Olives in the grass is a modern designed house- entering you feel the tranquillity. Views over pasture, dunes, the seabreeze, and the amazing sunsets add to the feeling of peacefulness you experience staying here. Set on 2,5 acres. small paddock.
Olives in the grass is built according to Fung shui principles, which translates in an amazingly peaceful feeling. The kitchen is modern and has all features needed, including oven, microwave, gas stove, dishwasher etc.
The living room is divided in open plan sections, ideal for reading, dining or enjoying a movie (TV and DVD player)
The master bedroom has a queen bed and en-suite, bedroom 2 has a queen bed, and the third bedroom has 2 bunkbeds, and sleeps 4. **
The bathrooms are modern and luxurious.
The house is heated by split system heating, and cooled by the indoor garden with pond, and through the smart design of the house.
The barbecue area is shielded against the coastal breeze.
In the garage you can store your fishing gear, or park the boat safely. (by request)
Or use it for surfboards and wetsuits, use the (childrens-) bikes to ride the trails to beach and river, the paddock for your horse or pony, or the extensive lawn to play.
Just watch the olives grow. Look at the sunsets. Listen to the birds and look at the cows come home from the terrace while you are reading a book.
Guests have access to the whole house for their sole use,( three bedrooms, two bathrooms, kitchen and laundry, bar some locked cupboards for the use of the owner or the cleaner), the garage and the large garden including a paddock for horses, if agreed upon.
The large shed and the spa room is not for guest use, unless discussed and approved in advance.
Sadly our house is not available for party groups, as Bass coast council has a no party policy and we can loose our license if signs of a party are apparent.
For this reason we have had to decide after some disappointing experiences in the past- to not accept large groups of adults. Please do not apply if you plan to give a a party and invite an amount of guests over the amount allowed in the T's and C's.

We do now allow dogs- provided they do not chew, and you are in control of them- please don't let them chase the cows or our dairy neighbour (they are working hard enough), and realise that our stockfencing doesn't keep dogs in.
We have a paddock available for a horse or pony- and are close to riding trail and pony club.
Linen is not included as most people are happy to bring it themselves. But would you love your beds made, let us know- for an extra charge this is no problem!
As we are in the country- there are bugs and spiders around. And our spiders sometimes seem like they are on speed! They can build webs within a day. We are sorry about that- but don't like to use too much poison, as it also poisons your living environment.
Olives in the grass is perfect for a family outing, but not for larger events or parties.
* Guests may enter the property on or after 3pm on their day of arrival, Guests must vacate by 10am on the day of departure.
*We cannot allow smoking inside, and outside we expect you to clean up cigarette butts.
*please put all organic waste in the compost bins.
*Please do not drive on the grass. As this is a wet area, it is easily ruined and you can get easily bogged. Stay on the concrete.
* No external fires are to be lit. Olives in the grass is situated in an open setting. There must be no external fires lit, bond will be forfeited if external fires are lit to clean and remove .
* The number of occupants sleeping at the property must not exceed the number of guests stated above and on the booking form. Of course you may invite guests to visit the property, but to protect the property, the number of your day guests is limited to the lesser of: the number of occupants specified above and on the booking sheet or to the number which when added to the number of occupants specified above equals 8. You may not hold any function/party to which you invite other guests, unless discussed and approved in advance. The intention behind this is that the property is a place primarily for the enjoyment of the guests staying rather than for functions. In any case, socializing must not unreasonably interfere with neighbors and at very least cease no later than midnight. For those wishing to ignore the above the caretakers live nearby and will be advised of any unruly behaviour. ignoring this rule will lead to loss of bond, and further repercussions if needed.
*At the end of your stay, holiday guests are required to clean the property, return furniture to its original position, close all windows and lock all external doors and turn heating off. Specifically dishes must be cleaned and put away, fridge cleaned, rubbish removed from all rooms, rubbish removed from the grounds of the property and the BBQ cleaned if used. You are not expected to clean the Bathrooms, toilets or floors. All cigarette butts are to be placed in bags and are not to be left on the grounds.
*When linen is not hired, you must provide your own. Using our doonas and pillows without cover is not allowed.
* There are various children’s toys, games and equipment supplied at no charge. These are to be returned clean, in their original position and to be used under adult supervision. No responsibility lies with the letting agent for the use of these items. Any items removed from the property will be deducted from the bond.
*Our area of Dalyston has no garbage pick up, so we ask guests to take their bags away from the property, and put them in bins elsewhere. If this is a big problem this can be discussed, and pick up can sometimes be arranged- but not if bags contain diapers.
*Cats are not able to come, due to the nature of our fencing and our neighbors (and other guests allergies). Dogs are welcome- if discussed beforehand, and need to be always under control of owner- and specifically not scare or interfere with the dairy cattle of our neighbour dairy farmer. We have stockfences- Dogs going through them are not our responsibility.
You can however bring your Horse or Pony, if you accept a treed and bushy paddock, with water. The paddock is well fenced, but has no electric fencing. Use of the paddock is entirely at your own risk.
Failure to abide by our terms and conditions, may lead to a claim on your bond money. Specifically in the case of; Parties, smoking inside, suspicion of entry to large black shed or outside switchboard, or spa use, this will lead to loosing of bond money.
