Spacious waterfront home, full kitchen, open air plan/cathedral ceilings; loft king master suite, front and back porches. Front porch and kitchen /lr have sunset waterfront view and gas grill, while shady back porch has a nice breeze, perfect for reading. Palm trees, banana trees. Village water, palatable, with a hot/cold water cooler (first water bottle is complimentary). House is earthy, not the Ritz, but is unique and charming. Owner keeps antiques and personal items throughout house.
Upper floor loft has a king size bed, TV with cable, internet, private bath. Main floor has two bedrooms, one bath, open kitchen and living room, wifi. Two lower bedrooms have private entrances opening onto breezy back porch.
Kitchen has granite counters, gas stove, full size fridge, microwave, dishes, pans, silverware, cappuccino and coffee maker. Water cooler provides instant purified hot and cold water. All linens provided. note: Due to theft and damage, many of the kitchen items are in a state of flux. We try and keep the kitchen stocked, and sadly, we will now be charging guests for damage or missing items.
Suitable for guests who enjoy diving and snorkeling, fishing, ocean kayaking, bicycling, grilling, reading and nature. Bikes included when available, bring your own snorkeling and fishing gear. Ecotourism or tours of Mayan ruins just a short water taxi ride away.
This quiet, laid back tropical paradise island has white sand roads and no vehicles, just golf carts (other than a couple of island work vehicles). Being less than five miles long and mostly only a half a mile wide, everything there is within walking distance. The water is beautiful, the people are friendly. We are right next door to Belize Diving Services, which we highly recommend.

Incredible snorkeling and diving, swimming and fishing. Great place to just sitting on the dock and read a book, pray, meditate or do yoga. Our dock is famous for its sunset views and for viewing marine life such as batfish, cowfish, seahorses, skates and rays, etc.

Belize - though a lovely country - is not America or Europe; it is a developing country, and as such, there are many things we do not have control over. Nature and weather, inconvenient construction, noise, lack of services, crime, etc. Caye Caulker is a tiny island off the coast of Belize. Please, understand that if you are looking for all the comforts and luxuries you find in America, then you may want to stay in a resort on San Pedro or at the Iguana Reef. Do your research. We try to keep our prices affordable and prefer to give our guests a more native experience, so we do not have air conditioning in this unit, and though normally quiet, it is not sound proof, and there is construction all over this tiny island all the time. We do not issue refunds, and especially for things we have no control over, like weather, noise, bugs and other nature, etc. NO REFUNDS - we will not be bullied by guests threatening us with bad ratings (a growing trend in this industry) because there is construction on the island, or bad weather, or sand fleas, allergic reactions, bad food, petty crime, or they have bad experiences. Lock the doors, make sure no one follows you home, do not allow anyone in the house that is not a registered guest. Do not flash your wealth - smart phones, fancy cameras and electronics attract thieves and druggies. Take the same precautions and use the same wisdom as you would use in Jamaica or the British Virgin Islands. Like any Caribbean Island, Caye Caulker has its downfalls - and petty crime, extreme heat, bugs, lack of amenities, loud music, bad food occasionally and construction noise are all a part of this island life.
We want you to enjoy your visit, and we will do everything within reason to assure that your stay at Leeside is comfortable. This is our retreat home, and we are, of course, careful about who we let stay there. Guests are not permitted to bring any other unregistered guests or locals into the home, and must be respectful of the marine sanctuary in progress off our dock. Like all of Belize, toilet paper goes in the wastebasket NOT the toilet, and we ask that you use water and electricity sparingly. Although Leeside is charming and unique, this is not a 'luxury hotel', and Belize is not the United States, so be prepared for some differences and cultural change. Please be mindful this is the tropics, and the Caribbean. Although the climate is wonderful and the people are primarily English speaking and friendly, there is petty crime, bugs, heat and noise, garbage dumped illegally, power outages and other things we have no control over. Please be sure to lock the doors and hide valuables; see that no one follows you home. Our guests are important to us, but we cannot control everything, and guests are advised to use wisdom. Enjoy diving and swimming and meeting locals, but be wise in your associations, as there are a number of predators here as there is everywhere you travel. Most crime is opportunistic, so do not leave bikes and kayaks unsupervised - or shoes. Thank you! We hope you enjoy your stay! :)
