RENTER and or their guests which may occur on the premises, including but not limited to injuries associated with the use of the land and pool. RENTER agrees to assume the full risk of any such injuries, damages or loss, regardless of severity, which RENTER, RENTER’s child/ward, and/or RENTER’s guest, may sustain as a result of participating in any activities connected or associated with any such use of the facility. RENTER waives and relinquishes all claims RENTER or RENTER’s child/ward or guest may have against The Perch, agents, servants and employees as a result of personal injury suffered while on The Perch’s premises. RENTER hereby fully releases and discharges Dennis Woods and others from any and all claims from injuries, damage or loss which RENTER or RENTER’s child/ward or guest may have or which may accrue to RENTER, Renter’s child/ward or guest on account of RENTER’s utilization or the utilization of RENTER’s child/ward or guest in any of the The Perch’s facilities. RENTER further agree to indemnify and hold harmless and defend the The Perch and its owners from any and all claims resulting from injuries, damages and losses sustained by RENTER or by RENTER’s child/ward or guest, and arising out, connected with, or in any way associated with The Perch and its facilities.

**If you want to have a party or guests, please contact the host prior to planning the party as restrictions and fees apply. City Ordinance limits the number of people.
**If anything breaks please notify Owner so it can be repaired or replaced
**The city of Palm Springs does not allow any outdoor amplification of music or music that is amplified indoors and spreads outdoors. This home is located in a quiet neighborhood, so please be respectful of our neighbors.
**Neither the grill or firepit are available to guests.
**Please note there is no barrier between the pool and the house, so children will need to be closely monitored.
**Use of the spa must be paid for and instructions provided to Renter before use.
**Do not adjust temperature control on pool heater or dials on pool pumps.
Kitchen privileges are not allowed. An in room mini-refrigerator can be rented. Please make arrangements with the hosts. Longer term guests can make arrangements with the hosts for use of the kitchen.
**You are using this house, grounds, pool and hot tub at your own risk. Please monitor children at all times. By renting this property Renters are fully responsible for occurrences or accidents that happen to yourself or anyone with you. Act accordingly.
**Do not place wet items on wood furniture or fixtures
**Do not pour toxic liquids on plants (Alcohol, cleaning supplies, suntan lotion, oils, etc.)
