Perfect for two people but it’s available for fours person too. It is composed by a large bedroom with a queen size bed or two single beds and bathroom with shower, hot water, hairdrier; there is a living room with little balcony, a full equipped kitchen and a comfortable sofa-bed (dim 140 * 180 cm) for relaxing, watching tv, read a book or sleep.
You can be free to prepare by yourself your favorites meals or to try some italian recipe in a full equipped kitchen with microwave, kettle, toaster, refrigerator, dishwasher and what else you may need for cooking; there is a washing machine and a small balcony for drying clothes. The living room has a table to eat and a seating area with a sofa bed for relaxing or watching tv during the day or sleep at night. In the bedroom there is a queen size bed or two single beds with a large closet and a small desk for your computer. The bathroom includes a shower cabin. ). The apartment is very bright and clean. I’m very bound in ecology: I do recycling and I use the electricity and water responsibility so I’d like if you can use the same rules! Please, don’t dirty walls of the apartment! They are white!
In the winter heating works four/seven hours a day:
- 15 october/february - the heating times are: 6.00 -8,00am and 18,00-23pm; on March only 4 hours (19,00-23,00pm); on April and September there isn’t heating.

We meet guests on their arrival for to show them the house, leave the keys and give information to turn to Rome. We are always available for any issue and happy to give you some advice and suggestion to enjoy the city. We will remain, however, available by phone/sms/email for any request.

If you want rent my apartment, you’ll have to sign a lease for tourist use (I can send it with email in English language).
I will make copies of passport/VISA/ID /identity documents and I have to fill out a form to be delivered to the police by law. Before coming to Rome, you must send a copy/foto of your identity documents (or passport/ tourist visa) for the lease for tourist use.
Maybe you’ll need to make the tax code request (I send application form for tax code with email – in English language). Don’t worry, I'll help you anyway.
Please note: the municipality of Rome are introduce THE CITY TAX. The Administrative Order number 44 of the 24th of July 2014. This will be a fixed stay contribution for all the Tourists in the city of Rome. The tax city amount to 3,5 euro/day/person. This tax are going to the municipality of Rome. You will receive regular receipt. This receipt you can disclose at all other tourist services (buses, sightseeing, without pay it again). We are compelled to ask this tax directly at the moment of your check-in, without any possibility of exception.
Please note that in the flat rates this tax is not included.

Occorre avere rispetto per i vicini sopratutto durante le ore notturne (22:00pm-7:00am) perchè l'appartamento è in un condominio.
Non è possibile fare feste/party.
Occorre usare acqua e luce responsabilmente; chiudere le finestre quando si esce.
Le pareti dell'appartamento sono bianche per cui occorre fare attenzione a non sporcarle.
Si deve pagare la tassa di soggiorno al momento del check-in.
Dovrai firmare un contratto ad uso turistico ai sensi dell'art. 1, par. 2, lett. C della Legge quattrotreuno del unonovenoveotto. Dovrai richiedere il codice fiscale se non sei italiano.
Farò una copia dei documenti di identità/passaporti degli ospiti.
Al momento del check-out l'appartamento deve essere lasciato pulito e ordinato, buttare la spazzatura e portare via il cibo dal frigorifero.

•Do not smoke in the apartment;
•You need to have a civil and respectful behavior towards the neighbour;
•You should not disturb the neighbour, especially during the afternoon and at night (22: 00-7: 30 h). The volume of the TV and other electronic devices must be kept low and the noises should be avoided;
•No parties allowed in the flat;
•To use water and electricity responsibly
•Pets are not allowed

•The rent includes the final cleaning, however, at the time of check-out, the apartment is left very clean and very tidy (IT’S REQUIRES AT LEAST A VERY GOOD LEVEL OF CLEANLINESS), the dishes washed, the fridge emptied, garbage included in the bins, sheets, tablecloths, towels near wash-machine, folded blankets on the bed; you must leave bathroom and kitchen clean and tidy

•The Tenant is required to implement any useful behavior to prevent the entry of thieves inside the apartment. Each time the conductors go out from apartment is therefore required - having the responsibility to do so - to make sure that doors, windows, roller shutters are closed and guarded with care the keys.
•Penalty for losing the entrance door key is € 30,00 (euros)
•Any personal effect, documents, valuable security of the conductor and other persons staying in the apartment that are left inside the property are left at your own risk, as there is no liability for lessors deterioration, loss or theft. The Tenant expressly exempts the Lessor from all liability. No compensation will be due in the event that the holder and other persons housed decide to leave the property prematurely as a result of theft.

Sono un architetto che adora viaggiare sia da sola che in compagnia di amici! Quando sono all'estero mi piace visitare luoghi non turistici per vedere come vive e cosa mangia la gente del posto. Sto bene da sola, ma non sono una solitaria. Cerco gli altri per scelta, non per timore della solitudine.... e scelgo con chi stare, perché sono fatta per stare con pochi.
