Surround yourself with stunning mountain views and luxury in this beautiful Araby Commons spacious home (3500sf). Inside you are greeted by a soaring entry that gives way to the formal dining room and great room. The great room incorporates the living room, dining area, and an amazing kitchen, into one perfect space. Vaulted ceilings, a gas fireplace, media wall with custom built-ins, it’s all here. The kitchen is a chef's dream with its massive island, expansive granite counter, top notch appliances and a plethora of storage options.

The living room and extended seating area has french doors and picture windows inviting you to enjoy the pool and views. The large back yard is a show stopper with mature palms surrounding the pool, arching fountain jets and a spill-over spa. While the patio overhang across the back of the home creates shaded "rooms" for dining and seating. There is an outdoor kitchen with built in gas grill, as well as an oversized fire pit - perfect for enjoying evenings under the stars.

When you retire for the night choose either the amazing master suite that has back yard access, seating area, and a spa like bath. Or any of the three other bedrooms, set in different parts of the house, with en suite baths. (3 King /1 Queen each with its own TV)

- Holiday and special event rates may be higher.
- City Tax 11.5% not included in pricing and shall be paid separately with rental contract or by issuing an AirBnb Alteration Request after confirmation.
- Max occupancy is 8 (strictly enforced, per city ordinance).
- Higher minimum nightly stay of 4-5 nights may apply during holidays and prime season months (February - April).
- Rental contract required, per City Law (no exceptions)
- All guests must sign Palm Springs Rental Regulations Form, per City Law.
- No renters under 25 years of age, per City Law (no exceptions)
- No smoking indoors, no parties!
- Pets are allowed only if approved in advance of booking and pet fee is paid ($100.00 per pet).
- Early check-in or late check-out may be available with an extra fee ($200.00).
- Pool heating optional with an extra fee - $60.00 per day, $300.00 per week. Pools are heated to a Max of 86 degrees (80-86 is normal)
- Actual utilities paid for reservations 28 days or longer.

Important Vacation Rental Regulations in Palm Springs -

MUSIC ‐ All music is prohibited outside at a Vacation Rental property at all times of the day.

POOL ‐ Being in the pool is fun. Please keep voices and pool activities to a reasonable level as to not impact neighbors when occupying the Vacation Rental.

CONDUCT ‐ Creating any unlawful disturbance, engaging in disorderly conduct at the Vacation Rental property is prohibited.

NIGHT TIME ‐ At your discretion please consider moving indoors after 10pm to help preserve the quiet neighborhoods. If you choose to be outside, please be considerate of the neighbors and use indoor voices and do not exceed the established allowed levels. Our neighborhoods are very quiet at night. The City may issue a citation if the noise level is recorded above allowed levels.

OCCUPANCY ‐ Please abide by the occupancy limits set in your reservation.

PARKING ‐ Please utilize driveway and/or garage when parking your vehicle(s) before using street parking. There is a limitation on parking. Only one (1) vehicle per bedroom is allowed at any given time.

HOUSEKEEPING/MAINTENANCE - Guest agrees to notify Oasis Rentals upon check-in or within 24 hours of any housekeeping complaint or property maintenance issue, including pool heating. Failure to do so precludes any courtesy consideration. RATE ADJUSTMENT/ COMPENSATION WILL ONLY BE CONSIDERED IF REPORTED ISSUE IS NOT FIXED WITHIN 24 HOURS.

POOL AND HOUSE SAFETY : Guest is exclusivley responsible for pool safety for you, your children and invitees. Guest acknowledges that the safety of yourself, your guests, children or pets depends on you. Pools, spas, fire pits and BBQ's are serious safety risks and hazards - including injury or death - if not used with attentive care and caution. By booking this home on AIRBNB you are fully aware of and assume the risk for yourself, your party and for any guests or invitees during your lease. We are not responsible for accidents. YOU AGREE TO INDEMNIFY AND HOLD HARMLESS FROM ANY AND ALL LIABILITY (ACTIVE OR PASSIVE) OASIS RENTALS, ITS OWNERS, MANAGEMENT OR EMPLOYEES, AND PROPERTY OWNER, FROM ANY HARM OR INJURY CAUSED BY USING THE POOL AND/OR SPA EQUIPMENT - OR ANY OTHER PART OF THE PROPERTY.

Oasis Rentals, at its sole discretion, may terminate this contract at any time and vacate a Tenant/Guest from property with no refund if Tenant/Guest violates any of the material terms listed above or if police or City enforcement has been dispatched to the property due to unruly behavior at the property or if Oasis Rentals, at its sole discretion, has grounds to believe that tenant may cause damage to property, or conduct illegal activity on property.

This house is fabulous, from the spacious interior to the resort like yard. We love staying here and you will too! As nice as the pictures are, they simply don't do this place the justice it deserves. You will love your stay!

This is a wonderful house for 4 golfing couples. We had a wonderful 8 day stay playing golf ever day and we will be back!!

From start to finish a wonderful time! We didn't want for a thing, except more time stay. The kitchen had everything you could possibly need to prepare a meal. The house was comfortable and fit our needs perfectly. I loved how quiet and peaceful the area was, but we were close to all the places we wanted to visit. The pecan pie left for our holiday meal was a nice touch! Thank you for having us!

The house was incredible and even more spacious and elegant than the listing already shows! Claudia the property manager was very responsive and a joy to interact with. All four bedrooms were comfortable and impeccable. Really an amazing place for our 8-person vacation. Very private and luxurious. I would absolutely stay here again.

Germain's Araby Retreat was a beautiful home that my friends and I enjoyed for my 33rd birthday party. Claudia met us on-time to check us in and she was a delight. Prior to booking the home, I completely disclosed to Michael (the host) that I was having a birthday party at the house with 15 guests. Everything was arranged accordingly and I was fully aware we were not to have outdoor music. We placed the music inside the house and played it at a very respectful level. Michael came to the house on Saturday afternoon alleging someone called the city on us. He came in armed and ready to make attacks at us. He was completely inappropriate and disrespectful and 100% out of line for a property manager. He even went as far as saying we could not turn music on INSIDE the house!!! I understand Palm Springs rule but these were just way out of line. Bottom line is the house is amazing but may not be worth having to deal with an out of line management company. I've been renting on Air BnB for quite some time and have never in any of my rentals been exposed to what we had to deal with. Thankfully, my friends and I are very understanding and we didn't let it ruin our BBQ.

Jarett, Chris is not the property manager he is the Operations Manager and only comes to the house when he receives a noise complaint from the city and has to come to the house to address it. We had both a phone and email conversation with you regarding the BBQ you wanted to have at the house. When he comes to the house it is past the point of warning. When he arrived you were in fact playing music outside, which you moved inside while he was there. It was at this time that he informed you that if he came back that he may have to ask you to leave. fortunately when the security patrol drove by shortly after he left the music had been moved inside so there was no need for them to come to the front door. There were also no further issues for the remainder of your stay, and so he did not have to return. We value the neighbors and community and must follow the law which protects them. This is the email Chris send to you on April 22nd, prior to your arrival so that you understood the terms of having your BBQ. Hi Jarett, The conversation was actually with me, Christopher. Sorry we are in the midst of our second busiest weekend of the year due to Coachella Music Festival so it's been a bit crazy here. As discussed with you on the phone the additional day guests are fine, with a full understanding and adherence to the following: Day guests will not exceed 15 additional guests above the 8 sleeping at the house. Should this occur then the standard terms of contract would apply. The maximum overnight or after 10pm guests permitted is 8 guests. This is a Palm Springs occupancy law, not something that we have set, and therefore must be adhered to. Music is not permitted at any time outside. This is 24 hours a day, 7 days a week, 365 days a year. This is a Palm Springs City law, not a restriction we have put in place. If you are playing music indoors it cannot be audible at the property line, or by the neighbors as this would be classified as "outside" music. At all times, voices and conversation will be respectful of the neighbors and community, and no shouting etc will be permitted. After 10pm everything will be brought inside, and/or to a respectful and non audible to the neighbors level. Guests coming to the property will be respectful when parking of Neighbors and community. They will also not block driveways, walkways or Neighbors homes. Should a noise complaint be filed and a city officer is dispatched then you will be responsible for any and all fines assessed by the city of Palm Springs. As mentioned to you in the phone, we want you to enjoy your stay and experience with us, but are governed by strict local laws. It will be your responsibility to assure that no noise violations occur. Should this occur the. Standard terms of rental contract would apply. The "FINE PRINT" - All vacation rentals in Palm Springs and surrounding cities must follow very strict local vacation rental ordinances (laws) to remain in business, including strict occupancy limits (2 persons per bedroom), collection of separate local occupancy taxes (9% - 13%), party free homes, good neighbor policies, no outdoor music permitted at vacation rentals, renters must be over the age of 25 to book, and an actual rental contract must be signed with an ID provided for the responsible renter.

We understand that this may add a few extra steps to the speedy AirBnB booking process. We do hope that our ever present sunshine, amazing homes and pools, and stunning mountain views would make up for the extra steps. Please keep in mind that we don't make the local laws, we just follow them!!!

Oasis Rentals is a small intimate host team and we enjoy what we do and we hope it shows! We only take houses we love so we know you are going to love our homes as much as we do!
