Rental Rules

1. Smoking is NOT allowed OR smoking is allowed ONLY OUTSIDE the unit.

2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

4. Keep the property and all furnishings in good order. For any damages incurred during your stay, you are responsible to pay for any repair or replacement of any item, fixtures, appliances, furnitures and appurtenances in the unit.

5. Only use appliances for their intended uses.

6. Pets are NOT allowed. OR PETS are permitted only with prior approval and the Pet Addendum must be completed.

7. Parking:
Parking is available by renting it from the hotel. It is not included in the rental rate. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. There are pool towels available in the swimming pool area.

9. Water and Septic: The property is on the city and septic systems. The city and septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages.

Rental Agreement

This Short Term Rental Agreement (the “Agreement”) is made by and between _______________________ (“Homeowner”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..

8. Rental Rate and Fees

Communication was good and the location was near where we needed. The view was amazing and it was one of the few apartments in the complex that had a balcony, which is an added bonus. The Wifi was not that great so check in advance if you need to use it for work. There is a business center in the building you can use, but we didn't get to try it. Also please note that Ortigas has insane traffic in the mornings!

Great central place with our needs met. Condo is stylish and spacious, and good for downtime with pool and gym. Fireworks on NYE were all around to see! Thanks for being a great first stay in Manila!

I live in the same area and needed a place to accommodate my siblings who were on holiday for Christmas. Charlie and Glenda's place is very accessible to restaurants and shops in the area with just a good 5-10 minute walk. What we liked most about this place was it's well equipped kitchen that allowed us to prepare a Christmas eve dinner for the family. The place was spacious enough to easily accommodate 6 people and the photos are very accurate. I would highly recommend this place for anyone wanting to stay within Ortigas Central Business District.

This apartment was a wonderful location for our 15 day family getaway. It has so much space and such wonderful views of Manila. My family and I also felt very safe, as security and the lobby staff were very observant of who was entering the building (almost to a fault, as my daughter had a little bit of trouble coming up after a late night out on the town with her cousins). It is also about a 15 minute cab ride during traffic from shangri la and sm megamall. Charlie, Glenda, and our contact Maryann were all very responsive, hospitable, and accommodating. We were greeted with water in the fridge and a fruit basket on our first day! You shouldn't have any trouble getting in touch before or during your trip. Only negatives I can think of are the apartment needs to be dusted and the building itself has some power issues. My daughter and niece couldn't use the top bunk of the bed because of how dusty the ceiling was. And an hour before our check in there was about a 4 hour scheduled building power outage for maintenance purposes, and then a 2 hour surprise blackout that same evening. After that day there was no issue, however I would recommend making sure to check in with Charlie and Glenda to see if that maintenance is happening during your trip as the elevators won't be in use.

Charlie and Maryann were great. The place was very cozy and clean. The staff were also all amazing. I would definitely rent from them again in the future.

The listing description was very accurate. The property is large and spacious and well maintained. Charlie and the property caretaker, Mary Ann, went out of their way to make our stay both enjoyable and comfortable! The view from the property is spectacular and the property amenities ... pool, fitness center, spa, restaurant ... were all as advertised! The only weak spot in the unit was the kitchen, which was a bit cramped and poorly lit. This is fine if you have a cook or eat most of your meals out. However, if you enjoy cooking (like we do) and want to save on the food budget you might be disappointed. We had a few minor glitches (which is to be expected with nearly a one month stay!) but all of them were addressed promptly and with a great attitude on the part of Charlie, Mary Ann and the maintenance personnel! Overall, we had a great stay and would rent the unit again in the future!

Our experience at Astoria was fabulous. We arrived at the condo to find fruit and water for us as well as little things like shampoo and conditioner. The smallest things made our stay memorable and attention to detail was fantastic. Glenda was so helpful to myself and 5 teenage ballerinas. The condo was fantastic as was the maid who helped us with breakfast each day and any other needs we had. Glenda also assisted us with a driver each day. We loved our experience in Manila and would definitely stay here again if we come back. Thank you for everything Glenda you were so helpful and generous.
